I have been to florida several times and have yet to see a gator and i want to see one, im from Detroit Mi. Also we dont see bears unless your in rural areas 😂. And i never seen a bear either.

They will not have a pool, but lots are large enough to add your own private pool or jacuzzi

Born and raised in Palm Bay, FL. Place has gone to hell in a hand basket. These new communties popping up look beautiful but I can tell with a fact that the rest of PALM BAY isn't desirable! PalmBay nickname is "the arm pit of Brevard County! Try Suntree or even Northern Melbourne.
Unfortunately lots of people are priced out of those areas. Palm Bay gives people a chance to claim a piece of FL within a reasonable budget.
My family and I are still a few years away from relocating but I will definitely reach out when it’s time. Thanks for the great content!

Born and raised in Fort Lauderdale but now live in Northern California. Looking to relocate back in a few years with my California wife and kids. Vero is definitely on our list! Turkey Creek Wooden Railroad Tressel. Back in the early 30s, a group of criminals were traveling North with a posse on their tail. An ambush was setup at the Tressel and when the party went to cross it, they were all shot dead by law enforcement.

On the extreme SW corner of PB is the Compound. It was a failed real-estate venture from way back in to the 50s. It is low land. Stay away from this area.
I used to go out here all the time! People have definitely found a way to ruin it…
My family moved from Jersey to Palm Bay in the summer of 69. We lived on Tropicana. I was 10. A decent wage is hard to find. Before you buy property, look up the address on the PB Public map. A great online resource many locals know of. After that, look it up on the FEMA flood map. The flood zone runs diagonally through PB. Not a big issue, but you will pay more to insure your house if you are in it. Learn about the Florida Ridge.

The water looks so flat and clean. Where is that spot? Intercostal? My biggest problem on the east coast is limited inlets. Inlets flush out the muddy water. I need to be near an inlet!

@livingthefloridaeastcoast property taxes for a 300k dwelling are like $10 a day! $4.35 here in AZ. The cost of living in paradise. Stuart was home to my Gram and Gramps back in the 70s. The fishing. The sea turtle rescue. The Manatees. The beach. It was all very enchanting to a 15 year old boy. Thanks.

We looked there. If flood zone is a concern, from what I understand at least some of these homes are in flood zones.
The entire neighborhood is technically in a 1% flood zone
This video has officially convinced me to move up to Vero Beach from Miami…! Grew up here but has become too expensive and chaotic… especially after starting my career. ahh, the location freedom that comes with working remote :D may even try to convince my family to come up there too if we like it (which it sounds like we’ll love it)!
When your kids do move out, do you think you and Hannah would want a home of your own with a pool?
It would be the opposite. I would want a pool for my son, but I doubt my wife and I would use it much on our own!

This video makes alot of good points. The last 3 minutes is the best value in this video, lauding the upside off Sebastian. The first 2/3 is for a dingdong who is impetuous and does no research...probably a case of "covid flight" being discussed here. I moved to Sebastian in 2011 from NY in my 40s to get AWAY from congestion, stress and snotty arrogant people. By the way, to the content creator here, you should look up the word "eloquent" in the dictionary. I think you mean to say "elegant". And if you're young and looking for nightlife, please know the young people call Vero Beach "zero beach". It's lights out early there too. Go to Boca, Lauderdale, West Palm or Miami for that. Or even try Daytona.

Where is this located?
Very informative. I’d say “IF” you’re wanting to move to these areas to “live the beach life” find something on the barrier island. It’s just a different feel. There are drawbacks to it say if you live near Seb Inlet your kids could be driving 30-40 min one way to school. And the traffic on the causeway @ highway 1 a mess! Or if you’re older and need medical care it’s 30 min or more to closest hospital.

I wanted to ask about the issues you had with Pensacola. You mentioned red tide, but Pensacola isn’t really known for having red tide. I believe that is Tampa bay, Sarasota, clear water, Naples areas that get that. As far as I know, Panama City to Pensacola don’t get the red tide
Hey! I don’t have any issues with Pensacola. My wife and I were married there, and it was a great area. It’s a completely different feel than Vero Beach, so it’s not even fair to compare. Indian River County (Vero Beach & Sebastian) have an extremely slow permitting department, and this helps limit our growth on purpose. There are no high rises here (except for one), and extreme projects are not usually approved. There truly isn’t any other area like Vero Beach or Sebastian that I can find in all of FL that compares.

Hey! I do not have one, but it is a nice neighborhood for the price of the homes.
We like your video, and we did go to Adams. We did not choose the preferred lender but what happen to us was a nightmare: Before we purchased, we verified with salesman Alex Lapine that we could use our Space Coast Credit Union. Alex said that we could use our credit union. As deceased wounded warrior and honorable veterans' family we applied for and qualified for military hero's loan with our credit union. Our hero's loan was approved, credit union provided multiple preapproval letter to builder, we locked in our rate, credit unions appraiser reached out to Alex to gain entry to home and appraisal done on 03/20/2024. The only item needed was the CO certificate of occupancy which was delayed to due electric company needing to install line. Co was finally issued on 4/17/2024. That is no way the fault of our credit union. Credit union reached out to Adams for copy the "CO" which was only item needed to close on 4/30/2024. Adams home office refused to provide CO and stated they did not know we were using credit union. They demanded we change to their preferred lender. Their preferred lender requested we pay $6000 in points to get an interest rate that even higher than our hero's loan rate. We did not have $6000. We were then threatened by salesmen Adams home and his boss that we close with on time with preferred lender or be sued for $25K We had to close with Adams preferred lender and now have almost $500 more a month mortgage and their preferred lender caused us to close 2 days late. I do not know if Adams main Corp office knows of this activity or would condone this behavior to any military family. As a senior citizen this was our first NEW house ever. Our financial institution lender wrote Adams office and explained we have been working with them since 09/2023 and they have also spoke to Alex Lapine. Adams office still refuse to let us use our hero's loan.
I feel like I know the whole area now, it sounds like a very healthy place with quite a lot of freedom to look around.
You covered a lot but did it quite well as only a Vero native could. Seasonal folks are leaving now and there is a lot less pressure on the restaurants and parking. We love it here. Thanks for helping us find a home here Andrew.
