    Andrew: This was our dilemma. What pushed us to resale in lieu of new construction was trying to find a suitable rental as the new house was built and that buying into a new community can lead to years of living in a construction zone. We chose the resale route and are not disappointed. With new construction, the amenities are not usually in place for awhile and the HOA fees are artificially low as they are being subsidized by the builder. We lucked out because you found us a great resale home. Thanks again.

    I'm not concerned about the price of a new construction... I'm concerned about a CDD approx. $1400 a year and a HOA at approx. $200 monthly? Thats about 6K a year. Thats almost 200K in 30 years. YES, get the BEST Inspector you can and walk the house with them. Carry A high powered flashlight and a level double check things yourself. As far as add on done without code... check with your local agency. That is a good place to negotiate a lower price. Roof, HVAC, are all good point to negotiate on a resale. Prices are dropping - resales too. So, Inventory is up... pending and sales are down... Buying now is smart, but Im looking on the Emerald Coast. Great Video...

    Luckily most of the areas in this area don’t have CDD fees. There are none in Vero Beach or Sebastian. Only HOA fees. I love visiting the Emerald Coast! Beautiful water over there, just please be aware hurricanes love that part of Fl so you need to carry proper insurance. My wife and I got married there, and had a hurricane hit on the day of our wedding!

    Thank you for this video. I am looking for a home in Venice, Englewood and nokomis Florida the problem I am running into with new constructions is that most are in pre planned communities with ridiculous hoa cdd fees we live 2 miles from the beach in Fort Lauderdale and want to be coastal on the gulf coast on a new construction home but finding it to be a tough search plus we want land and trees so I am struggling to find a new construction home that meets my needs I am old fashioned and love the charm of older homes but we own an older home now and know the headaches an old house comes with thanks for this video i found it helpful

    With the rates falling, the hopes of real estate prices going back to what we're "used to" may never happen. Only time will tell!
