  HOA fees for condos and townhomes in any community are always going to be quite a bit higher than your typical single family HOA dues because the association dues cover maintenance of the exterior structure. In a single family home this is the homeowner's responsibility.

  Windsong Ranch still has new build opportunities starting in the $700s. Mosaic in Celina is developed by the same developer as Windsong Ranch and has just started breaking ground in 2023.

  The Overlook section starts in the high $900s - 1.3M+ with a handful of larger premium lots that don't disappoint. Exclusively, the Southgate Homes builder. The section borders a large planned lighted prosper city park that will be a smaller version of frontier park, on the south side of the street prosper trail, star trail and parkway place are being built out as single family homes, across the green space on the Northside will be the new Windsong Highschool which is about 4-5 years away following current plans and in the mean time this section will go to Prosper HS and then Richland when it opens in 25/26. The new middle school opens walking distance away next year, and overlook will attend Mrs. Jerry Bryant elementary. A double wide side walk will connect this section the the rest of windsong ranch under a bridge on Teel parkway and there will be a crosswalk with lights once the lane widening is done on Teel parkway.

You’re right in that it’s definitely important to understand the whole picture of what goes into your house payment before buying, which is why the lenders we partner with educate our buyers on how taxes and insurance affect their monthly payments. Utility costs, HOA dues, and any expected maintenance are part of that too. We NEVER want someone to buy a home that will put them in an uncomfortable financial position.
