    I am not really sure if there is a limit. I've seen some palapas that have several loungers under them but never really paid much attention. Sorry I don't have a better answer and thanks for watching!

    Thanks for watching. Overall on Paradise Island and even downtown Nassau you will be fine. It is mostly tourists from cruise ships in Nassau during the day. The biggest issue will be people trying to get you to buy something from them. There are certainly places on New Providence Island that you won't want to go to, but most tourists won't be in those parts. I had no issues walking around outside the resort while at Harborside.

    Hmm, he doesn't seem to like, that Timeshares are cheap now 1:20 , i wonder why that is. You shurely wouldn't want to take advice about investing in real estate renting from someone, who makes a commission off of it, right?

    I went back and watched this and I'm not sure where I said I dislike declining prices. Certainly the devaluation of the product overall isn't good for owners. This makes it very hard for many people to get rid of their timeshare. I picked up several resale timeshares very cheap. As a buyer I like declining prices but if I were selling I would like increasing prices.

    I pretty much agree with you - HGVC has pretty fancy locations if you can get to them and they treat resale owners great. Wyndham has a surprising number of locations and also treat resale pretty well - you just avoid their sales pitches. MVC would be interesting to me for locations, but their MFs just seem like too much to me. I plan to try and use II to trade into them in shoulder weeks instead, using more inexpensive II members that trade well. Worldmark is kind of on the list for me, but I think they're still more MFs to trade values and like you said, I'm east coast so getting a deeded week at a Capital or Vacation Village property that trades well in II makes more sense. So I could likely stay in a Marriott for $950 MFs plus $250 exchange vs $1,900+ MFs. Though I do understand Marriott does have the buy a lockoff so you get 2 trades for one MF, I haven't fully looked into that, so it could make up for it - except I'm really only interested in 2BR or bigger units so that ... complicates things.

    Marriott lockoffs can be a decent value, the only drawback is the additional fees for trading, but you should be able to get 2BR units for about $1000+II exchange Fees. The Marriott priority in II is another big benefit. Thanks for watching James!

    I'm basically against buying any timeshare with much if any resale restrictions cause like you, I'm not paying retail. I'd buy a good cheap trader under whoever if I don't have to get their points or whatever and can just use or trade the week. It's how I got a Capital Vacations and why I have considered Vacation Village - low fees but good traders.

    @@DestinationTimeshare It's a timeshare managed by Capital Vacations, and they gave me a Capital Vacations online account to pay the MFs or deposit the week, but I "bought it" from someone and it's just deeded at the resort. So more like an HGVC deed (except non-mandatory I guess). No points involved. I plan to stay the fixed week or deposit into II.

    Im impressed. i just left Sheraton Vistana Resort and the Internet was down for 36 hours. they also question why you need refills on any laundry detergent after only leaving one packet in the villa.

    I've always had concerns about the WiFi at Vistana Resort ever since they changed it a few years ago. I just can't trust it enough to go back since we need WiFi when traveling. I don't know how Westgate handles extra supplies if you run out, but they seemed to have a few packets of laundry and dishwasher detergent. Thanks for checking out the video.

    ​@@DestinationTimeshareironically the wifi works great when it works. I have had more trouble at grande Vista with technology depending on my building location and floor. But I also realized I need a top floor. My recent stay at Sheraton, the villaa above me the people walked hard as bricks all day and night back and forth

    Vistana Villages is still a far better resort in my opinion. However for the price we paid to book Westgate Vacation Villas through Interval International getaway, it is hard to beat. Thanks for watching!

    Just to clarify, there were no resort fees or anything charged to your room when you checked in here as a Getaway? All you owed was the booking fee through II?

    Correct. Our folio on checkout was $0. No automatic fees were added by Westgate. What we paid II for the getaway is all we paid.

    @@DestinationTimeshare Fantastic, thank you so much! II is giving me the standard boilerplate of "the resort may charge fees for parking blah blah blah" but just wanted to make sure that was just boilerplate and that Westgate - at least as of right now - isn't charging fees.

    I really like the idea of booking this place as a Getaway through II when I'm low on points or whatever. Availability even within the next month or so seems pretty good on Getaways.

    Thank you 🙏 so much! You save my life, I couldn’t even enjoy my vacation in Las Vegas after singing a Time share contract while I was staying in the Venetian hotel. Luckily I was in the last day of the rescission period. I did what you explain in the video and everything work out smoothly, I just received and e-mail that they cancel my time share contract.     We used our MVC points for a Collette tour a year or two back. While not the best value, we were very happy with the trip. We considered booking with cash, but we preferred one of the MVC Exclusive tours only open to the MVC owners. The tour we choose had a lower activity level than the other cash tours... Talking with some of the other owners on the trip, I was surprised how many of them use their points for tours every year.

    Yea, the owner only tours are a little harder to compare to cash values. I don't necessarily see an issue using them for these as long as one understands the "added cost". Many people may not want to sink a bunch of cash into a trip when they have already spent a bunch of cash on annual maintenance fees. They may also only be able to take one or two trips a year, so using the points for this does provide them with more options. For those trying to extract the most value, these offerings aren't the best use of points. Thanks for watching and being a channel member!

    When we first bought in 1995, this is where we bought. We had in the QQQ building. We changed to town center in 2008 and that’s the last time we have been to westgate and there was no helipad then.

    Thank you for the great videos. I am a mandatory Vistana member in Maui. Are there any advantages to being a mandatory owner versus voluntary in a vistana timeshare?

    The advantage of Mandatory is you can use your ownership in VSN to reserve using StarOptions at the 8 month mark. Voluntary resale ownership only allows you to reserve at your home resort or exchange using Interval International. Mandatory vs Voluntary really only matters when it comes to owning a resale VOI.     I always request the kingfish building on an II exchange and usually get the waterway view. It’s very relaxing to watch the boats go by even if you get a lower floor. The beach is terrible down on this end though so we usually stick to the pool. The bar and BBQ area is very nice. Parking is easy.

    What’s different here is that these new cabins are now built on site. So they can’t be moved, only repaired or demolished. I wonder if this changes things.

    I saw DVC in our Interval account. Can I use my Interval getaways, too? We own at Westin Kaanapali Villas.

    You can certainly book getaways througt Interval International. That said, DVC resorts, rarely, if ever show up to book as a Getaway. The only way is to exchange in to DVC. That probably isn't a great way to use your Westin in Maui as that is a highly valued resort.

    I am with Hilton timeshare system but I have a question. What if a person just creates their own "timeshare" system? One with zero maintenance fees, no costs to book a vacation, flexibility to use as much or as little as you want annually with no additional costs, unlimited resorts and hotels regardless of brand, and easy exit if you decide it isn't for you. How to do this? Just put in a savings account 50K (or whatever you want) and have it dedicated for your travel. You are the timeshare to yourself. You book your stay directly with the hotel chain or thru a third-party discount service. There is no additional costs to you since you are paying with your vacation savings account.

    That is certainly a good way to go. Just pay cash. At today's rates, interest on $50,000 will cover a good chunk of the travel costs. The only drawback can be that you may be in small standard hotel rooms where most timeshares are larger like one bedroom or two bedroom units. This can allow you to bring people along with you and save money over multiple hotel rooms or booking larger units at major resorts. Buying resale is the best of both worlds. You save on the huge upfront costs and can still get the long term savings booking larger units.

    It it suggested to send a copy of the first page and signature page of the contract. Don't send the original, though you probably only have a copy of the contract since they retain the original you signed at closing. No need to send the whole thing. The first and signature pages are just to provide them reference to your contract as a confirmation of the being cancelled. Congratulations on learning about your right of rescission and saving yourself thousands of dollars!

    I booked a cruise on MSC through MVC and was totally fleeced! The cruise cost us 1500 points, plus $800 cash. On the last day of the cruise I stopped by future cruise desk and they told us the value of our cruise was $1200 (for both of us). 1200-800 = 400. 1500 points = $400? That’s like $0.26!!!! On points we paid 15.00 for?!?! Come on!!! I was so disheartened when I found that out. I’m only using the points for resort stays from now on! I highly recommend you all do the MVC Made Easy course. It has shown me SO MUCH that I didn’t know. I’m lucky I only bought 1500 points from MVC and I swear to god I will never buy another point… Did you can rent points from other MVC owners when you need them and don’t have to worry about maintenance fees? I didn’t until I took MVC made easy…

    Mike Flaskey, the former CEO of Diamond Resorts did try to band the developers together to pledge money to fight the exit companies. Several of them have gone after certain companies but the big hotel brands try to stay out of it. Diamond and Westgate were perhaps the most aggressive and I believe Westgate has several lawsuits open agains several companies.

    Cruises are a terrible use of your points. I learned this over the pandemic when I got a cash refund for a cruise I booked using points. Got $1100 for a cruise that I used over 3400 points for. The bigger issue in my opinion and why people are forced into these high point, low value transactions is because they are unable to reserve desired MVC properties because the weeks owners are not releasing their weeks. BTW, buying more points doesn't really fix that problem.

    @@AK-md7bg Yeah I'm just starting to learn about timeshares. From what I can figure out at this early stage is that MVC points are a terrible deal. I would never buy them for the reasons you list among others. Buy the weeks seems like a much better deal.

    @@brianglas7768 MVC points are very expensive. You get more flexibility but you pay for that in a much higher cash cost vs fixed 7 night vacations that you get with weeks based ownership. Marriott weeks are a better deal IMO. Thanks for watching!

    I have rented twice, once for Wyndham Bonnet Creek and we also got the VIP benefits that the owner had and it was great. Second was for the Wilderness Resort at Big Ceder Lodge. Both were great experiences and would do it again. As a family of 6 is it a great option for us who don't vacation every year and it has been much better than Airbnb/Vrbo stays we have had..

    5:22 Hi Jeremy! We’ve been Vistana owners since 2010. I’m understanding in order to participate in fully and get real access to the Marriott portfolio, one must have trust Club Points. Would purchasing the Club Points on the secondary market give the full benefit as purchasing directly from Marriott? Thx for your expertise, Lisa

    Thanks for watching! Did you purchase your Vistana ownership directly from Vistana? If so, you don't need to do anything. Anything you heard otherwise about having to own trust points is incorrect. Perhaps you heard it from a sales person? Points you get for electing your Vistana VOI for Club Points work just the same way as trust points for making reservations within the abound program.     I have this size suite reserved for a week in August. I know it’s not as nice as the larger rooms but it is much nicer than a standard hotel room without the extras. Thanks for sharing. I love your video tours.

    I know I am late to the party, but I own at Bluegreen and I am satisfied over all. I know its not a luxury product but most resorts are pretty nice and I like the point system they have and good customer service. I also live in NC which give me access to so many resorts in driving distance, which allows me to maximize my ownership. The timeshare I would not buy into even though it has the best resale value and is the overall best DVC. I don't want to be limited to only going to Orlando/Disney, or the few resort off property. I personally don't like RCI all that much, Bluegreen offers better programs to travel internationally that I use.

    They actually did add a lazy river in the dolphin pool in early 2023. Entire family goes there every July and it has made the place a lot more fun

    In the end if you just save the money you would spend on yearly maintenance fees, you’d be ahead. I feel like I finance vacations for more savvy MVC users.
