    It is simply unrealistic to tell people to never buy a house built before 1980 that hasn't had a "down to the studs" remodel, potentially with all new plumbing and wiring. Unless, of course, your target audience is multi-millionaires that can pay for those homes. That level of remodel would exceed the value of the home, unless the home was in a very exclusive, expensive area (which rules out like 9 out of 10 homes built before 1980).

    You forgot #8, budget withstanding. Don’t buy in an HOA. While originally formed with good intent, they have evolved into mini tyrannical governments.

    Since I live in an HOA that one didn't make the list. They're not a fit for everybody, but I get way more benefit from it than I give up in terms of restrictions.

    Phoenix has all that groundwater because sewer water is recycled ("reclaimed wastewater") and pumped into the aquifers. It's called "recharging the aquifers" so, as we've been told, our tap water comes from groundwater and technically it's true. I discovered this years ago on the US Bureau of Reclamation website.

    Low 500 is crazy for 2500sqft back in 2018 I purchased 2 homes in eastmark for 520 a lennar home and Ashton awoods both at around 2500sqft times have changed

    Goundwater Deep Aquifers are no replacable, because it would take thousands of years for surface water to percolate slowly down the thousands of feet to the aquifers.

    My husband and I are from the PWN and we’re thinking of moving to Phoenix. The transient issue is out of control here. The last straw for me was when my mom who is from out of state asked if she could take our only son (5 months old) to a park in downtown. We told her absolutely not because we know how dangerous it can be. There are lots of camps nearby because it’s close to the river, I heard of a transient either on drugs or having a mental breakdown waiving a knife around scaring local residents. Just a few days ago there was one who overdosed in a park nearby that’s supposed to be in a “nicer neighborhood”. I don’t want my kid (and hopefully future kids) growing up in a place where we can’t go to the park for fear of being poked with a used syringe. It’s just not an ideal environment to raise children in. My biggest concern about Phoenix is the air quality, is the bad air quality all year round? Or just the summer months? Here we have great air quality aside from a few weeks in the summer because of the wildfire smoke.

    Your story sounds just like ours. I even caught a homeless guy in my side yard going through our cans in the recycle bin. Never felt safe letting our son play alone in our backyard after that. The air quality is actually quite good if you live in the suburbs around the valley. Downtown gets the majority of the bad air, but I've never noticed much of an issue with air quality. And the wildfire smoke is also really rare. In fact I just smelled some the other day for the first time in three years, and at first I thought our neighbors might be using their barbecue before I realized it was smoke from a wildfire 😂 But it really is a wonderful place to live, and it removed all the things we didn't enjoy about the PNW.     @@ArizonaDreaminthank you for your quick response! I’m sorry that happened to you, that is so scary. It’s no way to live when you can’t even let your kids play in your own backyard. My husband and I are still just exploring this topic but Arizona is looking nicer the more we do our research.

    Really, really really. This is the hottest city and driest city and your surprise that there ain’t no water. You building an entire city and community around an area that cannot support life and your surprise that it might eventually fail. I am so glad you live there and not next to me.😂. 70% of the Continental United States is empty all 50 states throughout the entire country so move and shut up about it.

    Well. It looks like God will have his way over Sin City after all. Its just a matter of time until most of the western states aquifers dry up. It might take 50 years, but it was just a matter of time even in the 1970s. It might get more water that it wants if the Walker fault gives way in a seizmic event. Then the low areas may become a new inland sea. Tell me. Where did all that salt come from in those deserts? Scientist think it leached out of the surrounding rocks and hillsides, but the volume of salt is too great to account for that.

    Stop the golf courses from watering, no more swimming pools everywhere ( just municipal pools to help people stay cool). More conservation is essential. It will only get worse. People get ready.

    Phoenix has many many stored water reserves and largest share of Colorado River rightfully flowing through her. Much planning, CAP by State of AZ and well run city of Phoenix. Not drying up.

    In a deal with CA, in exchange for help funding and building the CAP, AZ agreed to take all CA's cutbacks to their draw from the Colorado river when imposed on the Lower Colorado River Basin states.

    Shower once a week, flush twice per day. No crops that are exported, not all farmers actually grow food you can eat for dinner. Never water grass, one pool per neighborhood. The waste is off the charts everywhere.

    Quit being stupid! Growing rice in the desert! What idiots! temperatures run above 100 degrees almost daily for 4to 5 months and not much below that for several more ! Rice needs lots of water most of which is used evaporates under the very hot sun!
