    I thought cars were not allowed in the historic center (except taxis) but maybe that doesn't apply to homeowners? At any rate, I would combine the garage and the commercial space into one larger apartment or rental storefront.

    Would be nice if you covered the basics like: construction type, water supply, parking, access rights, sewage, orientation, nearest supermarket, annual council taxes, etc.. Would save pestering Claudia. In the description you say 1.2 hectares is over an acre - yes - it's 3 acres!

    You going to watch a 40 minute video? That is a lot of material to weave in. These are property introduction videos. If someone wants to know about “council taxes” and “access rights” they can write Claudia at the address I give and ask for specifics if they’re really ready to make an offer on the property. I try to give a nice quick overview of the town and each of my videos and show what’s available in that town maybe you missed that part where I talked about the two bars and the pharmacy and the rotating markets… 🤷🏼‍♂️

    @BradsWorld Don't be a fanny - it would take you a minute and a half to cover the points I mentioned, and save C from repeatedly having to answer basic questions - I watch plenty of short property videos that cover these things.

    We stayed inside centro storico , in san gimignano the first time we came to italy and totally loved it. Someone here asked something very important and so do i What would be the return on investment for somethings like this brad ? ( realistically ) and " income " taxes for rental properties ? This is somethings it worries me about investing in italy cause i hear all the time people saying taxes are high and you did mentioned it a couple of times too. I guess even if taxes are high , you compensate some how that with the low cost of living , excellent health insurance, etc, etc. About the property you just showed i think is a pretty good deal for what you are getting, and the location. you dont have to go crazy with the remodeling if it is to rent to turist, they will rent it regardless & pay good money for it! Good job brad, and congratulations on the amount of subscribers you are getting ! 🎉

    Fabulous exciting opportunity. Great value! I would rent out both and the garage and stay now and then in the commercial. We lived in the centre of San Gim for 6 months a few years ago. Most impressive and beautiful setting in Tuscany. Busiest town we’ve seen - as there isn’t the same room and expanse as other Tuscan towns : omg throngs and throngs in July/August. And I do not miss carrying our groceries 20 min walk from parking the car. Our son, 6 went to the school there while we spent days touring and viewing properties. The guilt…

    My favorite property so far... great deal. Would you live there on off months? I love San Gimignano, tourists and all. Always curious how much tax you pay on units you rent out and how much to pay for a property manager while you are not there. Great place should go fast.

    San Gimignano is such a popular town - this is a great place for an investment property! This is very cute - great asking price for this particular town!!

    Does this town have internet and how far is it from the coast?

    You can easily get starlink for €42/mo and equipment charge is like €220. There might be landline based service too. You can also get 5G service everywhere for really cheap. About 25 Km to beach.

    For people with dual citizenship, i want to spare you what i found out the hard way. Not all properties qualify for residency. Please make sure you get a registered contract. These could come with a minimal time limit.

    I didn’t think to mention in the video good point. We already had our residency when we rented this place, but you do need to make sure you have a registered contract. That means they take it to the local commune so that they know that you’re really paying the money and it’s not, a scam so that you can show a place that you’re living and the person and charges you a couple hundred bucks. Actually, I think have to pay the full amount of tax owed on the rental once that’s done.
