    @@ChristyVallenDsouza Well, I came across a voodoo priestess, Queen Stella Laveaux and i followed her guidance and rituals provided. And guess what? A company that had rejected me before called back saying they wanted to award me the contract. It was like a dream come true. You should look her up online now

    Bridge inspectors in the United States has to be the closest job to being a politician I can think if I’m the “skilled” trades sector. I mean look at our bridges across America. Makes perfect sense now😂

    Yeah but... the chances of getting someone to do it correctly is 50% where I could easily install Rockwool myself without the health hazards. I had pro's install foam in my camper and it looked like it was in a hail storm, basically decreasing the value and impossible to fix. I still don't know after all the studies how someone could still advocate for foam.

    Good show. The most important tool in contracting is COMMUNICATION. I tell all or my estimates customers up front that what I'm presenting is an estimated total of costs based on what is seen now, what is wanted now and what is expected now. I tell them that all major projects have surprises and the job of both parties is to expect them and minimize them with INFORMATION. BTW, my "telling" is always in writing.

    As a plumbing contractor for the last 30 years in bidding jobs I have every dollar amount broke down to go to the proper places. So if I give you a bid that is the number I need to survive. So no I will not lower my price so the GC can make his profit because that is the only reason why he is asking you to lower yours so he can make his. Seen it way too many times in my years. Besides if he is loyal to you he wouldn't be shopping around and he is gonna makes sure you get yours and his through the customer, I'm not gonna pay you to go to work for you by lowering my amount to satisfy your needs. There is way too much work out there for that.

    I completely disagree @1 min. Errors and omissions by the design team are definitely able to have a change order written. Standard contract verbiage states that the subs and GC are NOT accountable for "catching" design errors in their bid process. This increases the GMP. Its standard language in the A103 contract. Additionally, A201 further defines the limitations. A sub is entitled to view the contracts between the owner and the GC in a GMP. If this isn't permitted by the GC, stay away. The GMP can always be increased. Any misconception that there cannot be an increase to the GMP is incorrect. Increasing the GMP is the name of the game. The increased GMP allows the GC to chase more of the % in the split. Change orders are outside of the base GMP split. A good GC will fight for the sub to get justifiable change orders approved. The subs are usually not exposed to the next tier of transparency, some contracts will require it though, usually on public money jobs. The GC will make markup on the change order values plus can still make money on the return % from base. The change orders are generally treated as a lump sum. GC usually do not explain it clearly to subs so they can leverage themselves advantageously between the owner and the sub. Yeah make money, but a good GC does NOT exist without good subs. Can't have good subs if you starve them out. Don't be afraid of a GMP. Be afraid of crappy or uninformed companies trying to play GC.
