    @@KrommRealEstate I live on 27th near Safeway had a guy in a sleeping bag asleep on the sidewalk it used to be safe here but no more I live near the Phoenix

    Smoke season. Hot as f Summers. Everyone has to one up you even on the most trivial stuff. Horrible street layout causes awful traffic. No access to a city. I have family i visit there which is an insane plane ride. They chose Bend, I chose Las Cruces. Crazy how they are both close in population but don't even compare. We have no traffic, the roads are great and it's so much more chill. And we have way better AQI.

    I’m from Bend. I personally cannot stand how Californians and people from Portland have ruined my town. Bend used to be a great community but now just feels like a bunch of rich snobby assholes I’m taking over

    If you are visiting Sisters, there is a small medical office there.. however, Bend is only 20 minutes away, and they have a full hospital with everything you need

    Those are few and far between, but they do exist. We have a great agent we work with who's an expert at owner financed. When you get here, reach out to us and we'll get you set up.

    Bend is not Bend anymore, it's baby Portland. Extreme homelessness issues with no end in sight, they camp anywhere and everywhere they want. They trash neighborhoods and streets. And I'm not talking about the people who are homeless that are actively trying to better their lives. We're talking about drug addicts with major mental health problems who don't want help. And as a result of that, tons of shootings, random assaults and out of control fires have become the new norm. Bend has become too expensive and overcrowded for the majority of the locals to live in their hometown. It's has also become a political nightmare as those who are in charge are clearly blinded so issues are far from getting solved. Not to mention the high percentage of human trafficking that happens :( Bend has been ruined, look deeper for the truth.

    Saw this pop up on Redfin, your walkthrough confirms what I first thought. If you threw $200K in remodel and landscaping at this place you would have a nice house worth about $800K!! Hard pass

    Looking at new contruction on a half acre or so, not custom ground up, just a few tweaks to existing platform/template, Single story 1800-2000sqft. Nice fixtures, not luxury. Can this be done for 500-600k in Bend(anywhere) or even LaPine? Lot cost not included of course.

    No way will it be status quo going forward. Sellers don't get any value from buyers agents. Most buyers do their research online, decide on the house, and then just use the agent to facilitate the offer. Sellers contracts are being modified so that they only pay the sellers agent, which can be a fixed amount or a percentage based on services which might be up to 3% of sale price. If a buyer doesn't want to pay their agent, it's going to end up being spelled out in the purchase offer. OBVIOUSLY, if the seller is getting multiple offers, they are going to take the best price offered after expenses. When buyers are asking for the seller to pay things like buyer agent commission, closing costs, inspector found repairs, and a year or more of home warranty insurance, these costs reduce the sellers proceeds. Give the sellers some credit... they will take the most money for the least amount of work. As a seller - if they opt to pay the 3% buyer agent commission, they will raise their price 3% to compensate. So, in the end, the buyer is still paying the commission. Since people shop price, they are more likely to look at the home if it's 3% less (i.e., a $999,999 price sounds better than a $1,029,999 price), This won't look good from a competitive standpoint, so they will likely opt out of paying the buyer agent as part of the listed price.

    As a buyer, I am warm to the idea of paying upfront so that the agent does not work for free if a transaction doesn't materialize. In practice, I've never aborted a house search, but the freedom of the buyer to end the representation having paid nothing has always seemed unhealthy, even as the benefiting party. I'm guessing the contracts you describe that, in most cases, still end up being fulfilled by splitting the seller's commission in a transaction, may include clauses about the buyer paying something if the representation ends prior to a transaction occurring. Am I wrong there?

    One, I don't think we have seen the official NEW contracts yet. In the agreements we currently have and have used before, it's always predicated on closing a sale. Nobody ever gets paid unless you close the deal. There's also currently a get outta jail free card in there, too. So the relationship can just, end, without penalty, but I don't know if that's staying in the new version or not.

    For a while, we were buying about one per year, but haven't bought since interest rates moved upward. In my experience, and for my preferences, agents are valuable. I would never want to deal with the transactions myself, but like you said, I'm happy for those who prefer doing the work themselves. It's similar to hiring professionals for home improvement projects versus DIY. I prefer to hire professionals because every time I DIY, I end up spending more money on tools and supplies than I expected, and am left underwhelmed by the results (yes, definitely a skill issue).

I I was a round 10 yrs old (I'm 70 now) when it was told to my Dad and I was sitting next to him and heard it.This was from someone who had lived there most of his life. If you dont care to believe it fine. It wont change that it happened.

    Brooks resources has been trying for two decades. Oddly enough, the demographics haven't worked for the stores that have shown interest. That's why we have the Grove instead of a Bristol Farms.

    This is a great idea for real estate videos, especially for those of us, watching from far away. Seeing the various neighborhoods on video is very helpful.
