I work in the automatic door industry and the same thing happens with parts. But there are 2 companies that "rebuild" all the circuit boards, is there anything like that in the sign business

The billboard is in an ultimate prime location. It's 3 feet away from the edge of 9 lanes of 405 Interstate traffic and 20 feet high off the top of the interstate. The billboard is at an off-ramp that merges into a very expensive shopping area. The location is extremely rare. Surely they have a clause in the contract that voids all liability If the interstate is ever widened because one lane wider and the billboard location will no longer exist.

Another tip: Buy the land with say 3 acres, subdivide into two lots, one 0.25 acre lot for the billboard and 2.75 acres that can be resold for the full 3 acre price. This makes the 0.5-acre billboard land free. Obviously, you have to figure in sales tax on the land flip and surveying costs. Do the research to make sure you can subdivide down to 0.25 acres and also MAKE SURE you include a legal docynmted county right of way into the 0.25-acre billboard property If needed some billboard land might have road frontage but be behind a guardrail or something else where a work truck can't get access to the billboard If needed.

Hi Robert how do you go about identifying a good location for billboard especially if you don’t live close by, let’s say you live in Ohio and you want to find anywhere in other states, that’s what I’m trying to learn. Do you have map analyzer of how do you find locations before you decide to go see the place and potential contact owner.

Do you have a video where you break down the calculations for billboard calculation? You mentioned land rent should be 20% of the revenue - do you have a video where you talk about all the numbers?

@maweinberg75 I don't currently but I'll make one. The land rent ratio is the main thing to watch for. Land rent should be 20% (or preferably less) of overall gross revenue. Other expenses are insurance, electric, maintenance, and for digitals, internet. These should be a very low percentage of revenue, maybe 5% or less. The other 75% of revenue would be considered your basic cash flow

So if someone gives you $50k to build a sign you pay taxes on it? Definitely not. Your writing off at end of the year. What you didnt do is roll it back into your business by end of year and keep going and growing! Biz101 You didn't get 50k and cash the check and they took taxes out. Construction flip flops money all the time on materials. Think bout it!

If you don't spend the money on something you don't have anything to right off therefore the money is profit and you pay taxes on profit. I had only spent about $500. Sure, could have bought a new truck and spent everything not to have to pay taxes but you're still paying sales tax, DMV licensing/title fees, then I've got a truck but out of money again.
