Love your videos. Is it difficult to become a real estate agent?
Thanks. Not sure what state you are in . . . however, in Mississippi it requires 60 hrs of specific classes (pre-license education), passing an exam, and then 30 hrs of post-licensing classes. Of course there is required Continuing Education also. However, while licensing can happen in a short amount of time . . . learning the craft of selling real estate is a life-long journey. It takes a lot of dedication and time and effort to succeed in this business. You are self-employed and it is us to you to find your business. That all being said, it is a very rewarding career also. How long take the specific performance lawsuit to get resolved typically?
In 22 years, this was my only experience where a party sued for specific performance. This one took about 2 months to resolve . . . but the seller didn't really fight it.

What about others who are disabled and haven't worked enough for disability benefits?
Hi. Sorry, I'm not sure. This particular benefit is only available to 100% disabled veterans who are disabled as a result of their military service. Sorry i'm not more help.
Currently dealing with this. The seller decided to back out on the closing date because the title search came up with a small judgment lien that they didn't want to pay. I hired an attorney to explain to her she can't do that and there will be severe consequence if she doesn't close ASAP or mediate. She sent back a contract cancellation so I'm suing her. It's getting close to a default judgment because she's been evading service for nearly a year with proof. It's one of her investment properties I was buying as an investment myself so there should be a good chance I get it as well as significant damages for loss of income.

@@tracykirkleyrealestate I have a client that didn't know they had a judgment from 20 years ago. They wound up backing out and not selling to the buyer. They backed out just before closing. They would have had to take 49k off the sale of the home. They would have pretty much been homeless. I really don't blame them for backing out. But the buyer is now making threats. I don't see a judge moving forward in actually mandating them to sell. Pay back expenses, yes.

Realtor tricks help. Here’s one: Lists home for specificity 3 days, with no counter offers. The listing price will be below the internet’s (Zillow, Trulia, Redfin, etc.) estimates. The Realtor, an Associate, and the Home Owner review the offers. The Associate makes up a pretend offer, which is between $25-50,000 higher than the highest offer. As inquiries come in, the pretend offer is mentioned as the under contract price, but there is no contract, because it’s a trick. A few days later, the home is relisted , at or near the previous pretend offer. The internet will show the original price and the relisted price. Gullible buyers will offer above the relisted price and if not the owner relist again, using counter offers.
Interesting. I know of no agent in our market who has done this. Sounds very sketchy and against the Realtor Code of Ethics.
@@tracykirkleyrealestate it happened to my daughter, last month. The original listing specified accepting offers for 3 days only, with no counter offers for $750k. My kid offered$785k and made a status inquiry, after 3 days. She was told it sold for $810k and she said that she would pay $810k if the deal fell thru. She was contacted, by the Realtor, 2 days later and told the deal went bust. She tried to meet the Realtor to make written $810k offer. The Realtor was on board, until he wasn’t. He relisted the property for $795k and it had zero “3 day only/no counter offers mentioned “. She offered $810k , but it sold for $825k to someone else. I never heard of this game and wish she hadn’t made her2nd offer.

We're looking for a house to purchase, in Olive Branch, price range $300k to $400k, block, garage-minimum 2 car, fireplace, LVP flooring preferably grey, 1st floor master bedroom, a pool would be nice. We will be up there this week to look.
missed the garages, not much of a strong selling point downstair bedrooms no bigger than a closet , Land may be worth it and bull doze and rebuild
It has a 3 car attached garage and a 1-car detached garage. This one ended up selling for the asking price of $550k.
