    Lusk also bulit San Raphael Estates on Broadway and Wilmot. I believe those were built before Indian Ridge but used the same floorplans. Sunset did a very nice article on it in the mid 1950's with pretty cool pictures of Tucson pre St. Joes. Views were pretty stunning.

    i was in tucson last year and the realtors didn't want to show me around since I didn't have a car. but found it pretty easy to get around on the bus and saw most areas I hope to move there in a couple of years as I get closer to retirement

    I think HOAs are pretty standard with condo communities. I may be wrong though.

    Yes, HOAs come with the territory for condos. Makes sense since condos are usually several units housed within a building, so you'll want an entity that's in charge of maintaining the exterior and roof.

    I lived in Tucson between 1973 and 1986. My parents bought the house on South Wilshire Dr and the second street that connected North and South Wilshire (I don't recall the name). We were between the arroyo and the corner. 5635 was the house number. You didn't do the neighborhood justice. Our house was one of the first passive solar houses in Arizona so I think it was designed by Arthur Brown. The house was 'L' shaped, with the leg that was living room, master bedroom and another bedroom had the wall, slanted for the bottom 2' or so, to absorb heat in the winter. That leg had glass walls, literally the entire wall from front door all the way through the master bedroom, floor to transom. It looks like they used 4' by 8' sheets of glass. The opposite side, that looked into the backyard, had 4' by 10' sheets of glass in living room, bedroom, opaque plexiglass at the twin bathrooms and back to glass in the master. There was a pocket door between the bathrooms that closed off the master bedroom. Shortly after it was built, in 1949/50, two more bedrooms were added, in a detached building off the western end of the original building. The addition was not passive solar or in any way energy efficient, but one of the rooms had a Pullman kitchen. Eventually, they closed in the breezeway between the original house and the addition and made a very long family room.

    Thank you for your comment about your home in Wilshire Heights! It sounds like an amazing place. In the past 20 or so years, Art Brown has gained a lot of name recognition, especially for his work incorporating passive solar design in his buildings, both residential and commercial. It would be amazing to be able to see what your home looks like now.

    My folks brought me home from TMC to our beautiful house in Indian Ridge, with its living room full of the Catalina Mountains. A terrific neighbor to be a kid.

    Hi Aaron, thanks for commenting! Yes, there are homeless folks living in Tucson, which is unfortunately common with any American city of our size. With that said, we find that home buyers frequently ask us for homes that are close bike paths like The Loop and thought it would be helpful to have a video that highlights a few different neighborhoods along the path and show folks what the loop looks like. ☺

    @RealTucson I stand by my opinion. I was all around Tucson today. Wednesday 4/17/2024. Tucson sucks, even the "nice" neighborhoods look like a bombed out zombie apocalyptic planet full of dirty hateful people who have no idea how to "be kind" to one another. Driving around Tucson is like Nascar meets demolition derby that is why Tucson auto insurance is among the highest in the nation. Living in Tucson has so many dysfunctional issues that even if I enjoyed something about Tucson it is completely overshadowed by to many other things. Speaking of houses, they all looked so aged, and there is nothing under 300k. Where do these people work? Because I know Tucson jobs do not pay well.

    What is the Garden District like? I see it on the map north of Speedway... Also, I think there's a neighborhood called Avondale? Can you do a video on these two neighborhoods? I ask because I am nearing seventy and am thinking about moving to Tucson but I want to be near doctors and a high quality hospital. These two neighborhoods are near two medical facilities. I also will need grocery delivery, which I believe Sprouts, Walmart, and Trader Joes might provide. They are all near these two neighborhoods. Also, what is Poet's Square like? I love the name of that area... Are they safe? Can you walk in them? I don't really need too many restaurants. On a retirement income...

We'll work on some more videos in the future highlighting other midtown neighborhoods like Garden District, Poet's Square, and Avondale. All of those are close to shopping and healthcare, with Tucson Medical Center, Banner University Medical Center, and St Joseph's hospital as options. Garden District hosts Porch Fest usually every year or 2 and it's a fun community event featuring several musical groups playing for the community at a handful of front porches. It's always a good time :) Yes, most grocery stores now offer delivery and if not, there's other options for home delivery as well. We're currently working on a video about neighborhoods that are on the Loop, a bike/pedestrian path that touches most parts of Tucson. So stay tuned for that one!     Lived there late 70’s early 80’s, I’m having a hard time wrapping my head around the fact that South Tucson is someplace you’d want to live. I’d never seen corrugated tin roof shanties people used for housing. Armory Park? This has to be a joke, middle school is two blocks from the children’s museum, right smack in the middle of the combat zone. Your peddling lies, shameful.

    80% of Tucson was a cesspool in 1978-83, I can only imagine how bad it is now. Especially with 10 million of our new residents from all over the world. Being a middle school/ high school student wasn’t so bad, you just get used to blatant racism and living in fear. I attended Jefferson Park elementary some of the worst years of my life, thanks for the reminder.

    I was born and raised here and I've seen a lot of changes and growth over the years. And areas near the university have changed a lot with the expansion of the campus, especially in Jefferson Park. Banner University Medical Center has a huge footprint there and UA has some of their buildings north of Speedway too. You'd likely not recognize a lot of it now. My dad's elementary school is in the area and I was surprised to learn that it was redeveloped many years ago into student apartments, but the historic façade remains which I think is so cool.

    Sounds like University Hight’s Elementary, it was closed,due to issues surrounding segregation. Once you see the contents of a septic tank, it leaves an impression, one easily remembered.

    Is it better for sale to update a mid century home in these neighborhoods by knocking out walls and creating open voncept? Or better to maintain the original floor plan? The knocked out kitchen and dining room walls look odd to me.

    In most cases, I would not knock out walls in a midcentury home especially if you're planning on selling it. I don't think you'll get much (if anything) back at resale, and it could even be a turn off for many buyers. I agree, it looks odd and oftentimes the wall that's being removed is load bearing. In that case an awkward post remains to hold up the roof since adding a load bearing beam is a lot more expensive. I believe in letting a house be what it is. Also, for as many people who love an open floor plan there's probably the same amount who dislike it. Thanks for the comment! :)

    Great video! Love the guitars. Indian Ridge looks fabulous. I know I’m in an area in which you probably don’t have many buyers and sellers (Corbett->Maryvale), but it might be interesting to hear about these smaller homes (totally lacking of architecture) and if/how they relate to Davis-Monthan. Most are red brick and the same, but have small alterations (between Wilmot and Craycroft). Just east of Wilmot on the same streets, like 33rd St, there are some mid-century gems. I have a 1957 stucco-on-brick with a large backyard and a pool. Just a thought!

So many GIs came back to Tucson (and brought their families) after they were stationed in Tucson during WWII. We'd like to make a future video about some of these lesser-known areas. :)

    Hey, I really enjoyed your program. I lived in Tucson and graduated from the U of A and sold real estate while working as home designer/draftsman for many years. Could Lusk block be slump block? It was also called mission stone and desert stone in my day and used in a lot of areas. Thanks for posting.😊 Oh, by the way Mid-Century Modern is my favorite stlye of home.

    Hi John, Thanks for watching and we appreciate your comment! From what I've seen, burnt adobe is most common with the Lusk neighborhoods in Tucson. I think his earlier work was red brick and painted concrete block. I don't recall seeing any slump block in a Lusk home, but you never know. :) However, J Herbert Oxman was another midcentury builder in Tucson and many of his homes (especially in late 60s and early 70s) were built of slump block, as well as burnt adobe.     Thanks for the comment and we're glad you found the info helpful. Availability depends on the neighborhood. Some neighborhoods have higher turnover than others. It also will depend on how many homes are in the neighborhood. For instance, Indian Ridge usually has more homes that come up for sale than San Rafael Estates mostly because Indian Ridge has a larger number of homes.

    Thank you for this unique video. I immigrated here from St Petersburg 2 years ago and at first I didn’t get Tucson at all :) all of the tour guides mention 10-20 “mainstream” buildings like San Xavier, Fox Theater, Congress Hotel and such (which are great), but it was always not enough for me. Thanks to you, I’ve learned about all of these hidden gems of Tucson that are not usually mentioned on any tourist websites or blogs. Very inspiring. Can’t wait to drive/walk around those quaint neighbourhoods. Thank you for sharing your love for architecture and Tucson’s history 🙏

    Carports are an important feature on midcentury homes and can be found on most ranch homes. Homeowners at the time liked showing off their car or cars to their neighbors. :D
