  Mulch loses it color after 2 years.... you'll have to keep replacing our pour new mulch on top of the old mulch

  I am always waiting to look for your videos and usually I love the transformations you do, but about this one, the kitchen looks cheap with thoses cabinets. And, it is very difficult to reach to thoses cabinets above the peninsula.

  Well if it’s classed as an income, it’s income tax (you’ll probably need an accountant to tell you how). Otherwise you don’t get around it, that’s tax evasion.

  The toilet room is my favourite thing! It makes so much more sense. I don’t know why it’s not more common as it used to be back in the days. There’s obvious reasons why it’s better separately. 😂😂

  Have you tried resin floors before? Or are they not desirable or too expensive? For the backyard, maybe put a water feature, a putting green and a vegetable garden. Can't wait for the Before and After Video❤

  The mature trees -- Japanese maple, lemon, and plum -- would be real value-adders for me. I suppose many people want to grow vegetables in raised beds these days, so good choice there. I'm much more interested in design elements than the business end, so I must say you've really upped your game on what was relatively weak before: bedroom lighting. On the other hand, those kitchen cabinets, although pretty, appear too shallow to accomodate most commercial packaging.

  For lighting, I think an indoor led cob spot light will look good the singular ones. For flooring maybe look into terrazzo flooring/ tiles!
