Zephyrhills FL - Florida Manufactured Homes for sale - 55+ communities in Florida

Recently I visited Zephyr Hills to look at manufactured homes and 55+ communities in Florida. if you have been looking at manufactured homes for sale in Florida and Florida retirement communities, you are in the right place. I looked at everything from high-end resort 55+ communities complete with golf courses to neighborhoods where manufactured and mobile homes are for sale with their own lots at prices far below conventional housing. I also looked at lower priced options in R/V communities.

    Great video. It seemed to concentrate on options other than the increasingly expensive land lease parks. If one is able to come up with at least $150,000, a decent enough place could be purchased, and one would actually own the land. This is a very good deal, considering that the average Florida home costs about 400K. I agree with you that an H.O.A. makes for a much more pleasant neighborhood.

    Thanks! Land-Lease has its place in the list of options but in researching this area I found its major attraction was two-fold. One as you say, owning the land. The other, R/V parks and Park Model homes, is a type of land-lease arrangement with different risks and benefits. It offers a much cheaper alternative but if, and only if, you understand the risks.

    Lived in Plant City for 16 years. The best thing that ever happened to me was moving to AZ. Florida is by no means “paradise”. Unless you like, mold, bugs, humidity, hurricanes, sinkholes, etc. I guess it’s to each his own.

    NP , we each have our goals and ideas on what is worth our hard-earned assets. There is no question this does not meet everyone's needs. The idea is to present enough information that you can know the alternatives and make an informed decision. My only question is: If it was so bad, why did it take you sixteen years to move?🙄

    Love your videos Russ! I would like to see some "hypothetical" scenarios. Say you have 100k, but live on a fixed income of $1400 per mo. What parks could you afford to live in? Such "scenarios" may be the exact situation some are in.

    There are a lot of permutations. We cover more of the financial strategies in our New Buyer program. As a general rule your monthly bill for housing should be no more than 30% of monthly income. At $1400/mo that's about $420. That eliminates most (but not all) land-lease parks. At $100K capital, you are at the very low end of what you can buy something for in a resident owned community (ROC). If you are handy or even if you can just paint, a fixer-upper in a ROC would make the most sense. Something where HOA fees are less than $200/mo would be ideal. There's a lot more that goes into the equation which is why I developed the MH buyer program.

    Thank you very much , Russ !.....My head is spinning...so many options and choices. ...I would just like to buy some land in a Fl. County that has very few (if any ) restrictions. Perhaps put a Trailer or just park an RV on it and live as I chose......Do you have any suggestions ?......Once again, I really appreciate your informative Videos , Thank you....

    I think Polk County would be a great place to look. There really are a lot of factors to consider which is why I built my MH Buyer program.

    See? I told you months ago Zephyrhills has it all. If you don't need to be near a beach, it is perfect. If you like to hike, it is right near a huge park.

    Yes, back in the day when they built parks they leveled the lots and planted grass. Some parks have trees and some folks plant them. There are parks in FL that are literally tree covered.

    In a CoOp you do not own your lot. Instead, you own a share in the corporation that owns the land and common areas.

    I think you are talking about a sales agent who made some videos of homes he wanted to sell. My wife never appeared in any of mine.
