★ Who are we?
We're Chad and Zaynah Miner! For the past two-something years we have been traveling the U.S. in our tiny home on wheels with our two cats, Tavi and Akina. The main reason we are living in a van was to get out of our crushing rent in Boulder, Colorado and re-gain our freedom and time. Chad has been a professional photographer aiming to make his side hustle his main hustle for several years now, and van life has given him the opportunity to make this transition (which is super exciting!!). Zaynah has always dreamed of living minimally, traveling as much as possible, and living in a tiny home off grid somewhere with a fully sustainable setup.     For those of you who are wondering what the hell happened to van life/bus life....? Being stationary the past few months in preparation for our sweet baby to arrive has given us new perspective on what it is we really want. Our goal is to convert out a van sometime in 2021 so we can get back on the road while always having a home base to return too :)

    Cons: 1) insulation taking up precious room/space inside the container, 2) If you buy used, be careful for chemicals previously stored in the container 3) land. my jaw dropped when you mentioned 5-7K for land. What? Where? 4) if you are on land with no utilities (such as even well water), how do you get water? rain collection? look into legalities depending on jurisdiction. **** I love shipping container homes though. My husband and I have looked into these very seriously and had an architect draw up plans previously for a piece of land we owned in unincorporated Golden CO, but we ran into some permitting issues and ended up selling the land a few years ago. Wishing you so well in this journey and excited to see it unfold.

    Amazing you guys! I think that pro about the permits is the most important. We have talked about a straw bale home and years ago we talked about the shipping containers. Ha we are now online comparing the two ideas so you got us thinking! Will you be looking for land in CO? We have to decide where we want to settle ourselves again because the grey and rain of the PNW just isn’t for us anymore. Really excited to follow your journey!     i'm a single guy in north central wisconsin that built out a 48 foot reefer . 16 feet of it is living space . living in it for 4+ years now....lovin' it . spent about $5,000 for everything (excluding land and my labor-only my labor) . used as much reclaimed material as i could which is why the cost ended up so low. my winters aren't too different than yours . $1,250 for a compost toilet was a big item that i bought for zoning regulations (i would have used 5 gallon pails sawdust composting system if i had a choice) . i'm not legal as far as zoning in this home . zoning rules have not been enforced on me so far . always something on the back of my mind . a tip for your build (that i'm fairly sure you guys know), a long wall needs to be glass (preferably a long wall and a short wall) . i have 5 reclaimed french doors on mine . gives your space an illusion of being infinitely larger.

    One of my favorite things about a shipping container house is that you can add containers to expand your home whenever you want. From the video, I can tell you know this, but when you do get ready to shop for the land, please check the zoning restrictions, costs and requirements for hookups to local utilities.

    I'm in Australia, by law a licenced electrician has to certify all the wiring, a plumber has to certify all the plumbing, so you would be able to do some of your work, then wait for it to be certified before you could continue. On another note friends of mine have built a shipping container using two containers about 20 feet apart, put a roof over the lot, had a 10 foot verandah front and back leaving a 20 ft x 20 ft open area in the middle. The kitchen, bathroom and laundry go in one of the containers for the plumbing, the other one has all the bedrooms. You could have a mud room at each end of the house, and even a composting toilet as well. To be off grid of course solar electric panels to power a battery bank, and solar hot water panels for hot water. With the cold weather in your area, how about your hot water heating the floor, which can be supplemented by a slow combustion stove in winter. Wood made from bamboo is warm to the touch, easy to heat, and pretty good insulation as well.

    This will be interesting to see the outcome. Keep us informed on research into property codes in counties you are seeking to build and well, septic and building permits. Can you purchase a half acre and put a septic system? Most counties here have moved to 1acre min for septic. Out lots are 10,000 and up per acre on midwest flat lands. What is the total estimate of shipping container after shipping fees, taxes, permits and installation? What kind of fuel can you burn there in the winter time? I was thinking Colorado made wood burning illegal years ago? Does that include pellet stoves? I got so many frigging questions. LOL

    There are places that will give you free land if you build a house on it within a certain period of time. They are places like Montana, Idaho, Canada. There are videos online. A lot of the places don't have many jobs. Some of them will even give you extra land for a business if you can bring in jobs to the area. Maybe you can start a shipping container business.

    You asked for major "cons". Well LOTS and LOTS of welding. Same with cutting, grinding, sanding and rust removal (even on new ones). Constant moisture problems. You will need lightening protection which is more expensive than you might think. Nothing works inside without an outside antenna like cell phones. You must overcome it's flat roof. Good luck

    Plus metal is very thermal conductive to any heat or cold changes. They also are not environmentally friendly and in many cases can be toxic (paint used can be carcinogenic and it's nearly impossible to trace what was housed inside). If you want to avoid that you have to buy new which negates the whole "saving a container from a landfill" argument.

    Through my research the biggest con to any alternative home is where to put it. If you watch a lot of these videos of people building tiny houses, shipping container homes, shed to homes, etc they either end up renting a space in trailer parks or their parents have land and they park it there. It's very rare to see someone buy their own land ( that's doesn't include a house/isn't in the middle of nowhere). And when they do buy their own land that usually doesn't include septic, water, or electric (which is thousands of dollars to install even if you do it youself.) Even if you're off grid most of the land people are selling doesn't include a road to get to it so watch out for that. Then just the permits you would need can be a great cost in the end. Thats why some people (and myself has been considering) build a 40ft shipping container on a trailer, so it's considered an RV and not a building. You can then start your build right away and rent a space then move it to your permanent location later. Finding the perfect piece of land should takes months to find especially if you have a small budget. A shipping container is a great way to have a zero mortgage home but there is so much more that goes into building alternative homes. It is very possible and exciting! just not as easy as everyone makes it look. Just do my research and not just on shipping container homes on all alternative homes because you can learn a lot! because I couldn't believe you said 5k-7k for land in Colorado. Also that there wasn't many cons because there is a lot. But that's why not everyone builds alternative homes, it's easier to them to pay a 30-year mortgage. Good luck!     I dream of having a shipping container home. I actually have a 8x8x40 in my backyard as storage. Things Ive learned. get a Tall one - they're about 9/6 on the interior ant that space makes all the difference. Things you may or may not know. They are a pita to insulate - ovens in summer, iceboxes in winter. You either have to frame, plumb, and finish electric then spray foam, or look into the company (Insofast) that makes a product specifically for that with wiring chanel and furring in the panels. They only make contact with the ground on the 4 corners, and the bottom interior is wood, not metal. It should be replaced if constructing a home as it's usually heavily treated. If putting the container on piers definately insulate and skirt it if in cold temps in winter. You should look up the shipping container house recently built in Amagansett, NY, by MBArchitecture, where they stacked 2 and have a third as a guest house.     You can frame out a 8x40 wood structure for less and not have to deal with cooking inside a tin can. Better yet build a 16x20.

    When you said, shipping container and then said you thought about a buss but it didn't work for you because it's maybe not enough space you the pair of you and a child, The thought came to mind that if a used container costs say $2000.00, could you buy two 40' buss's and put them side to side and create a house. I know if you put two shipping containers side by side your still going to have some wielding to do, so why not two buss's? they come with windows and a little sheet metal would do the roof and ends and you'd have to widest buss known to man as a home.

    We're still keeping our options open but yes we would love to buy our land in Colorado. Still weighing out the options and logistics of off grid winters here but it is our home❤😊

    my boyfriend and I are looking to build a shipping container home as well and looking for land in Colorado has been a challenge! You're looking at 9k-12k, and thats for under developed land in costilla or almosa. They just aren't selling properties with low acres in places they should like Parker, aurora, or Elizabeth. But let me know if anyone find anything affordable and near town...

It is an awesome one off product for learning how to build a home using a simple shipping container minus the hard work. Ive heard some interesting things about it and my friend Sam after many years got great success with it.

    I love your enthusiasm but have you checked the local codes? Also land for $5,000 - 7,000 is so unrealistic. If you do find something that cheap it has a lot of trees and brush that needs to be cleared - there's a huge cost in that, also water, electric? Probably doesn't have a road to it. You are looking at over $50,000 and that doesn't include the container buildout. I wish you luck.
