    I'm here because I'm curious. I'm Gen Z and just starting to work. I wish I make 6 figures or more just to afford a house or even house insurance. I come from a working class family living paycheck by paycheck pretty much. Currently I am making barely above minimum wage. I hope home prices goes down but I doubt it since it seems like it will be high for a while. The wages definitely hasn't kept up with the inflation. I do live in a high cost of living area (MA) and while I love it here, I've seen high rent and high home prices. If I had the extra income I'd definitely move to Florida. For now I guess I'll be focusing on moving up my career path and see if I can increase my income.

    Hi Paola, I believe it is a great idea to start saving and preparing now for a home purchase in the future. Those people who are just complaining about the prices and wishing for a crash aren't helping themselves because prices may not go down for a while. Instead, it is very likely that the prices will continue to appreciate in the near future. You will definitely be a step ahead if you start planning now. And if there is a market correction, even better for you. You might want to speak to a loan officer or financial advisor to help you determine a good strategy.

    Hi Paola - My advice to you is: FIRST - learn a difficult and demanding trade or skill. The more difficult it, is the fewer people you'll be competing with, but it has to be a skill that is in demand in today's market. This is the MOST important thing you can do to prepare to build a good life. Don't expect to make a good living at a normal 9-to-5 job. You NEED a specialized skillset. NEXT - save as much money as possible. Don't buy a new car, or the latest phone. Don't eat out often or buy expensive lunches or coffee. Save and invest your money now. FINALLY - Do NOT bring children into the world until you are financially secure, and you can easily afford to raise them comfortably. So many young people start families too early and learn they can NEVER reach financial security. My two cents - whatever it's worth. Good luck!

    I'm going to add to my previous suggestions: Unless you plan on being a medical doctor or an attorney - DO NOT waste your time in college. University degrees are no longer worth what they once were. You will end up many thousands of dollars in debt AND...even worse...at least four years of your life will have been wasted. I was a financial planner for several decades and my clients were ONLY people worth $20 MILLION or more. Yes... some of them were doctors and some were attorneys... but MOST of them started out as plumbers, electricians, mechanics, one was even a butcher. They all had two things in common - incredible ambition and the willingness to take risks in order to start their own business. Learn a trade.... work that trade for several years... then go out on your own and build your own business.

    @@johnnynick6179 Thank you so much for the suggestions and advice! I'm thinking of learning to code in a bootcamp and get certified, I'm saving up for that. Is that a good career path? I'm picking coding because I enjoy working on my computer and starting off with free resources online like FreeCodeCamp. I am studying for a written exam and then do a driving test to get my license. However I'm not planning on getting a car anytime soon (due to the high prices of cars at the moment). I just want to have my license and wait until car prices (and interest rates) goes down so I can get an affordable used car just to get to point A to B. I'm also building up credit with a credit card (just one card) so then I'll know if I have good credit, it will be easy to choose a decent and reliable, fuel efficient car. For now I'm taking small steps, slowly saving up from my job while I live with my family.

    The stats don't paint that picture. There are certainly high crime areas to avoid in FL, but a blanket statement like that serves no one well.

    I've only been here 2 1/2 years, and cesspool is an understatement, and I live in a really nice section of SWFL. There is a sense of lawlessness, and an anything goes attitude....and don't even get me started on the drivers and mosquitos

    A couple of corrections: Florida actually has 1350 miles of coastline (not 825 miles). Also, residents of NYC pay both NY state tax as well as NYC city tax, which makes the combined tax burden MUCH worse than your example. Someone in NYC making $500K annually will actually pay $56,514 in state/city income tax (not $31,873).

    So if you are coming from NY,NJ area and you think you will save $ on taxes , No state income tax or lower property taxes , Home insurance cost will replace that, and Property taxes are not much cheaper than Northern areas. If buy near water gulf or ocean ,Insurance can be $10,000 - $20,000 easily. Its cheaper inland for sure. If you are wealthy of course not a problem. If you need to work the jobs here pay terrible wages like 1980s. Reason why only wealthier folks moving here, not needing employment

    Keep it to yourself. Florida is an affordable paradise. Lowest auto insurance and homeowners insurance; lowest crime rates; zero hurricanes; the kindest, most caring people you'll ever meet. Sadly, I will be selling home in Florida and getting the F out of here. If you are 55+, buy in LAKE ASHTON! Tell your friends.

    @@katrinreal We are looking around the Winston-Salem area. Going up there in November to check it out, and will probably move in the spring of '24. We can sell our house here in Sarasota, and buy a house for cash up there, no longer having a mortgage payment.

    No state income tax is a big factor (at least it was for me when deciding to accept a job, years ago). However, if you're a homeowner, property tax, homeowners & flood ins. will set you back WAY more than income tax. Don't get me started onbthe costs of goods & services, here, now.

    I would not be able to afford 1000$ per month for taxes and going up also home insurance which is also around 1000 per month which is mostly mandatory . The politicians are driving all the people out of Florida

    As a Floridian I'm shocked that people are taking a chance. Our hurricane season is insane and most insurers left the state. Pretty soon the premium will be $20,000.

    Hurricane risk is manageable, it was the litigation environment that drove insurers away. That problem should gradually improve with the recent legal reforms. If hurricanes scare you, just dont buy a pre 1995 house or one within 5 miles of the coast or on a river. Post-Andrew houses are pretty resilient when it comes to wind.

    @@danz1182 Yes Dan - very few people realize that the problem with homeowners' insurance was caused by rampant FRAUD. Florida courts went CRAZY forcing insurers to pay claims that they should NOT have paid. Large law firms have aligned with statewide roofing contractors to scam insurance companies throughout the state. Hopefully our Governor's new policies will put a stop to this soon and rates will return to normal.

    @@danz1182 My house was byilt in '93 with all the updated, post Andrew codes. It looked like a metal and wood fortress going up. 2" x 6" wood wrapped with metal straps from slab to trusses. I like those solid pour cement houses better, but it would take a Cat. 4 direct hit to take out this house.

    As a Floridian as well this is what most people aren’t really thinking about and why the future of the state looks bleak. Florida was always at risk but didn’t have this massive surge in population that insurers have to pay out post Covid. Add in climate change on top and it doesn’t make sense for the average person. Insurance companies already see it and are bailing.

    As someone who extensively went to GA and SC for many years I can share a couple few things. #1 Job market for career professionals is horrible. #2 There is extreme poverty in both states, certainly GA and while some people appreciate "being in the middle of absolutely nothing"... for most it is just not worth it. For example... living in North GA vs living anywhere else in GA or living in Lake Jocassee area vs everywhere else... is like 2 different universes. There is a channel here on youtube called Nick Johnson and he has series of "What its like to live in...." and he captures it perfectly. #3 Nobody ever says "I want to move to GA or SC"... only people that ever say that are retiring floridians who want to move there "because" just want to hunt in their later years or "they can't take heat no more". And then they move and get hammered by hurricanes and nats and high humidity and all that. People want to live in vicinity of Blue Ridge Parkway and when they figure out a way... they move... but there are no jobs, no stores and so that does not appeal to the "normal folk". Likewise when people say they want to move to FL... nobody in their right mind says... Ohh I want to move to Defuniak Springs, Branford, Williston, Frostproof, Clewiston or something. They want the beach, they want the palm trees, they want the "florida experience". And their giant payouts from selling to investors up north empower them. I drove through Lakeland Ranch last week... because I always hear you talk about it and THOSE kinds of homes can only be afforded by people who move here with money... not your run of the mill floridians.

    I'm in a Tampa suburb, things may change but the plan is N Valdosta/Bemiss, GA. Has everything you need, all the 'normal' shopping/hardware/grocery/restaurants. Don't tell anyone but NICE homes can be had for $250K and some that just need paint for $150K. Get me some downsize and travel the world.

    The job market is horrible where in GA, you need to be very specific. That’s far from true in the metro Atlanta region lol. It’s way more diverse than Floridas will ever be. Your only argument that is valid is in certain areas of GA that you are nit picking to substantiate your alleged facts. I see tags from California, Jersey, Florida, Illinois, Texas, New York, Alabama every single day and multiples of them at that. If Florida is as great as this women claims then why are many fleeing to GA😂. Artificial Palm trees and beaches….and then what? It I want I beach or islands I can drive 3 hours, but others prefer a diverse geographical landscape including waterfalls, beaches, barrier untouched islands, Mountains, hills, Lakes, Rapids, swamps and different seasons. Hollywood southeast is GA, CNN, Busiest airport in the nation, Home Depot headquarter. In fact the top 3 GDP producing states on the east coast go as followed; New York, Pennsylvania then Georgia lol

    Florida has one thing going for it for about 4 months. Warm winter climate in the lower half of the state. Every other aspect of Florida life is smoke and mirrors. I know over 2 dozen people who have relocated to Florida in the last 25 years. The overwhelming majority regretted that move.

    After I retired my wife and I bought an RV and traveled across the country. We have been Florida natives and we were interested in seeing the rest of the country. We quickly realized that for everything you say yes to, you must say no to everything else. When we returned home we realized there is no place like home. We have the most beautiful water view and access to the Gulf of Mexico. The weather is constantly lovely even when it’s warm. We realized other places don’t have the blessings Florida has. Texas was very windy, California was ridiculously expensive and the air was not clean. We traveled up the east coast and it was interesting and there were some pretty things but it’s nothing like Florida. Now if we travel, we typically stay in the state because there’s so many things to do here. We might go down to the Keys or maybe to Orlando, sometimes we might choose to spend a week in Saint Augustine. if anyone moved to Florida and then later regretted it, it was probably because they didn’t explore, they sat in an air-conditioned house.

    @FaithwalkerTodd , until I can retire, I'll probably spend a lot of time in the summer in AC.... but it'll be far less than the time I spend in a heated home up here in MN during our 4+ months of cold..... and I won't have to shovel or scrape ice from my windshield. Looking forward to our move next year. 10 years from now I'll be free to spend my summers in MN and the rest in FL. Being within 1-1.5 hrs drive of Mickey/Universal (and closer yet to the beaches) will be the magnet for my kids/grandkids to visit when their snow flies.

I'm quite certain both of these are "true"..... I have observed it. Perhaps what you mean is some people regret moving to ? I think you're right on that.

    You didn't mention the unbearable heat and humidity for half the year. Or the constant fear of your property being destroyed by hurricanes. I live in Minnesota and I love the 4 seasons.Florida is great however for a one or two week winter get away!

    Agreed. Floridas Heat and Humidity will suck the very life from your core. My friend retired to Naples 2 years ago and complains that he just doesnt have the same energy. No Sh-- Sherlock. That weather is like trying to function in a Gyms Steamroom. I love the 4 seasons. Cool air in Spring with the smells and colors, Cool air in Autumn the beautiful changing colors, Cold air in Winter with beautiful snow falls and frost. The older i get the more i need cool air to stay alert and awake.

    If it'll keep you from moving here, I'll agree with you. Florida is bad. Alligators will eat your dog. Mosquitos will carry off small children. Stay away from Florida at all costs.

    South Carolina sucks I've lived in both places. There is a dark underbelly to SC that you don't even want to find out about there. And that is the whole state no matter who it is, they are filthy. In Florida stay out of Miami and Jacksonville and you'll be safe no matter who you are.

    Great info. Most of the points you mentioned were the reason my husband and moved here. Plus only. Have to buy clothes/shoes for 1- 1 1/2 seasons which saves me a lot . I do find the long summers too hot for me but rationalize that at least I’m not shoveling it or scraping it off our windshields. 😂 . I have mentioned schools before, but it would be good to see how Florida schools compare to other states K thru 12. This would be very helpful to parents. I’ve heard from newcomers (and Floridians) they are disappointed. Thanks as always.

    Yes, I've heard that from colleagues who moved back north so they could have access to better education for their children. Education has only gotten worse over the last decade. I also know teachers who have gotten out of education because the school system is soooo bad.

    My saying is.... "Yeah, summer is hot.... but I don't have to shovel humidity..... AND I can ride my motorcycle in it." Planned to retire in Florida in 10 years.... but couldn't face that many more Minnesota winters. Also, the political/tax climate here is getting horrible. Wife and I are looking at late winter into mid spring '24 for our move. Probably Palm Coast area.

    Actually, when it comes to hurricane protection, age has everything to do with the home's safety. Newer homes must comply with the new hurricane resistant building codes. Homes built before 2002 did NOT comply with hurricane building codes, which require contractors to install metal hurricane straps that tie the roof to the walls of the building. They used to simply nail the roof down. Not today. Roofing contractors must also use tin tabs when nailing asphalt shingles down in most of the state. In addition, almost every jurisdiction now requires hurricane resistant windows and doors along with wind resistant garage doors. These new building guidelines have drastically improved a home's ability to withstand hurricane force winds. Older homes must comply with the new building code ONLY when they are replacing a roof or the windows or doors. Buying a home built AFTER 2002 is a much safer bet for hurricane safety.

    @@taffyalusa4642 Many concrete and concrete block homes were built in Florida over the years and there's no question that those exterior walls can withstand severe wind stress. The problem is the roof. No matter how strong the walls are, the roof is still subject to updraft pressure which occurs when strong winds speed up as they move over a structure. That updraft can literally suck the roof off the building, which is something that occurred in every previous hurricane. Imagine a hammer claw pulling a nail up from a 2x4 that's holding your roof to the walls. It takes lots of pressure but it will pull up. With metal straps that can't happen. The metal is attached to the sides of the joist and then secured to the side of the wall. No matter how hard you pull, that joist will not pull up. The wood would break before the metal would give way. I'm glad you had it done but I can't imagine any responsible roofing contractor telling you it wasn't necessary.

    Correct you are! Have a 4/3 pool home in a nice suburb near Tampa. I've had this house for 25 years. Other family members from here relocating (bailing-out) to the mountain areas in Northern SC. Wife & I are planning to do the same. It's just not the same Florida anymore.

    Well, my inlaws managed to move from New Jersey to Florida by paying 3 times more for a smaller house. Go figure. I think they have miscalculated that everybody would come down and visit... None of us are beachers. My parents on the other hand live in Switzerland. Guess where we are traveling to every year?

    @liebling6708 Why not visit your in-laws in Florida just to spend a little time with them as well, even if you aren't there for the beach? If my son and his wife only visited her parents and didn't visit us just because they aren't beach people, it would cause my husband and me a lot of grief. An idea might be to invite your in-laws to join you and their son in Switzerland. Just a thought. No judgement.

However, we are on a tight budget time and money wise and I have many more places to visit in this world besides Florida. It was my inlaws joice to move there and they in return choose not to visit claiming health reasons. Right, that's why they should not have moved away from three sons, three daughter in-laws, 6 grandkids and 5 great grandkids.

    When I was in my 20s, I moved to another city. My family's response was that I should not expect them to visit me because I am the one who moved away and those are the consequences. It took me quite a few years to realize that my family's indifference exposed how they had truly felt about me all along. I hope that your in-laws will find a wonderful family in their new Florida.     The big issue with SC and GA is both states lack a big city on the ocean shore. There are Charleston and Sahannah only, and nothing even close to it. Although both cities are comparatively small. If these states had a couple of big ports, they would be more desirable destinations for migration. Climate-wise, these states are decent options compared to Florida.

    Hi Katrin, did you say your homeowner's insurance premium went from $2,500 to $5,500 in the past 3 years? Yikes! Inland Central Florida is still on my radar when I retire in 19 months, but I am watching the homeowner's insurance situation. I have heard people post on social media in Central Florida that they have had anywhere from slight increases to large increases in their homeowner's insurance. Sounds like shopping for homeowner's insurance may need to happen annually, at least for awhile.

    Shopping around is always a good idea. If the home is further away from the coast, not in an A zone, newer with newer roof, maybe impact-resistent windows, the insurance should be lower.

    I'm between Orlando and Lakeland which is about as far inland as you can get in most of the state. My homeowner's insurance doubled in a single year and that was after shopping around. I'll be changing insurers every year until I am able to leave the state.

    I don't think only Florida is facing high homeowners & auto insurance increases. I live in suburban Chicago. I just got my auto & condo insurance premiums effective in October. Car insurance went up 39%. Condo insurance went up 49%, which covers interior contents, personal property & personal liability. So now I'm shopping for new insurance. Called State Farm. Auto insurance definitely cheaper, $212 per yr, than what my current insurance company is raising my auto insurance rate to. State Farm condo insurance quote is slightly higher than what my current insurance company will raise my condo insurance rate to next month. My current agent said she will check around for lower auto insurance rate, but she said my condo insurance rate is probably as low as I can get, even if I shop around. I think I will keep shopping.

    No place are perfect but Florida have the amazing landscape for someone that love tropical weather and beach mode, also the No income tax state is a plus, the freedom of the state is something that attracted lot people and affordable prices of the homes just if you compare with California, NY or expensives states the Cons; home insurances cost, car insurances cost, Hurricanes seasons, overall Florida is the best state for my taste

    Wait till the new condo rules are fully in effect - any condo over 30 years required to have engineering studies done, all condos have to increase reserves for repairs, and all of them getting hit with increased insurance, just like sfh’s. There are a large number of fixed income retirees populating these condo’s, many won’t be able to afford the increases and will be forced out.

    My brother's, brother in law has condos down in Florida. Between 2 that he owns, he was slapped with an assessment fee of $500,000.00, after Hurricane Ian!!! .....and I'm sure the monthly maintenance fee will increase as well.

    We live in NJ--for us, it's cheaper to stay put! Why? Well, NJ is really two States, North and South Jersey. I live in South Jersey, 30 minutes from Philadelphia. My homeowner's insurance is about $850/year. I priced small single homes in Broward County, within 3 miles inland from the beaches and homes start at $400.000 + insurance at around $12,000/year. Until the FL Insurance Crisis is resolved, I'm staying put. We're in our early 60's and vacation every December at our Fort Lauderdale timeshare (or nearby in Pompano Beach). Furthermore, the "Don't Say Gay" attitude in FL was the final straw as to why we told our realtor that we aren't moving so fast! GA and SC may be cheaper than FL, but those states are more homophobic and antisemitic so two strikes for those states.

Floridians are becoming more and more intolerant of irrational people who want to push an agenda that we vehemently disagree with. Most of us do NOT want our children and grandchildren taught that girls can choose to be boys and vice versa. If our children come to the conclusion on their own that they have a gender issue, we will love and care for them, but we will NOT allow YOU to come into their classroom and SELL them on the idea.     Real estate is not cheaper in florida. Check out real estate in Indiana, Illinois, Kentucky. Cost of living, a $40,000 truck in florida cost the same as a $40,000 truck in New York. A 5 lb. of flour in florida cost the same 5 lb. of flour in New York. The cost of living is just about the same across the u.s.a.

    I moved full-time to Florida in 1969 and left Florida in 2020. Lots of changes over the years. Florida once had many lovely sleepy towns, low population and open spaces. Florida, believe it or not, was once a truly friendly place to live, no one ever discussed politics, and everyone got along. Then the Republicans took complete control of the state in 2000 and the slide downward began. In 2020 I moved to GA. Yes, we do have a state income tax but for retirees it is minimal. My property taxes, again as a senior, are a whopping $394 a year. Property insurance because of the coverage I want runs about $1,000 a year, it could be less if I wanted less coverage. Plus, I enjoy my mountain and lake view, I enjoy my peace and quiet, I enjoy the wildlife, I especially enjoy the 4-seasons. My highest electric bill was in February @ $151.00 and my lowest was in July @ $101.00. I've been up here 3 years now and we had a snow accumulation once of about 4 inches, and it was melted by the next day. Am praying for a real snow storm this year!

    I think you were wise to move out of Florida if your political leanings were that far left. I like the idea that people are now using their political affiliations to help them decide where to live. If more people did that, we would have less friction between those who lean more toward collectivism vs those who lean towards individualism. When like-minded people live together it allows them to express themselves more freely. They don't need to worry about who they are offending. Good luck in Georgia.

    You have to have a combined income of $250k/year minimum in FL now. Just 5 years ago that number was around $80K/year.

    Even wealthy Latin American friends who would come to Miami for vacation or long term stays are now going to Argentina etc.. than come here now. Just too expensive AND there's no value anymore. Too much for too little.😊

    Florida=immigrant refugee camp for Cubans, Haitians, criminals, and other weirdos. Most are not enjoying those expensive yacht clubs or condos on the Keys,Miami or Ft Lauderdale as most are in poverty. Just like you spent 15 minutes smearing two original actual colony states, great states mind you; their are also videos flaming Florida as well 😉. Besides some 24/7 illusion of all play on a beach with artificial palm trees what industries outside of tourism is Florida dominating? The landscape doesn’t even touch the diverse terrains of Georgia or the Carolina’s. These states have every landscape you can think of minus the amount of coast line and the ATL region itself decimates Florida, if it was on a body of water it’d be game over.
