You only need to write a letter of explanation for any credit inquiries on your credit report before going through the mortgage process. If you opened a new account, you will have to document it. After you have made application for the mortgage, you should not apply for any credit at all. Not until you get the keys in your hands.

I'm already way above it and American Express along with some other banks really are handing out bonus after bonus. if I wait two years for 5/24 to get back into more Chase cards then who knows how much I will actually lose out on or what will even be available in the future.

Hitting minimum spends requires more strategy if one lives in an area with a lower cost-of-living. Average rent where I live is $1130, so that alone won't cut it for most premium cards, especially the Sapphires or Amex Gold/Platinum. You gotta gin up more ingredients to make that pot 🍲 (my *Florida* is showing). I used groceries, cellphone, rent, internet, utilities, my 6 month insurance premium, prepaid most of my annual timeshare maintenance dues, gas, regular shopping, my storage unit bill, and $400 in gift cards to clear the hurdle on my Sapphire Preferred. It required that much yoga because I save/invest heavily, so there's not a lot of discretionary spending to leverage aside from necessities. As Sebby says, YMMV. Do what works for you. I plan on getting a house in a few years, and once I'm no longer a renter, I won't have a major source of minimum spend anymore. Now's the time to get the Sapphires, Platinums, and Hyatts. Sebby: the word you were looking for at 4:33 is "strike while the iron is hot" - as in metalworking. 😃

I would only pay one month at a time of student loans on credit cards, even if the interest is lower. There are many more options for deferment or reduced payments, if you run into financial trouble, or cancellation if you become disabled, by using the federal government student loans.

I think I’m at a standstill for the time being. My credit score is 740, I’ve opened 20+ accounts over the past year to build a large based of good cards since watching your channel. Most of my cards are from Amex and other larger banks with rewards, except I skipped Chase and will have to wait 24 mths to apply for the Sapphire. Although my credit utilization is low, I do carry balances on 0% Interest cards to establish payment history with a new account (for example Discover). But due to my recent number of applications and new accounts opening, I can’t really do anything at this time. I did notice that the hit from the inquiries to my credit score wasn’t impacted very much but it has affected my overall approval status due to having opened so many accounts. Is there anything else I can be doing besides just waiting 2 years to clear my inquiries and new accounts? I’m hoping by that time the inquiries fall off and my credit utilization goes to 0% my credit score will jump to 800.

Yup in the student loan situation. Try to keep telling my parents that if I wait a couple months I get much more money than whatever interest would have been accrued by getting a new card. Juggling cash between bank account bonuses and minimum spends means I'm not always paying my loans as fast as possible but simple math tells me I end up well ahead of interest with close to 0 risk. Only wish I knew about it in college haha, was in the club situation you described. I ran a club where we would buy a ton of stuff online and fly out multiple people every spring. Could have hit some minimum spends easy.

If you playing the long term game then I'd go on ahead and get the card. It'll take your average credit history down but over the long run it'll recover as your youngest credit account ages therefore raising your average account history over time. Basically taking the hit now is better than taking the hit later down the road. You don't want to come off desperate for credit though. If the inquires on your credit report are from different card companies then I suggest waiting till the inquires are off your credit then apply, it increases your chances of getting the cards. Keep in mind if you trying to get a chase card they do have a 5/24 rule...hope this helps you make a decision a bit but it's always good to seek several different opinions

Ask Sebby Thanks, I appreciate it Sebby. I’ll give AMEX a call in a few days if my statement doesn’t update. I’ll say it was for baggage fees, even though I’m sure they fully know of this exploit. Actually, Delta had UPS 2nd-Day Air at no shipping cost for physical cards; you would only have to pay for expedited shipping.

Hugo Lizardi I’m aware of that. I’ve heard of/read that people with the same issue call and say the charge was for a true incidental fee and got the statement credit. I’m just going to leave it be for a while atm.

Hello, Chase recently closed one of my card accounts due to non use. Is this a bad thing? Should I be putting a small charge on all my still existing cards that I no longer use every once in a while? Also, can the Chase United card and/or Chase Southwest card be downgraded to the Chase Freedom card?

Your philosophy makes sense to me. Also, I do consulting work for people that struggle with colloquialisms, old sayings, and outdated phrases. For instance; taking advantage of something current is "Striking while the iron is hot". If you're wrestling with something difficult it's "Like trying to stick a noodle up a wildcat's butt". If you think someone is exaggerating then you may have "Heard a duck fart underwater before". That sort of thing. I'd be happy to help you out. Hilarious watching you power though those things though.
