They do pay property taxes. The Town of Farragut does not have a municipal property tax. Farragut residents pay the same property tax as other Knox County residents, $2.32 per $100 of assessed property value. Property is assessed at 25% of the residential market value and 40% of the commercial market value.

Farragut is a safe well manicured place to live. I grew up here and loved it so much I decided to move back , buy a home and start a family here. The only downside is as a newly wed the age demographics of home owners here are late 40’s and up. As this is a down side In some cases I wouldn’t trade it because my “ experienced “ neighbors are always a phone call away to help in anyway possible. From yard tips to business advice.

When I search online for houses in Farragut it comes up as a Knoxville address ... is it really its own city and how there are ZERO property taxes due or just no add ons to what the state/county charges for property taxes?

Farragut was a nice place to live but after covid, it had a huge influx of out of state transplants who bought into the marketing hype that it's East TN's very own 90210. Sadly, property owners who had acreage have sold to developers to make way for lackluster neighborhoods and cookie cutter homes. Schools are old and overcrowded; traffic basically doubled after covid; many commercial buildings are vacant; not a very culturally diverse area; drug problems in public schools; not adequate police presence; too many people with nothing to do but complain about silly things aka KARENS and KEVINS. Town politicians get nasty with their constituents and want to turn what should be a village/small town into a bustling downtown, yet there's no historical main street w/buildings. People are just so stereotypical and they're more pretentious. There are other areas within Knoxville with beautiful architectural homes and established neighborhoods like Sequoyah Hills, Bearden, West Hills, Northshore, Holston Hills, Fountain City, and outer areas like Maryville and ironically, they have parks and libraries too!

Farragut's getting more apartments and losing green spaces. The traffic issues are getting worse and the schools are becoming overcrowded. I would look into the Hardin Valley area instead. .02

Most of Knoxville is technically not in the city of Knoxville, it's Knox County. Hardin Valley is an unincorporated community/area in west Knox County. It is the area that runs somewhat from the Clinch river to the north side of I-40. Hardin Valley Academy is either the number one or number two public high school in the county (it's basically a tie with Farragut which is south of I-40. I'll admit that the eastern boundary with Karns (another nice but very spread out unincorporated community that is the "north" end of west Knox) is a bit fluid, but a general rule of thumb is Hardin Valley to the west of Pellissippi Parkway, Karns to the east and the little community of Cedar Bluff tucked in to the southeast (Cedar Bluff is the home to the top private schools in Knox: Webb, Christian Academy, and Catholic all of which are stretched out along Dutchtown Road). If you are coming in to work at ORNL or Y-12 then Farragut or Hardin Valley or Cedar Bluff or west Karns are going to be the areas to look for because of their proximity to I-40 and/or Pellissippi. Another area to check out are what some refer to as being Farragut, but is more properly Bearden (also another good high school) and those are the areas of west Bearden that run from I-40 down to the Northshore area and then back east along the river towards Lyons View.
