Where To Live and Retire in Puerto Vallarta Mexico: A Tour of Neighborhoods Before You Move - Pt 1

UPDATE in 2022: If you are serious about your retirement to Mexico, check out our comprehensive and exclusive program - DREAM RETIREMENT IN MEXICO. www.DreamRetirementInMexico.com
Pre-recorded videos with experts in real estate (from different areas in Mexico), law, accounting, banking, mortgage lending, healthcare, veterinary care, dentistry, and more! Interviews and condo tours with expats who have made the move.
Most people want a happy retirement or an empower retirement. They want to retiresmart being able to use their 401k, Roth, pension plan and even have an early retirement.
In my extensive travels, there are a few places where I would want to retire. Puerto Vallarta Mexico is one of the best places to retire for its affordability, weather, amazing culture and food, small town feel and more. Some like Puerto Vallarta snorkeling while others prefer to sit and look at the ocean. It is surrounded by mountains on one side and the Pacific Ocean on the other. With tropical temperatures all year around, it’s easy to see why this has become such a popular destination for snowbirds, retirees and families.
Real Estate agent and friend Taniel Chemsian has been a Puerto Vallarta resident for the last 15 years. He shares why Puerto Vallarta may be the place you will want to retire.
Taniel gives me an exclusive, private tour of the different residential neighborhoods in Puerto Vallarta that might be of interest. In this video, we visit the Hotel Zone, Fluvial, and Versalles.
You can get an inside look as to what makes these neighborhoods appealing, how much a home costs, as well as other things you should know before you make the commitment to move.
Check out Taniel’s website and listings at

I was able to finally make it down to PV from Aug 14-28/2021 and see it all for myself including the surrounding towns and interior. It was great to drive through all of these neighborhoods and get a good scouting report. I did and saw so much and it ended up being better than what I expected. My mind is made up and God willing, I will be back for good within 1-2 years max. 🙏🙏🙏

The Hotel zone is not Vallarta. It could be any city in the U.S. Blech. I hate when some Realtors do that. They think Americans want to live in Modern areas and not in the cobblestones streets of Old Vallarta.

No offense, but Puerto Vallarta does have hurricanes. I was there in 2002, when Hurricane Kenna tore up much of the Malecon, which is why the new one was built. In fact, "according to Wikipedia , Hurricane Kenna injured some fifty-two persons in Puerto Vallarta and was the most intense hurricane to ever strike the Pacific west coast of Mexico." There's even videos of it on KZread. Other than that, I like your video.

I have been here 3 months. The locals mainly see you as a walking money bag and thats why they are friendly. Going down to the beach you constantly get harassed by sellers that have come up from Chiapas. Food is pretty average. Worse in the tourist restaurants along the waterfront. I get better mexican food in California where I lived on the central coast. If you go to the local cocinas económicas you can get some good and cheap home made food but you have to know spanish. Beaches are filthy right now from the rains and sewage overflow. Overall puerto vallarta is expensive and overrun with gringos and mexican tourists as well as the local scammers trying to sepárate you from your money. I had my fill. No mas. México has much more to offer than this if you can speak the language. Then you will get the cheaper prices, better food, cheaper cost of living. Puerto Vallarta is ok if you're a clueless foreigner first time visitor. Just watch your purse. Every expat I have met has a story of theft, from cars to money to computers.

On the "capital gains" issue, back in 2004, the law stated that the "buyer" had to pay the capital gains, which made it more difficult for another American I knew down there to sell his casa. He ended up having to pay them himself, or a good portion. Is that law still in effect, that you know of?
