    true, but demand is the desire and the ability to pay for goods and services. How can migrants afford such rents working in low skilled jobs for min wage? well the local authority pays (HB), or central government (Asylum). This is the real scandal, when you follow the money, you will see that money then goes to foreign owned companies.

    @@jon-xd7tl How many people can live in an HMO? - there isnt an upper limit, but a definitiation of a HMO is An HMO is defined as a property that is let to 3 or more people from 2 or more households. How much housing benefit can they receive? is defined by the local authority I believe What is the total rent that they can pay? variable I would think if they claim benefits while working in the black market Question you missed out: Who gets rich off it? Slumlords, hotels offering rooms to central government or the local authority, where the hotels make central government and local authority compete for limited resources because the town planners didnt want to build a house.

    I say this exact thing to all these so called property experts on KZread which keep predicting house price crashes just because interest rates have gone up. Truth is, in the UK now people will do anything to be able to afford a place to live. We have a property market which is such a beast that even things like higher interest rates, crazy rents, crazy house prices makes very little difference as there's always someone who is waiting and who is able and willing to pay any price.

    Property developers and the government have honestly done it on purpose - the idea from thatchers days after selling council homes was to build more - and they didn't. Then we've had all the nonsensical talk of building "affordable houses" which again they failed to do by building more luxury based homes as opposed to affordable. Both of these things drive up the prices of all houses as there's as a result more demand for smaller and cheaper homes making them worth more, then the bigger homes in turn become worth more. So it benefits those who own multiple homes or property empires. Migration was one part of a bigger picture here as they have effectively used migration for cheaper labor which numerous businesses largely profited from while as you say the increased demand also drove up housing prices further - which business owners have multiple of, so even more profit for them. Then we have the concept of "buy to let" mortgages which still exists in a housing crisis and speaks volumes about the priority of politicians.

    No. The Tories have pledged since 2010 to reduce immigration to the tens of thousands and that is what people voted for. The Tories betrayed their voters and did the opposite of their pledges.

    @@jerryorange6983 The points-based system was supposed to reduce immigration but Johnson and Patel arranged for it to increase immigration, in the interests of business (keeping labour costs down) and landlords (increasing rents). The Dublin Agreement has nothing to do with the level of legal immigration. Net legal immigration was 745 000 last year alone, all entirely under the control of the Home Office and the government, and the opposite of what people voted for in every general election since 2010.

The points based system allows billions of people to access the UK and the Dublin agreement opens a gate for those who cannot benefit out of it. So Brexit brought the global freedom of movement. Don't listen experts. Listen fools instead. Are going to vote for the reform?

    Net i m m i g r a t i o n was 745 000 last year alone, all approved by the government, despite their repeated pledges since 2010 to reduce i m m i g r a t i o n. That's over 2000 new arrivals competing for housing EVERY DAY. Demand is outstripping supply, of course there is a housing crisis, with increasing rents. Rent increases will be even higher if open borders Labour are elected.

    At best we can build about 250,000 houses a year (and there is already a shortage). I cannot see any reduction in migration under labour (or the conservatives) as both parties are obsessed with short-term solutions that create long-term problems.

    ​@@jackhadroom4540 Neither the Tories nor Labour want to reduce immigration. From the Tory perspective, it's good for keeping labour costs (wages) down and rents and property prices up. Open borders Labour once claimed to represent the working class, but now they share the same goals as the Tories. Their vision is to integrate the UK with the 3 r d world.

    Too many people are coming to the uk this immigration racket benefits the landlords which are consist of politicians many immigrants are landlords and we need information on the house ownership the statics and data on this the land registry needs to show this and make it open to all. This will show a clear picture most of those that own property most likely wont be the natives of the uk and so the government must investigate the land registry we need all to see the data on this.

    Yep - "buy to let" mortgages should be outright banned, if you own more than one home the cost for that should be a large annual tax, and the rental industry should have much more stringent regulations. Property should have never been an investment opportunity, and it's still not as investment suggests fair probability of profit or loss, yet whenever homes are concerned the government intervene to prevent heavy losses - they need to pick as they can't have their cake and eat it too, it's either an investment in which case losses should be a risk you take or it's not an investment in which case if it's a home a person should only be able to own one without heavy taxation in a housing crisis.

    In Australia, Rents have gone up because interest rates have gone up along with cost of building materials due to inflation. This has been exacerbated by immigration... however, the bankers are the only guys getting rich... housing investment has been reduced because money in the bank gives at least the same return without the hassle of property damage/ maintenance.

    Let’s not forget councils working hand in hand with private landlords, by sending local people that should be getting council housing to private landlords. So the councils can house the immigrants and foreigners instead. You see this across the uk. Private landlords should be forced to pay the same rate for rent in an area as the council charge. Instead of double to three times the amount. Plus private landlords should also be forced to pay 50% tax on the properties they have. They should also have to pay higher housing insurance, and council tax. So even if you own two housing properties in the uk or more you pay more for them. This would cut down these private landlords and stop house prices from going up so high. Most of these private landlords don’t tell the mortgage company or insurance companies they are renting the properties out, most of them don’t even pay tax on what they earn from renting properties out.

    I agree with the first bit of what you say about councils not housing local people. I have been doing some work in some council blocks in Southampton and other than people working there, i.e. my colleagues, contractors and the cleaners, I sometimes do not hear English being spoken all day. When you see it close up it is really incredible. (The other thing you notice is how many men there are who do not seem to have any jobs to go to during the working day.) On the second bit, it is true that there are some total bastard landlords, but there are bastards anywhere that there is money to be made. It is just that it has been made so easy for landlords because demand has gone through the roof. You do not need to be an economist or demographics expert to work out why there is a housing crisis, you just need to know the rules of Musical Chairs. I own 2 properties that I rent to people who a generation ago would have had a council property, but I have already said why they can't get one. The insurance I pay is already more than I pay for my own house, and is based, presumably like any insurance policy, on the risk. (One clause in my insurance policy interestingly says that I can't have refugees living in my property.) With respect to council tax, I only pay it if a property is empty, which hopefully is very rare. There is talk about raising the council tax for empty properties, which is a reasonable idea, IMHO, but for most landlords, like me, the last thing we want is an empty property. I think 2nd homes and Airbnbs would be much better targets, although if you total up all those properties in the country you only have enough to cope with another 3 or 4 months of migration at the current rate. As I said, there are some total AH landlords (of which I am not one,) but even if you banned every single one of them, and sold them to owner occupiers you would not solve any issue at all because now you have 3 million tenants, including the 2 families I provide with housing, without anywhere to live. The Generation Rent spokesman said as much last week in an interview. (Musical Chairs again.) The issue discussed about landlords putting up rents to cover increased mortgage costs is a total red herring. My agent has no idea whatsoever how much my mortgage is/are/was, but every single anniversary they advise me to raise the rent "in line with market rates" They do not even think about it, it is a computer generated letter. Most landlords always have and always will try to get as much money as possible for their property, irrespective of their costs. Put it like this - if rents are in any way whatsoever linked to mortgages, why did rents not fall in the 2008 crash when mortgage rates plummeted, or again during Covid when rates went down to almost zero? Totally agree about landlords who do not declare their income, and until there is proper enforcement, and proper penalties for ignoring the law, the piss takers will continue to take the piss, and decent landlords who comply with more and more rules will continue to get clobbered.

    @@juliandavies9591 I understand there are good landlords like yourself, that follow the rules and law. That think about the tenants as well. But for every good landlord like yourself there are 5 plus bad ones. That couldn’t give a dam, I even did work for one landlord on one of their properties they have 3. They don’t pay tax on them, they up the rent, when they can. The property I did up for them, has gone to an house agent. I asked the agent who are well known on the high street. Have you asked them if they have the right paperwork like insurance or show they pay tax etc.. They answer I got back was no, we never ask for anything like that. They just sign documents to say we will deal with everything to do with the property for them, ie check the tenants are ok, and deal with maintenance, guarantee the rent etc. Your right in that there should be a governing body that regulates, that landlords must register with or face fines etc.. Because those landlords that do it correctly like yourself would have no issues with that. As for the councils it seems to be the same across the uk with most councils. I can never understand why we are not like the rest of Europe and most countries in the world, in which immigrants and foreigners cannot work within any type of public office like councils at any level. Something has to change with landlords and the councils, but we never have any strong MPs or governments with the guts to make the changes needed. So it’s only going to get worse. An your so right in pointing out the 2008 recession and covid lock down on the rents of property, an it being very clear that rents are not down to mortgage rates for them going up. It’s about greed. I hope you find good long term tenants for your properties, as you seem to be one of the good landlords that deserves to have them.

    I can honestly tell you that there are a lot of my generation who missed out on all this prosperity. When I was in my 20s most of the people I knew were being chucked out of jobs in mines and heavy industry, and have struggled to get decent stable well-paid jobs ever since. I don't know any "boomer" landlord who either voted for mass uncontrolled 3rd world migration, or who thinks that a broken, crime-ridden wrecked society with a 3rd world health service and educational standards going backwards is a price worth paying for a few quid a month extra in rent. I'm guessing you haven't had children yet, but when you do, you will understand that most people love their kids and worry about their future, with not having anywhere to live pretty high on the list of worries.

Articles 24 & 25 of the Cairo Declaration on Human Rights in Islam are not very reassuring for non Muslims and as for "killing their own" ?
