I applied to a broker just to see how much I can afford and all that fun stuff. They also asked in their form what price range and zip code I wanted to buy the house. I was honest and told him that before I start looking I want to know what I can get approved for. He said "wow you're doing it the right way" so I'm guessing people also get excited before taking to them but I was clear what my plan was

You can, but I don't think it's super necessary. As long as your loan officer is checking credit and all your documents, that should be sufficient

How long is a pre approval good for? (For example, say you start shopping and it takes a while to find the house you want. How long can you shop around before you need to get pre approved again?)

Kyle, does the 45 day shopping window begin from the time a prequalification application is submitted or when the lender checks credit? I submitted loan prequalification to a National Bank days ago and I haven't been contacted, if I cancel my request will my credit not be pulled?

It begins when credit is first pulled. It's difficult to say, you'd need to ask them

Do you know if the location of a house determines qualifications for a mortgage? I’m a stay at home mother and my husband works from home too, but does have to go into the office twice a month. We are looking at purchasing in an area about 80-90 miles from his jobs headquarters. Would this be a problem?

Love the visuals and looking for something easier than recording with a powerpoint deck and my narration... takes too much coordination of advancing the slides ! the bullet list and pen highlights is really nice.

I am in underwriting. They told me to get on a payment plan for car repo. Called the car place and they told me I can't make monthly payments. Would have to pay half of balance. Now what does this mean for me ?

Hmm, you'll want to ask your lender why you need to be on a payment plan for the repo. It might be possible for them to just take 5% of the balance into your debt-to-income ratio.
