I first learned about Home Maintenance Accounts online. It's recommended that you save 1% of your home's purchase price every year. So you paid $150K or 150,000 for your home save $1500 every year. It's good to put this money in an account you don't readily have access to. Not your regular account where your bill money is kept. Even buying salt if you live in an area with harsh winters can be expensive. If you get a tax return you can fund half or a fourth of your Home Maintenance Account. Always try to get 1-3 months ahead on your mortgage....so many people could have avoided foreclosure if they had just done this. It gives you time to breathe and recalibrate if you are faced with an emergency

Here is a tip for people moving from one state to another and buying a home.. After doing the final walk through, take pictures of all the appliances as well as the condition of the place. Some sellers have been known ( after closing)to return at night,to the property and steal out all the brand new appliances and replace them with rusted broke down items . Or worse not replace them at all,after closing.

So glad I found your channel! I closed on my first home last week and all of your tips were so helpful! To the people who are weary and still looking for a home in this very competitive market, please stay encouraged! My house had multiple offers but the sellers went with me because I would be actually living in the house and not renting it out. So make that offer! You never know until you try ❤️ ETA: I also got my house for under the appraisal amount, so again just make that offer and see ☺️. God bless.

Congrats!! I agree with you. I close end of next month and found Shaheeda's advice so very helpful! My home is new construction & yrs ago I saw on HGTV when there are multiple offers, sometimes writing a letter helps. I did just that and they accepted, I offered $1000 over and they reduced it back to their list price. To God be the Glory! Don't give up on your search!

I got one of those _"Get Copy of Deed"_ BS when I bought My houses. The first time I read the notice I knew it was a *_LIE_* especially due to I already had My Deeds. Thank God I was born and raised in NYC. Living there raised My Spidey Senses for damn near everything in My life.

Sold several times over the course of the loan. Mine has been sold 3 times. Keep all your paper and tax papers in a file cabinet or file box. So many people forget to change those locks. I changed mine same day I got the keys😊. Homestead exception save me on taxes. I had a very good realtor she walked me through and told me everything I needed to get done. We remained friends till this day😊

Great information. We just closed the end of April. My suggestions also is to keep anything related to your home in a safe and to not only change the locks on all doors, but to change the garage door openers too. A month after closing after we already had changed the locks and came back to the house there was a dead cat inside the house. There’s no way the cat could’ve gotten in, unless someone left it there. After that, we changed the garage door openers too.

Great tips. I wish I knew this information when I purchased my New home back in 2017. The exemption tip is a great tip!!!! A coworker of mine told me about the exemption and it truly helped me out, cut my taxes down. Thank you so kindly for the tips. I always share your videos with family/friends preparing them for their new home.

No but...homestead exemption, car tags, license would be the main items.

In regards to schools you can discuss with your childs current school beforehand for transfer paperwork, what you will need to do or not do in regards to iep/504, etc. Bus stop info will be later but what new schools it will be needs to be found out during the house search process. Iep/504 is much easier to handle searching within district than it is out of district. Overall include the school in this process especially when you know what schools your child will be attending cause they can help a lot to make the transition easier.

Not right now, only a few programs allow you to "stack". You should ask the program that you are interested in if they work with any other programs. Sometimes you see this working with County and City programs is certain areas.

Question: we are getting a ton of companies sending us “home warranty” offers. Offers to insure the mortgage if something catastrophic happens. Is this a scam or what should we do with these?

Home warranties are not scams, but they usually only cover minor items so it may be better to save up yourself. If you don't have much saved you may want to have one in place until you have savings to cover repairs. Mortgage life insurance it usually only a good idea if you possibly have health conditions that will not allow you to find life insurance elsewhere. Term insurance is less expensive and your beneficiaries can use that to pay of the mortgage if they want. www.investopedia.com/mortgage/insurance/why-you-dont-need-mpli/
