    Buying an apartment in gated community will cost approx 1-2 cr hyd, plus maintenance cost of 3-4k, with so many restrictions, most of amenities which we pay, we don't even use it. Dominated by some people and too much politics. While this scenario comes to gated villas as well. My opinion is buying a land and constructing 2 portions. One for yourself (rent) and other as rental (emi benefit). This case you can grow.

So that your children will grow with all the amenities and with good exposure with all kinds of people. If you have grown up children opt for a independent house out of the society.     Buy 1.2 crore flat and pay 2.6 crore EMIs in 20 years. If interest percentages increases then you will end up paying 3 crores to bank. After 20 years you will get the apartment but it’s worth won’t be greater than 1 crore (Depreciating asset). Better to stay in rent, you will be more profitable😂. Upcoming years apartments market will drop significantly.
