Real estate builders always support flats because they earn crores of rupees with poor quality construction. These are all wrong calculations. A plot worth 2800 rupoes per sqare yard is now 12,000/-. In penuguduru in east godavari district. This is the universal truth .

Only 20 years back flats only get 30-35 square yards,now you won't get 15 square yards also,plot is the good option compare to flat for long term without depriciation.

Hi Sir Present day u have to invest 1cr on Apartment which is (30 times higher than 2001-02 prices) which will never yield appreciation.. once apartment gets older, u will find very difficult to find buyer at purchase price. On buying an apartment u will enjoy rental yield of 3-4% which is lower than FD. My advise is never ever invest in flats.. Commenting based on my personal experience (learnt a life lesson never to invest in flat)

I appreciate you sharing your life experience, however, this is just instant income as of now, but after 10-15 years, the prices may range between 4-5 crores for same flat. So it will fetch you 500 percentage of your investment, so you have used ur opportunity to invest a seed, but fruits will fetch you or your kids later. Cheers

@@sujathanareshsadadi1967 Be practical in ur calculation (if a 1cr flat to become 5cr) in 10 years it should appreciate every year by 18% which is a hardly impossible. Are u expecting apartments to give 18% annualised return when banks are offering FD’s at 6-7%, avg annual return on gold is 4%, stock market indices (nifty n sensex) at 10%.

Sir ఒక ఫ్లాట్ తీసుకుంటే కొన్ని సంవత్సరాలు తరవాత కూలిపోతుంది కదా మరి అప్పుడు ఎలా ? ఉదాహరణకు ఒక 12 సెంట్లు ఉన్న స్థలంలో 20 ఫ్లాట్ లు వచ్చేలా కట్టారే అనుకుందాం కొన్ని సంవత్సరాలకి బిల్డింగ్ కూలిపోయాక ఆ 12సెంట్లు స్థలం 20 మంది ఫ్లాట్ ఓనర్స్ కి కనీసం అర సెంటు భూమి కూడా రాదుకదా. మరి దాన్ని ఫ్యూచర్ investment కింద ఎలా చూడాలి.

Sir you should not calculate initial value for calculating % of benefit after 0 years for FLAT you must consider FLAT value at 9th year or initial value 1cr+interest paid then you will get correct value
Plot has a risk of losing to rowdies, yes, but he left all the downsides of Flat. Whatsmore? A depreciating flat with a 20 year loan is a lifetime commitment for a a depreciating asset. He wants all the developers to buy polots, land and all the comsumers like us to buy flats from them. Guys, if you are afraid of buying plots, buy Agri field near to your home town vicinity even if it is not a road point. These Real Estate fellows fooled us saying Flat is an Investment, when it is NOT. Flat is a direct utility. Please, ignore this guy's words and watch some better thoughtful peopple like Akshat Shrivastava.
