I've been living in San Diego since the mid 1980s. It's not even close to being as nice to what it used to be. Just a mini Los Angeles now.

You're definitely right, the prices of the beach homes are ridiculously expensive. It's insane!! And I remember it was nice and sunny in San Diego and when I went to the beach it was cloudy.

in 1986 I rented a huge studio apartment in Pacific Beach just a couple blocks from the water on Felspar for only $300. In '85 I rented a 2 bedroom house in La Mesa with a huge yard and garage for $600. So many memories in PB. I wrote my name in fresh cement on Mission Blvd in 1986 and it's still there! I go see it every time a visit, I still love PB and visit often , I live in LA now, I have a fantastic place in Santa Monica, which to me is PB 100 years in the future.

You forgot some things: Termites. Termites LOVE, LOVE, LOVE the weather in the beach communities. Both the flying ones and the underground ones. My house is a mile from Moonlight Beach. I had it inspected last week and yup, they found termites in the rafters. Now I have to pay $1000 for a spot treatment of a 18" piece of wood. Homeless. If you are homeless mental case with addiction issues, then they head to the beach and live there. Perhaps it is the weather. Perhaps it is the saps that give them money. RV urban campers. A notch above street homeless at RV homeless. They have old beater RV's that they park in front of your house for days on end. They dump their sewage on the streets. They tend to move around town, when they can afford a gallon a gas, and when the motor starts. They are usually pretty easy to notice because they have expired license plates, stuff hanging all over the RV, and spider webs on the wheels because they don't move. These people feel entitled to live at the beach for free. That $2M+ price tag for a home doesn't bother them. They have their home, and they are going to make the tax payers fund their oceanfront life. They tend to get violent and threaten any homeowner who reports them or asks them to leave or clean up their mess.

All your points have validity, but they are not just in the beach areas. San Diego most every house has termites, and most neighborhoods have homeless and people living out of their vehicles.

I was there last year for about a month. Stayed at the Embassy Suites in La Jolla. Worked over off Balboa and Ruffin. I spend everyday after work and all day on weekends exploring the area. The weather was great and it was a fun place to visit, but I would not even consider living there. It took too much time to get anywhere and I have been in very few cities where the traffic was that bad every where. I live in the middle of the DFW metro plex and our traffic pales in comparison to the traffic there. If you have the ability, try out the area you are looking to move to prior to actually moving there.

Yeah traffic is bad but not as bad as LA. It's a rat race in LA. I mean in San Diego you get traffic M-F but in LA you get bad traffic on every day and even on the weekends. It's ridiculous!

I was offered a job here 20 years ago and I turned it down the traffic was the saying and I used to pick up cars for Adesa in Oceanside the car dealership was all the way in Imperial Beach I actually had to drive down the beach and Skip I-5 and that can take you 3 hours so I figured look I'll meet you guys at the bar after work that's how bad the traffic was and I asked for a carry permit and they already had a bad attitude I told the cop I carry and drove more value today than you make in a year officer yeah he did not appreciate that comment very much so I went back to Vermont on unemployment but was a cheaper and a very equality life
