I have a con, I have been here a week trying to buy a house and so far I have had 2 pulled out from me by cash offers from others. There is also some companies buying houses sight unseen offering cash hours within houses being listed, its tough to compete with cash offers like that. I visited downtown Johnson City and its great, I love it. I can really see myself living near there, good luck on your search everyone.

So far I haven't run across any institutional investors buying in the area, but it's possible. It's tough for sure...all these people thinking real estate is easy ought to try to find a couple of buyers a house & get it under contract. Good luck!

I'm from East Tennessee and lived in Maryville, Knoxville and Johnson City. I'd like to live there again. I'd agree with you about the humidity. Right now it's 20% at night here in the LA area. You think you have high sales tax but sales tax here is 10.25%. Auto registration for my 27 year old car is $135 after paying $60 for a smog test. Even if I used no water, the base fee to have water is over $50. Gasoline is $6.50 at the closest gas station. Home prices are insane here. In my neighborhood, homes are anywhere from 1 million to 4 million. The cost of moving is too much now with the super high gas and moving cost.

Think we will stay in Wisconsin. We tried to move to Florida last year and buying is a 'blind auction'. We offered 15k over asking and they laughed at us coz they had 5 better offers 1st morning on the market. Sales tax here is 5.5%..similar income tax... Chicago Airport to the world is a 2 hour drive. (Important). Beer is wonderful (Germans). Religious mania happens but is tolerable. Downside ? 62 F BELOW freezing happens...

I would suppose that Tennessee has it fair share of congested traffic. Especially in the city and tourist areas. but i also suppose there other places in the US that has it more worse with the traffic. LA and NYC as two examples.

I moved to Middle Tennessee from Chicago nearly 40 years ago. I like to travel and visit other places, but coming back home to Tennessee is always a blessing. Considering retirement, we've looked at a few other states but none feel as right as Tennessee. We'll likely relocate to East Tennessee in a few years.

Sounds great! It really is hard to beat. I lived in West Chicago/Wheaton for a couple of summers.

I live in southern CA however lived in Ohio and VA. There is no humidity in CA and bugs I only have ants and fly's. My electric bill was way more expensive in VA, as in CA I turn off air in evening as it cools down, heater doesn't run much in winter.

I live in Kingsport and moved here in 1995 when I retired from the military. Since that time a lot of things have changed in this area some for the good and some not so good. Your video has some good information in it but is kinda misleading in some areas. For example the tornados are not really a tornado in East Tn. In the 30+ years of living here the worst so called tornado was a few years ago that happened down the road in the Gray community area and it was listed as a F1 wind burst by the national weather agency. It did do some damage to a few homes but it was due from very high winds. East Tn does have high winds at certain times of the year but people should not think the so called tornados is like an actual tornado. Because we are more sheltered in the mountains where as middle Tn and West Tn is more flat and will see more extreme weather conditions. Now on the housing costs and taxes that also is changing over the last several years. Property values and taxes are on a major increase the last several years. Most of the new homes being built in East Tn now are having price tags of 400k and up especially in the sub divisions and areas around the lakes and in the counties. Property taxes are also on the rise. Just here in my town of Kingsport the property taxes have risen 4 straight years in a row, that is because of the new city and county building projects which I will cover later on in this post but for example I will use my home as an example my value is 180k and my property tax is 1200 dollars and I have a total of 1 acre of land. So figure up what the property tax would be on a home of 400K with 1 acre or more land. So yes we dont pay a state income tax but it is starting to be made up through the continue rising of property taxes. Now why is that? This is the part that I said I would cover later. The reason why property taxes are on the rise is because the cities are in need to build new and bigger jails because the crime rates all across Tn are on the rise. There is more violent crimes coming from larger cities of Atlanta, Nashville, Memphis into the Tri-Cities and the drug problem is out of control now and law enforcement lost that war on drugs a long time ago. Tn has seen a large number of new people moving into the state and with more people comes more crime. A violent crime or shooting was a vary rare thing here at one time but now 3 shootings a week besides other violent crimes is becoming the new normal here in East Tn. So if your a person that is retired or looking to retire soon then East Tn is a wonderful place to live. But if your a person with a family that is looking for a good paying job and to be in a safe area then Tn is not the place for you. Tn wages for workers is below poverty standards and more people are renting then buying homes due to the fact they cant afford the prices. The public education system is one of the lowest in the nation in Tn. So private schools is an option if you can afford to send your children to one for a better education. The local higher education schools are now seeing more out of state students then in state students attendance due to the fact the majority of youth adults are leaving Tn to go to other higher education schools and once finished they are moving to other areas due to the low wages in Tn. Unless your in the medical field or a special field of study your income will be low even with a 4 yr degree if your lucky you might make 60k a year. Tn is a state where they want you to know a lot but want to pay very little for those skills. So again there is a lot of great things about Tn and a lot of bad but it is depending on what your wants and needs are if Tn is a good fit for you and your family. Thanks for highlighting the crime issue. I was starting to sense that from visiting a few times. Looks like a few lost young people walking the streets and hanging out in public parks. I worry about my car when I walk away from it.

@@franciscoortiz9730 If you like the mountains and lakes then you will want to look around the Tri-Cities of far East Tn. The property values are lower also in East Tn which means your money will go farther in buying a home. The average home in the middle to west part of the state is over 400k and that is nothing special with a little yard. Kingsport and Bristol and the smaller towns around these areas have lower property taxes but Johnson City is really nice area also but the taxes are higher but its a big city atmosphere in a semi small town. But the whole area is wonderful and most people that come to visit or vacation loves it and would like to live here. Good luck with your search. TN is a Big Red State with Great people and a slow moving way of life.

Yes, prices in east TN at this time are equivalent to a 2300 sq ft ,2 acre lot in western Massachusetts.. I'm not finding any bargains at this time and I'm looking ... Also you mentioned there is no traffic in Bristol, but isn't that home to one of the well known NASCAR tracks? There must be traffic at some point... I'll continue looking for at least a 5 acre piece of land...

Yes Nascar is in Bristol Tn and years ago it was total crazy being in the area when the race was in town. It was a major inconvence for the locals but over the last few years the crowds have really gotten less during the race times and has become more tolerable. But if at all possible the locals learn the backroads to avoid being around that racetrack. Eventually that race track will close because of the high prices that comes along with Nascar and the track is at its limit of attendance now and cant go any bigger. For property dont know what your price range is but wanting something in 5 acres on a level lot your looking at several 100k dollars. You can find several land plots with the acres you want but most will have no house on it or a mobile home or shack and you would have to build the house you would like which will run you again into the several 100k dollar range again. The less level the property is the lower the prices are but again it depends on what your needs are also. Good luck in the search. But the property values in this area has really shot up over the last several years and homes that fall into the 250k price sell really fast where the higher end price homes have a tendecy of sitting empty for longer periods of time due to the overall majority of the working people in this area can not afford the prices.

@@marylinrowe6044 I understand. That Cafe is at the old mall area which is on the Bristol Va side not the Bristol Tn side but everything there goes back and forth but on the other side there is not much in Bristol anymore except a Walmart and car dealers oh and the dying Jokecar race track.

Hello what would you say about buying land in Tennessee? I am looking to buy anywhere from 10 to 20 acres to build a retirement home on but want to be say 30 to 45 minutes outside of any big city and say 15 to 20 minutes outside any small town. Ray, the market for land is much easier than the housing market. There's much more inventory in relationship to sales, so rarely do you run into multiple offers. We live & work in NE TN so I can't give you specifics on all of the state, but our corner would probably be a good fit. Anywhere from Greeneville, TN going north towards Virginia sound like what you might be looking for. There are only 3 cities in the area with populations over 50,000 people, but you can find most amenities in a 20 min drive.

What is Johnson City like compared to 6 years ago? We are looing to move back to the JC/grey/telford area from Denver, what should we expect?

There's probably less mall than you remember, but they are remodeling part of it...and there's a Crumbl cookie store! (If you don't know, google it). Joking aside, not much different really. Just like the rest of the country, home prices are much higher. Lot of new construction going on in Gray, Jonesboro, Piney Flats, and Kingsport due to lack of homes.

The sales tax in Tennessee is brutal. The bugs are bad but get a couple of cats.

Going to relocate to TN soon looking for a safe neighborhood. I'm from Carver Ma moving to be close to my son. Any suggestions as to towns near Johnson City. Any areas not to look into. I'm 62 and will be living with my 29 year old son who is already there. Suggestions would be great.

My brother bought a home with some acreage to relax and have a garden after his service of 35 years in the Army ended then learned there were 3 known meth labs nearby. One was raided once but turned around and started up again. Several homes nearby had been broken into so he replaced his doors downstairs with steel doors and his windows with shatterproof glass so they coudn't be broken. He also acquired 2 rottweilers and when my brother and wife went out to their gardens and blueberry patch, they wore guns. They have since moved because of my brother's illness and need to be closer to a major hospital. Does this help?
