Today we are bringing to you a touch of modern with a mix of some western flare. If you're subscribed, like you should be then you know the Agate is a favorite floorplan of many due to it's functional floorplan and the fact that it can be adjusted to have a walk-in closet. We showcased a similar version on the Agate a while back, after hearing your feedback and listening to what you loved or would like to see, we wanted to come back and bring you the Agate Country Cabin.
Outfitted in a sleek rustic exterior, with an entire black base except for on the front and underside of the porch roof, with was done in a clad accent.
On these cold winter nights the the warmth of the pine decorated throughout paired with a good cup of hot chocolate, of course with be the perfect thing to keep you cozy all night long. With the walk-in closet added to this model, the room size is adjusted to fit up to a Queen sized bed leaving enough room to walk on either side.

I like the fewer windows in living space
Love the lower slant ceilings and less windows. I also like it not having the walk-thru door from bedroom to bathroom and no pocket door. Love the walk-in closet with w/d in the back, because pantry space in the kitchen looks better and much needed. The shelving in the kitchen look great. For me, I wouldn't want the loft so the living area would be 2 feet larger. I would want sofa windows in the den area to place the loveseat under and use the area where the stairs would have been (if you didn't get a loft) for a desk area. This is the first time I've seen this model and liked it because of the changes you made to this one.
Love the fact that there is no door between the bed and bath! There is space to actually put in my bookshelves! Every time I watch these I try to see if I could make it work for me, and this one is the best that I've seen so far!
Really like this one❤. I love the back splash in the kitchen with those counter tops. Only a few changes I'd personally like: A regular pantry with door & shelves so you'd have a place for trash can to sit underneath them. No shower doors & love it tiled instead. I'd rather either pocket door or bi fold for closet to open up that wall for better bed placement. Storage in stairs. And definitely have the porch screened in.

Great floor layout! I like that it has less windows. Windows are a pain to clean especially ones that are at above arms reach. With this home you can actually make it dark if you want to watch a movie in the middle of the day. Not seeing the washer and dryer is a plus to me and all the cabinets is a huge bonus.

Likes the loft and the walk-in closet...Will probably use the bedroom as an office and the loft as bedroom! Like the living room without the additional transom windows for more cozy feeling! Like the all wooden pine ceiling!

I liked the wall space in front without lower windows. I think a window over the front door would look nice with that too.

I would only use half of the loft space and would rather open up the ceiling in the master bedroom prefer only clerestory windows in the bedroom no barn doors in the bedroom I would prefer a pocket door.. Absolutely love this one for myself, I’m in the lookout for a Tiny home for myself and my father. Love the walk in closet and personally I like the wall in the bedroom instead of the pocket door to the bathroom.
This is almost perfection. The only thing that I would do differently is the bedroom. Instead of a sliding barn door (which I hate those), I would put a saloon style (swinging) door, which opens up that wall next to the closet fully. I think a queen bed would fit there perfectly. Everything else is fantastic 👍❤️😀🙏
Much nicer, Mr. Tiny! I would not have those windows in the living room and bedroom so long. They take up too much space and less room for furniture. Change that bedroom closet door to a pocket door as it takes up wall space. Put a decorative/transom window above the entrance door. The front door could easily be half glass/half wood or aluminum/steel. I like it when you have the stairs used as storage. Tiny homes are small and storage is always an issue. That is a pretty dang good price for this model!
This is the one I've been looking for. Don't want the TV table but I do want a screened in porch.

The style of this Agate floor plan is amazing! I love that is has less windows. The walk in closet is amazing. Personally for me, I would just do standard doors throughout. I'm not a fan of the barn doors. Another great floor plan indeed!.

That's an interesting tradeoff. I do think that the gable roof makes sense in the living room. Nevertheless, since I live farther north and open windows for ventilation more, I would like to see more windows on the ground floor -- without the raised roof and clerestory windows in the living room. That big walk-in closet is great. I would like to see a toilet and sink in the loft

"strong as i could b like a rock nothing ever got to me" 😍 thx for always showing us the homes! I love this, especially the bedroom and walk-in closet with washer/dryer hook-up! Thats absolutely the best feature Ive ever seen in any tiny home! Personally, I would rather have an eight foot porch so I could have and the living area on the end and kitchen in the middle with the extra counter space across from the sink/stove area or the kitchen on the end and living area in the middle. That may mean the stairs go along the side of the tiny home instead of where they are here but I like that better anyway.🤷♀️ Also, Im not a fan of open shelving. I want cabinets but everything else is perfect! 😊

This is an example model, showcasing the Agate floor plan first and foremost, and this one they chose to build with a cowboy themed design. You may have seen this floorplan forty times already, but they will occasionally flip the layout left to right, for example, and design it in a coastal cottage design, or modern industrial style....but technically they are all the same building plan. The style changes are to draw in customers who fall in love with the theme, not realising they hated the same home a few months earlier because it was styled as rustic farmhouse or whatever. My point is, ALL of their floorplans, can be built using WHATEVER materials or finishes they have available. This home right here, is for sale "as seen" in this episode, but it's a one-off. They don't mass produce them all exactly like this one. In fact they don't mass produce them at all. They build these as show homes for people visiting their Texas based company, and for Mr Tiny to tour on video. So you can choose ANY of the basic floorplans, add a loft or not, add a dishwasher or not, add sliding doors, pocket doors, opening doors or leave the doorways open, you can have picture windows, bay windows, leaded windows, sash windows or no windows at all. The kitchen could be JUST a sink, small fridge, and one countertop to make drinks on, so you can use the lounge as a one-chair salon, coffee for clients, the bathroom could be a half bath, and the bedroom could have the hair washing basin, towels and washer and dryer. The loft could be for storage of dyes, gowns, shampoos, curlers, clips, perm solutions etc. Or you could get rid of the kitchen altogether, make the lounge bigger with bistro tables and chairs, extra tables on the porch, get rid of the shower in the bathroom and put laundry there instead, and turn the bedroom into a kitchen and use the home as a smaller burger bar! A dog grooming parlour. A small craft shop. A small daycare. A small business. A children's library. A homeschool classroom. A nail bar. A pottery workshop. A sewing studio. A miniature theatre. A sweet shop. An ice cream parlour. A tattoo studio. A small business. A laundry and ironing workroom. The home is potentially ANYTHING you want it to be and can be rustic cabin or glittery Barbie pink! You can have plug sockets galore for every electrical gadget known to mankind. The whole thing could be one big luxurious bedroom, with ensuite bathroom, and a hot tub on the private back porch, and rent it out as overnight wedding suite accommodation at the back of a wedding venue business! Ok...my imagination has gone slightly overboard with excitement! 😂 I have a sudden desire to whip out my art stuff and create a different theme and purpose within one base floorplan, and fill an entire sketch pad with different possibilities! 😂🤣😅 Yeah, it doesn't take much to get my creative juices flowing...all that from one extra outlet you required! 😳 Sorry for the bombardment of ideas! I have to live with this brain of mine, can you imagine how wild that is to actually live with, you only got a five minute taster of it! 🤯 To answer your query, you can have sockets wherever you desire, these homes are built exactly as you want them to be, except if you buy one of their pre built tour models. Ok, imma shut the F😁CK up now! 😘😘😘

What a lovely floor plan! I would exchange the bunk beds, to make room for a home office and linen closet. Can a personalized closet be made in the bedroom by using the closet as stairs leading to a master loft? I need more closet space.

If you can stand up in the loft, it counts as square footage. There is a reason why 399 sq. feet is a magic number

You need to look at the loft as a bonus area....you could have no loft at all with higher ceilings....but as Kara says, "living space" is any space where you can stand up (6ft usually minimum) and is indoors fully insulated from outdoor elements. That means "properly" internal, it can't include a screened in porch for example, or in fact any porch, because legally, you couldn't be expected to use a porch as year round "living" space. You can USE your porch how you want, if for example you live somewhere with year round sun, by all means make it your lounge or bedroom if you want to, that's your choice, but for legal reasons, living space MUST be deemed suitable for year round living. The idea of a loft, is that by reducing the ceiling height in the main home by just a few feet, you now get EXTRA space. You can use it as storage, or you can CHOOSE to sleep up there if you wish, but legally no one can be EXPECTED to use the loft as living space as they cannot fully stand up there. Even jail cells have to conform to length, width, and height requirements right? If they fail to it's classed as inhumane conditions. Properties have to adhere to size restrictions, otherwise you'd get dodgy landlords renting these out as TWO bedroomed homes. Loft or not, it's a one bedroomed home BY LAW. So any porches and lofts are bonus areas. Same as you can't build proper walls around the porch to extend the living room size. Well, of course, from a building perspective, you CAN raise the loft roof, and you can bring the porch inside...you could join twenty of these together if you wished to, it's obviously entirely DOABLE from a practical point of view, but many people buy these to plot onto an RV living park, where there may be strict 399²ft restrictions. Remember, these 399²ft homes, as is, are technically NOT "homes" at all. It's all to do with how things can be described within law. If you OWN one of these, it is NOT legally a "property" it is classified as a Recreational Vehicle ONLY. It's basically a piece of camping equipment. Right? Meaning it is not subject to property taxes...the second you start increasing the living space, it jumps from R.V to home. The whole reason these things came about, was because people wanted small homes that evade typical property related laws. 399²ft was that cut off number. However if you do choose to buy one, check thoroughly where you intend to keep it and what your intended use for it will be...certain areas are adapting laws to close in on people attempting to live outside of legal loopholes. In some states they are outright BANNED completely. Other areas only allow them to be used for vacation homes, not exceeding a set number of nights yearly you can stay there and you must own a proper house for your official residence. Some places will allow you to have one adjacent to your property, BUT won't allow you to rent it out, you have to use it as extended space of your own property and only the family members in your home can come and go from it. They are catching up and clamping down where they can. You may be lucky and live somewhere with a much more open attitude. You might be allowed to buy 50 of them and open up a luxury short stay vacation site for example, with facilities and amenities galore! Just be savvy with your local laws and limits, including any law changes that are currently in discussion and could be passed in time. Unfortunately, there's always some bastard lurking in the shadows with a briefcase full of forms, whose sole purpose in life is to round us up like cattle! So do your homework. 😘

What is the R value of the walls, roof, and walls? Also, why do you have the front door hinges on the outer frame? That would make the house less secure.
Absolutely love this home. Everything is great but I am not a fan of lofts. Otherwise perfect.
Love, love the outside but too much wood tone in the inside for me.
Other than the countertops and the shower I really like I just don't understand why the floor in the loft is different than the floor downstairs.
The lofts need more character.
Just wondering, do they ever apply gambrel style roofs to any of these homes or custom floor plans? Some seriously nice homes regardless of that.

I agree with not having the sliding door for the bedroom closet a pocket door or folding door or maybe even a tension curtain rod with curtains would work and look nice. Also there seems to be wasted space under the stairs otherwise very nice.

PLEASE stop putting the breaker box in the bedroom or at the very least put it where we could put a painting/photo over it. On this model it would have been easy to put it in the closet. It’s an eyesore the way you have it now.
