Interest rates for a 30-year conventional loan are hovering around 7.17%, with rates staying above 6.7% for the past year. Pending home sales in Phoenix are down 8% year-over-year as buyers await lower rates. However, Freddie Mac predicts rates will linger around 7% for the rest of the year.

• All Ages: Average Sale Price: $601,902, 28 sales in May, 111 active listings, 72 days on market.
• Victory (55+): Average Sale Price: $676,154, 10 sales in May, 43 active listings, 89 days on market.
2. Vistancia (Peoria, AZ)
• All Ages: Average Sale Price: $676,990, 26 sales in May, 101 active listings, 67 days on market.
• Trilogy (55+): Average Sale Price: $689,343, 17 sales in May, 48 active listings, 70 days on market.
3. Estrella Mountain Ranch (Goodyear, AZ)
• All Ages: Average Sale Price: $559,597, 35 sales in May, 113 active listings, 88 days on market.
