Say the property owner gets harassed or worse they could sue the news Corp. Even if it's frivolous it would cost thousands in legal fees and isn't worth the trouble.

No. They're not. Remember... guns don't kill people... people kill people. And short term rentals aren't the problem... the PEOPLE renting them and MANAGING them are. I own rental houses and small apartment buildings throughout the inner loop and a couple of them have been set up as short term rentals off and on for nearly 20 years... and for the most part, the guests / tenants I've accepted / agreed to rent to have been at least of average quality if not excellent. But I'm certainly more experienced and pickier than most landlords. (I've been doing this since 1992). I've had maybe ONE bad situation in that entire time... and it was not a party... it was just ONE person that turned out to be a complete nut job. But than can happen with ANY type of rental. You can screen for income, you can screen for credit, you can screen for rental history... but unfortunately there's simply no way to screen for mental illness or c*nty-i-ness. In the two short term rentals I have at the moment I have a middle aged engineer here for a few months-long project... and a middle aged Japanese woman who is getting a divorce from her American husband and needs a place to stay until the divorce is final and she can move back to Japan permanently. They are both quiet, respectful people. But I probably had to say "No" to five other potential guests before I said "Yes" to them. If you accept bookings from gangstas and hood rats... you're gonna have problems. But if you don't, you won't. When someone commits murder we don't prosecute the gun... we prosecute the shooter.

That's about as dumb and fruitless as "banning!" short term rentals. Short term rentals are like dogs... if dogs are trained properly an cared for properly, they are great. They don't bark... they don't bite... they don't shit everywhere. And that describes most of the dogs you encounter every day. However, just as their as bad dog owners... who let their dogs shit on their neighbors' yards and don't pick it up--there are bad AirBnB owners... who let their Guests shit on their neighbors lawns and don't pick it up. So... is the solution banning all dogs / AirBnBs? Or simply enforcing existing laws / HOA rules concerning owner responsibilities?

HPD is a joke. A non insured motorist hit my car. The HPD Officer Jackson “white” did not issue her a citation because he “felt bad” because she didn’t have insurance to cover her damages. Its illegal! Lady tried to turn around and claim on my insurance. Good thing I had a dash cam. He was too lazy to write an actual report and a citation. Too much work I guess to do your job. They need to fire the police chief and clean house like they did with Turner and his staff.

Tanglewood is one of the best neighborhoods of Houston. Homes there were never the average. This is all Turner’s legacy. They keep destroying our cities and states.

I think the rental property situation in Houston is out of control. I stayed in an AIRbnb in this exact area, they’re not even owned by individual people anymore, it’s companies that now own dozens of residential properties all over the city.

Maybe the local council and police start fining the owners massive amounts of money for every complaint and visit over the loud music and disturbances, if the fines are higher than the owners receive for renting their properties out, it's not worth the risk for them doing it.

They do. It's called a Hotel Occupancy Tax (HOT). It's about 17% in Houston and it's what all STRs are required to pay and it's automatically withheld and paid via Airbnb. It's actually what has helped fund many of the beautiful art murals around the city over the last 5 years along with many other beautification projects and "Visit Houston" ads played in other cities and such.

Past 3 years… all the garbage that came from another location due to the pandemic. I noticed a big change last 3 years, too.

When Air b&b and short term rentals was a good idea. Now its just terror.

While this is unfortunate this is just an example of a situation where the host isn’t enforcing stricter rules. I along with other host have several airbnbs throughout houston and don’t have these type of issues occur at any of our units and if it does happen it can be stopped right away and the guest be removed from the place and platform.

​@@lovingly18 Umm the movie theater shooting you're probably referring to happened in 2012 and since then I can guarantee you there's been more than a few shootings at movie theaters committed by blk people. I mean go Google "shooting outside movie theater" and you'll find a lot of cases. What, did you think they shoot each other everywhere else but for some odd reason they would avoid doing it at movie theaters?

There are so many ways to mitigate the issues through Airbnb. It can also fine the owners when their guest disturb the neighbors. They can also simply call the police because some of what the guest are doing is illegal.

The owners are responsible if they're being told, and not changing their guest allowances on Air BNB. It's simple: Air BNB asks home owners if guests are allowed to have parties, noise, etc. The owners are the ones either not addressing the neighbors preferences, and or not setting up outdoor cameras to ensure the expected behavior is occurring during a stay. Hotel or not, no one should be shooting at any public location. The home owners themselves are responsible if they are not managing this. Besides, why is such a tight fitted town home, allowing almost all units to be an AIR BNB? This is a nightmare for any one person who stays in the unit permananetly.

As much as ppl hate HOAs, an HOA could shut this down pretty quick.

Depends on where you live. My friend lives in an HOA community in SW Houston and the residents just refuse to obey any of the rules, the HOA has basically given up on trying to enforce anything.

I know a spot right now where there is always and HPD car hiding out. At the corner of West Gray and Waugh there is a Wells Fargo with a parking garage. There is always a HPD car hiding not doing shit in the parking garage.

Most of the airbnbs i rent have strict no party rules. Also, there is typically quiet time, so they do not disturb the neighbors. I'm not sure why it's ok to do that here.

Don't they have an HOA? It's easy to pass a bylaw prohibiting short-term rentals if you have an HOA. But if Texans want people to do anything they like with their property, then I guess that's what they get.
