    God, I remembered when this whole place was basically abandoned. Maybe 3-6 shops, including the 1 coffe shop. Hotels all closed and locked up. Lake water looked like an un-kepted, untreated water fountain bowl! But hay, lake Mead was fuller, only small white ring at the damm. Wife still is wanting to retire to Arizona or Nevada, but I'm concerned about the future water issues everyone will be facing out there soon.

    what happens when you can no longer purchase water from lake mead, will your town just be called Little Las Vegas. thus allowing you to keep the acronym LLVMA. or do you think the town will go bust and everyone will be forced to sell their homes at a loss?

    Bought in Boulder City for this exact reason! My fees are $35 per month not $800

    We live in those Vita Bella townhomes at the 6:00 mark. We pay $297 HOA plus the $400 LLVMP fees each quarter, which averages $430 a month. Besides South Shore, there are some fees that are approx $800 a month, but those usually involve elevator maintenance. However, if you choose to join the Sports Club it’s another $150 a month per couple, so it now averages out to $580 a month. All three are up a total of $83 from the year before! It’s not cheap living here!

    I was wondering what the lakes water level is and the forecast for getting water because Lake Mead is at extreme low water levels. Since the the economy is changing and interest rates are increasing and we are entering a Recession will the builder be able to maintain the property??

    @@lakelasvegaslife7903 I did near the gate and the model homes. They just opened a new release of lots more inside of the community which goes for upwards to $100k just for the land (LV Views).

    Celine and Elton are at the $800 mark for sure :-) I made a few offers in Strada DI Villagio awhile back for a few vacation rentals. The sales price was still under water from the 2009 debacle. I decided to pass on the 400 Sq Ft studio condos... no kitchen was the deal breaker...only had a wet bar with microwave and small under counter fridge

    I remember when some of those studios had an asking price of $50k, and they were still unfinished in some cases.

    Lake Las Vegas sells its water to the rest of vegas valley,that was the main reason why it was built to hold water for domestic use -Nevada has its own coal fired (Moapa) power plants so electricity will never be a problem--most of lake mead electricity use to go to calif,unknown now...

    $586 ($600 rounded up) may not be $800, but it's getting close. Beautiful Lake Las Vegas is a lifestyle choice that people are willing to pay for. One long term (hopefully long term) concern is Lake Meade and, therefore, Lake Las Vegas. The water problems in the West are only going to become more challenging...... Nice video. Thanks.

    @@lakelasvegaslife7903 I think a better question is how is Lake Las Vegas impacting Lake Mead. It is a beautiful place. Nice lake. Green lawns, flowers, trees and a golf course. All based on water from Lake Mead and pumping ground water. Any way you slice it you are supporting an artificial oasis in a desert while people are concerned about running out of water. Makes no sense.

    @@user-od9iz9cv1w Las Vegas has NO water problems. Vegas uses less than our water share. Our water use has DROPPED 21% in the last 20 years as the population about doubled. We already know what will happen as lake levels drop. All the cuts will come from Arizona and California. It's desert farming that uses over 80% of Lake Mead water. Las Vegas owns millions of acre feet of water in Northern Nevada that is not being used. Las Vegas has known about water issues and has planned and adopted water management for the last 40 years. Vegas has NO WATER ISSUES.

    I own a 2br unit in viera, rent it as a vacation rental. Fees are $860 approx/mo condo (includes ALL utilities), $125/mo for montelago village fee, then quarterly master fee of $400/qrtr. So pushing the $1,100/mo range. But in the other hand it's bringing in 3-5k in rents so .....

    Have they increase the LLVMA? since I assume the lake mead water scarcity. (2.2Mil just on water from the LLVMA)

    Thank you. This answered a few questions I had about HOA. I would assume if you're living in a gated community with multiple gates and half million dollar or more home you're not worried about 800 dollars. 😄

    Hi MrGrownman455, yes, I was thinking the same thing! But then again, a lot of South Shore properties are second homes and/or investment properties, so while I'm sure they do *think* about those high fees, it doesn't seem to deter the people that really want to live there!

    Good in as always. Now if you compare the cost of short term furnished rental for 3-5 months for snowbirds wanting to be in LLV Area, it makes those fees not look as bad. One of the things that got me to consider buying was the high cost if short term winter rental. The prices have nearly doubled in 2 years.

    What are the fees for furnished rentals for snowbirds, do you know? I know someone that owns a condo in Viera and I *think* he gets $2400 per month for it. It's a small one, not sure if it's a studio or 1 bedroom.

    Had a 3 bedroom in the V this winter for 3 months and was just under 5k a month. Last winter a 2 bedroom at Luna di lusso was 3300. I looked a month ago and now 2 bd are 7200 mo.

    there are a few places here that are over $800/month and have 4 HOAs to pay....we just bought not long ago and were told when looking at certain places they were over a grand per month without optional fees like Athletic Club

    I believe it...that must be at South Shore. It's very exclusive and nice though, but really the entire community is just great. I love it here!

    I'd be kicked out of there so fast... Welding on a race car trailer at 2:00am. Loud engines revving up during tuning. Loud pool parties... Yeah, I'd last 30 days tops.

    Hi Jenn LS! There are a handful of condo buildings located right in Lake Las Vegas. Individual owners will rent their condos out, some even on a short term basis, in case you wanted to rent first before committing to buying.

    Look at townhouses at the V. For the same money you can get a way bigger/nicer place. Only a mile to the village plus some nice views.

    Huge bill at best. Im not sure if these people live with there head in the sand or what but that is not a natural lake and is basically a lake in the middle of the desert. It gets its water from lake meed...... Lake meed is going dry...... so do I have to spell it out? You could not give me a place there.

    Everyone says Vegas is affordable it's not anymore when you buy new property taxes are 1% then add SIDS and LIDS and then HOA you get a tiny house with zero yard all said and done your the same as Chicago where I am but you get a huge house with a huge yard the house will be twice the size that's why I stopped looking in Vegas it's not cheaper on top of all that my brother in Summerlin just got hit with some mountain fee 1800 a year Vegas nickel and dimes you at every turn

    Hi Air Jordan23 DCH. Wow, a mountain fee? That's a new one, I have not heard of that. Yes, Las Vegas is not exactly affordable anymore for MANY people unless your comparing it to California or other high dollar states. Chicago has some beautiful areas.

    I have lived in Summerlin for 13 years and will be moving to LLV in 3 months. I have never hears of a mountain fee. That is really bad by Summerlin if there is that fee.

    @@roro0575 there is a mountain fee he lives in The Cliffs Terra Luna it's 1800 per year and it came about 2 years after he moved in there was zero mention of this extra fee when he bought the house in the suburbs of Chicago were I live there isn't any HOA or sids lids only a handful of places have HOA mostly on golf courses Chicago punches you in the face right up front no nickel and diming like Vegas at every turn and like I said your house will be twice the size for cheaper and huge yard not a tiny postage stamp schools a million times better

    I lived in Detroit for 20 years...I never could get used to that snow and cold winters......Regarding nickel and diming the Las Vegas hotels do a good job with that too!

    Lake Las Vegas will be known as the dry salt beds in about a year and a half. Wasted water in the desert. I would never pay those fees to live there .
