In the Philippines, there are no set parameters on how property owners or real estate people comes up with value assessment. Mostly, they throw out a number and if it sticks...great. Most often than not the price is almost always negotiable. Start by taking the asking price less 35% and negotiate from there. Word of caution, do your due diligence.

The zonal value increased last july 2022 and it happened to be close to the new diversion road too
