Unsellables | FULL Episode | Cool Dad Pad

Rob is desperate to pursue his lifelong ambition of writing a novel in the Florida Keys. But after a month on the market, and 27 viewings, his unsellable home is holding him back. Nestled in a popular neighborhood, the quaint, detached property is priced to sell, and has plenty of features…But with its confused kitchen, exposed wiring, and sunroom turned storage area, the curtain-free, bachelor pad interiors lack warmth, and are turning buyers off.
Hoping to send Rob packing down South, Sofie comes up with a plan to transform the home’s interiors to reflect the standard buyers expect. And, while Anthony and the team repaint, revamp the kitchen, and tackle unfinished DIY, Sofie investigates Rob’s business relationship with his ex-wife/real estate agent.

In comparison to other homeowners in these episodes this homeowner is a lot more open to the changes that need to be made in order to attract potential buyers. He's trusting and motivated instead of being stubborn.

The thing with kitchen cabinets is it’s “cheap” to do yourself but labor is outrageous. I got quotes from 4 painters. The lowest price for painting my cabinets was $2250. Highest was 4K. I end up doing it myself for about $250 in paint and it looks great but it took a year because I would have to do it after the kids went to bed in my down time and it’s really time intensive. It took lots of coats.

The changes really did make a huge difference. However, I am so surprised that the total lack of curb appeal was NOT addressed. The neighboring home to the right (when walking up to the front door) looked a bit unkempt, too. One has to consider the condition of yards & homes around the one up for sale.

I am so glad we have KZread (Google, etc.) these days..You can tootle around and research all kinds of things. Programs like this are a good place to look, male or female, if you're considering how to best make your house marketable. Rob doesn't say, but I expect that he's not a regular viewer of Unsellables, but perhaps someone told him he should check into it and, in any case, I am glad for him and his daughter, that he did 'just' that! The team really came up with solutions that required only a bit of cash and some elbow-grease. The results were outstanding. You know, I recall a few episodes back that the team addressed almost the same lay-out, and handled things in much the same way. No longer does a man have to feel out of his depth when it comes to decorating 'know-how!' There's all kinds of information out there. Still--I am so grateful for shows like this; so encouraging!

I looked at KZread videos to learn how to stage our house before selling it. I used the same tips when selling our last house. The first house sold in 2 weeks and our last house sold in two days. I love learning about about a variety of subjects on KZread. (If you type in "Staging a house" you'll find a lot of great videos.)

"this room reminds me of a doctor's waiting room." - well, now it looks like an even smaller waiting room with decorations and pillows from grandma. you don't even know where to look first. every designer will tell you to avoid that and preferably create a focus point. this looks way too cramped and wild. "the kitchen table is way too big." - so why did you change it to … something that looks just as big and even clunkier and can't decide if it wants to be a kitchen island or a table? that's just confusing as hell. and the green. ugh.

The prices are in Canadian dollars which have a different exchange rate than American dollars. The exchange rate favors American dollars so the houses in Canada seem higher in price, but aren't (for U.S. buyers). You can Google "exchange rate U.S. and Canadian dollars" and it will calculate it for you. Here's one link: www.x-rates.com/calculator/?from=USD&to=CAD&amount=1 I used this site to figure out what a $600K USD selling price would be compared to a house in Canada. It'd be $766K in Canada. Hope this helped.

What about the remake on the bedrooms? Seemed as if there were many things missed. Bedrooms, yard, pathway walk up to the house. Backyard? What about the open house, and possible buyers response? Did it sell? Was ex-wife MIA?

Wow. Seems like a nice guy but did he do any research on Keys real estate? Unless he's already an established best-seller, he can't afford to buy a dumpster. Prices were sky high four decades ago due to tremendous demand and have not dropped. Been going there since the 70s, when it was like an island version of New Orleans, stopped going in the 90s. The Keys are a big dream for a lot of people. To me, it's been ruined by the development and cruise ships, but to each their own.

Don't like all the furniture in the sun room - too crowded, table still too big in the kitchen, and why do you always have to paint the cupboards white? Not everyone likes white in the kitchen. Furniture pretty ugly.

I would NOT buy that green kitchen. Ever. And the pillows and accessories in the living room are HIDEOUS. That's lovely furniture, too bad it has those ugly green floral pillows. BTW, if I see *anything* made of MDF, that's a major turnoff. It's cheap, and it means poorly made. Not only that, but the first time it gets wet, it crumbles. Imagine what THAT means for the box built around a fridge.

To be fair, none of these older -home owners has much to work with. The footprint is the same, the rooms are really pokey and in fact ALL the ones Ive seen are cheek by jowl with the neighbours. Curtains or not you are always going to be able to spit on the next house.
