    I have a county storm drain easement at the front of my property for a little concrete pipe that goes under the road and sticks out into a small stream on my land. The easement line on the plat crosses the property line a little bit to the next door neighbor's lot. He thinks that makes my entire yard within the county easement area one of the following depending on which day I talk to him: a). County land b). State land. c) HOA common area (we have no HOA). d). Jointly owned property. e) HIS property (his favorite retort). f). Public property. His wife uses her german shepherd to try to run me off my own residential property. Sadly our plat has a thing called a "Drainage yard" behind the easement that suggests to this guy that about a third of my land even beyond this little pipe easement falls under the above categories as well. We're about to have them legally trespassed. Others in the neighborhood have said similar things. We have to protect ourselves from prescriptive easements and adverse possession.

    Good that I saw this,, was going to plant a garden bed between the side walk and the streets, but now I think I will just use conatiners there to go food in that way it can be moved

    By law do I have to be notified if the city if they are going to be using my private utility easement?

    May be a silly question but I have a chunk of land that is backed up to a above ground Powerline right of way and from the access road to where I want to put my house is over half a mile, and only like 100 foot from the right of way. Could I get power service from the right of way? Or would I have to bring it from the road? Obviously a HUGE cost difference.

    I do a diving my land and do new surgery, and city said they will take 5fx95 of my land for future development. Are they supposed to pay me 5f of land? Thanks

    Is the easement considered County property? Can someone park a RV on it for long-term?

    No. It belongs to the land owner. The county however is called the dominant easement holder and they have priority over the land owner for usage of that specific area. The easement document specifies the specific uses and access they are authorized. It is not blanket. I just told my county to f'off when they told me I couldnt put a fence in there. My easement document says I can. So I did. It's still there three years later.

    Thank you for the video! If I have an easement or a right a way at the beginning of my front yard at the road, can any citizen stand there without my consent? Can they be trespassed?

    Got a question I called but no one could help I have a speech impairment but I think they did not understand my question. There is a pond that I fish at near me, The state has an easement to the pond I walked up it to the pond, I was told that the state has a easement around all ponds that is accessible to the public not private own land lock ponds, IS this true? and if so how many feet from the shore line is it and what state statue has it....

    Ponds are usually private property. If it's state land it may not be open to the public. If it's an easement on private property only the easement holder has access rights and may not even have access rights. Some easements are for things and not people. We once had a conservation easement that gave no one access except the community association. It protected the wildlife and vegetation from disturbance.

    We are wanting to build a 20,000 sf doggie daycare, boarding, grooming& training facility on a commercial property we own. We got the approval from the city to build but they have an easement of 50’ along 1st street. We heard we could have it vacated to be able to use that for our building. Have you ever heard of that?

    Even when it's your property it's not your property. They will destroy it, leave a mess and leave.

    Problem is it’s astronomical more expensive in most cases. Especially when telecom needs to be run as well. And a lot harder to isolate an issue and work on it.

    My neighbor widened his driveway all the way to my property line after cutting down my tree . He then tore up the covert . After repairing the covert , his covert ended up being six feet across the shared property line on to my side of the property line . And now he is trying to control my property because his covert ended up on my property . He told them how he wanted It . What can I do to get his covert back on to his property so that he can stop destroying my property : my tree , my grass , flowers ? He is a drunk , that drives across my property : spitefully . He is draining the water off of his roof directly on to my property and He is draining his dog poop directly on to my property . I heard that they sent him a letter because I would like to know what It said . tire tracks all over my property . Looks like he's trying to provoke me .
