    Properly air sealed homes are the way of the future. It's going to take quite a lot of time to convince the average builder of this unfortunately. Keep making great houses!

    Not even the builders. It about convincing the customers. Most builders will do anything if you are willing to pay. Do this type of work cost money that most customers won’t really care for.

    Tract home builders are the absolute worst. Super lazy. They don’t want to keep up with technology.

    I'm rather biased, but all that sealing and taping on stick built construction seems like a lot of work and cost, and as you mentioned can sometimes go wrong if a subcontractor is not aware of the pitfalls. More folks should build with ICF which needs almost none of that as the wall itself is an impenetrable air barrier after the concrete pour, and is essentially impossible to mess up afterwards. Regardless and that said, air sealing is very important as you've mentioned, and your company's doing really high quality stuff here with it. Awesome work.

    Agreed. It is generally said that ICF costs 5%+ more than stick built. But, I have to believe if you compare high performance houses, all of the special membrane, taping and exterior insulation labor and materials for stick built should be in the same price range as ICF.

    Really love Siga. Rissan is so expensive I cut the 60 length wise to go around windows and outlets haha.

    You should do an analysis of how much all these air sealing costs add up to and how much you save in heating and cooling costs. Depending on where you live and the weather the cost of energy in your area will also make a difference.

    Sounds like a very expensive Tyvek in disguise. I've never heard it explained how a barrier can pass moisture (liquid), but not air (gas), and that goes back to the introduction of Tyvek. As I remember, Tyvek essentially changed their justification for the use of their product? "Air infiltration barrier"? When the exterior sheathing is 4x8 panels nailed on all edges, how does air "infiltrate"? The old poly vapor barrier installed prior to sheetrock worked. Prior to that, tar paper under the exterior sheathing sufficed. Apparently progress in residential construction methods equates more to manufacturer's profit than health benefits.

    Love the detail for the beam and collar tie. Would you use a similar execution for placing a faux beam at the peak of a pitched room?

    Great video and building practices. What is the barrier on the ceiling/roof? I would have expected the majrex to run continuously from walls to ceiling.

    Here in Denmark, we got a vent in almost all rooms, to get fresh air in, so it wont get to damp and moist inside the house. But we don't got a HVAC system in our houses :P

    As always great vid. NS Builders - my dusty Menards cap has been thrown to the ground - top notch bra But if you've got the time, I would ask you to please share your method of bending the archway headers in both rooms with faux/real beamsl. It looks like 2x material bent to a perfect arch. I know my current method of framing the radius could be improved upon, I'd love to know how NS does it Thanks for sharing, I learn something new with each vid biggy up's carpnotes

    Is this also done in Texas homes? I opened up some walls to renovate and found some interior plastic seal, never seen it before, not sure if it was an old practice used on late 1978 homes. The new homes I've seen in Texas have exterior sealing on the siding. Does it affect Texas homes having just interior seal??

    It's going to take like 2 decades to convince the majority of people that building tight and mechanically ventilated is the right way to go. And you'll still have those people that go back in my day ...😂

    It’s really important to ventilate the home via ERV or HRV and with bath fans and range hood as part of the total package but the Siga product they’re using if installed well, doesn’t allow moisture from inside the home into the wall cavity but if any got in somehow from the inside or the outside, it has the ability to allow moisture to pass in the direction to dry to the inside.

    Any reason you guys just used rissan around the windows and not fentrim?

    Fentrim ist actually a tape which allows you to connect Vaper Barrier with concrete, so it can get some kind of plaster of it after. What you meant is probably the Siga Corvum. It's a corner tape and it comes in 30/30mm and 12/48mm. I agree with your question tho. Using Corvum in the corners will get rid of all your problems with the blueboard guys cutting tape. Won't happen. Have a good one ;)

    @@sami11820 siga fentrim IS 20 is used for sealing around windows and doors. There are different types of fentrim

    I thought houses need to "breathe"? A perfect air seal implies a perfect moisture seal... but if there is a leak somewhere in the wall, the moisture will fester? But I am just a guy on the internet, and I don't build houses. :D

    This product is a smart vapor retarder so it doesn’t allow vapor through it but if you punctured it or poorly taped, and vapor got in, when the season changes it does allow it out in the other direction
