    Anand ji- yet again another very informative video about a much needed topic for ppl who are new to uk markets...Do you have a suggestion of a list of areas to buy a house in uk matching below conditions. 1. Good grammar schools. 2. Radius of 45 min door to door commute to canary wharf direct train. 3. Underground train station availability 4. Good mix of Indian and Brits / other communities and Indian stores near by(optional - but good to have).

    Sir have a doubt. Ippo stamp duty for second time buyers (who already own a property in India) Difference la 2% ..eg my property value is 350k slab starts from 125k so 5% of 225k or 5% of 350k ( whole)..konjam confusing a irukku can u explain..pls

    Joshua, I bought my first house in UK before ILR. In UK, buying a house is definitely a property ladder as you could sell and buy a bigger one later. Even if property prices don't appreciate too much, because the mortgage rates are so low (sometimes as low as 1.2%) all your home loan / mortgage payments are like your savings as the outstanding keeps reducing. So when you sell, you get it back. If you can afford the deposit, mortgages in some areas are far cheaper than rents. I was paying 1250 £ rent near Hounslow for a 2 bed flat and when I bought a 3 bed room house with Garden, the mortgage payment came to around 1000 £. As long as you are not in a situation where you may have to go back in the next 2-3 years, buying is an investment.

    You don't need an ILR or citizenship to buy the home Chennaiite. Although if you are in ICT and have no chance of ILR, then mortgage might be an issue. I was not a citizen or a PR when I bought my first house in UK. But I was on Tier 1 leave to remain so there was assurance of ILR

    Jothi, many Indian families sublet a room as paying guest accommodation. You can look for ads in gumtree or outside corner shops. Or you can rent as 2-3 nurses together in one room. Lot of people rent accommodation together. In London, they don't have restrictions on joint renting.

    I want to know if the mortgage cost covers the renovation cost. Or we will get any other loan for covering the renovation cost? Also any rough estimate of usually how much the renovation cost will be?

    As far as I know renovation cost is not included in the initial mortgage as this is against the value of the property & the LTV (Loan to Value) determines your mortgage interest. But if you already own a property, after the 1st/2nd year of mortgage (or earlier depending on your mortgage agreement) if your property has increased in value, then you can remortgage it for renovation and take out an amount from the process.

    It is a good area Sifa. my cousin lives there and I know there are a lot of newbuilds and prices are reasonable for Buckinhamshire. Good Indian community as well. You will have to keep in mind the higher cost of travel to London by train. Help to Buy Scheme is a boon for first time purchase with low deposit. But it has it's own disadvantages if you want to move up the property ladder. I will try and explain it later in a video.

    Vijay, in general you get a mortgage for 4 to 5 times the combined household salary. So if a house is 250,000 , then you need 25,000 deposit to get a good mortgage and your mortgage amount is 225,000 £ , so your combined household salary should be at least around 45,000 £

    Chegu, I would suggest to wait till end of the year as the process is long and we never know if we might go into another lockdown due to a second wave which could end up delaying things.

    If there is another lockdown , then the switching and exchange may be stopped for a few days. But otherwise if you have money the earliest is always better.

    Thanks Shobana. Yes people who are not PR can also buy house and get the help to buy options as it is secured with a collateral . But mortgage options may be limited if you are on a tier 2 ICT as lenders may know you won't be able to stay back in UK.
