    Loved the baths - thoughtful features. Agree with the tree-planting ideas, the lot needs it. Someone is going to snap this up, Captain Cook is a great area to live (and visit)!

    Love new construction. The zero threshold showers are perfect, laundry with second pantry/storage is a fave too. Agree about adding PV. Buying a lottery ticket now! Thanks for the time and effort to make the video.

    One thing, that concerns me, is the massive concrete around the pool. Personaly i would prefer only a small edga around, and give more space for grass and plants ....

    We are seeing some people look for ways to eliminate maintenance. Grass around the pool ends up in the pool, so I get it.

    I totally agree with your thoughts on the master bath, closet, and 2nd fridge in pantry. I'd add an under counter ice maker (for parties) and under counter spice drawers next to the stove. Add a second 100 amp line from the power company for charging EVs. By the way, how widespread are charging stations on the Big Island ?

    Island of Hawaii has the highest electricity price in the nation, currently $0.465 /kWh for residential. So putting a car charging station only makes sense if one has PV with battery storage and net metering. Putting up PV is usually done after construction has finished b/c tax credit only given for improvements on an already finished house.

    @@DeepRthought New construction is penalized - too bad. It's slightly cheaper overall to build in the electrical circuits during construction, especially if you're going to use something like Tesla roof panels and a electrical management panel to manage switching and power flows in the home.
