    Amenities wise who do you think will be better Marvida or sunterra for ppl with kids

    Sunterra will be bigger and have more amenities. Mainly the lagoon. But most of the other amenities will be similar (pool, splash pads, lazy river etc)

    You said property taxes for a home like 350k is about a thousand a month?!

    Property taxes are above 3%. So on a 400k home you’d have around 12k in property taxes a year. That’s fairly common for all new construction here. You’re usually paying 1-2% for MUD taxes and schools taxes in the burbs.

    Any of the suburbs will have solid options depending on your budget. I’d also add Humble & Cypress to that list though to give you options. If you’re looking south of I-10 Pearland, Sugar Land and Richmond are also great options.

    HOA is subject to change with the needs of the community. As votes arise that impact that make sure you’re involved. But they usually stay pretty consistent.

    Before exemptions you’ll pay over 3% property taxes on the total assessed value of your home. So for a $400K house with over 3% property taxes you’ll pay over $12K a year for property taxes ($1000+ a month). That’s pretty common for most of our newer communities though.

    @@aaronlathan would Newer home in Mavida cypress pay about the same with above example?I assumed the tax is factored in monthly mortgage just like other states? And another question per above you mentioned before exemptions what does that mean? Thanks

    Marvida is a recent development. So everything over there would be taxed pretty much the same. Exemptions in Texas provide a reduction in property taxes.

    @@aaronlathan beside above question. Do u know are there any newer home in Katy or near by Katy that don’t have high tax? For me Amenities are not my main needs. I assume because of the Amenities and convinces that is why tax is high. Can you share some areas? Thanks I’m thinking to move to TX

    The high taxes are for schools and utilities/infrastructure (MUD tax). In new communities you typically pay a premium for both here in the Houston metro.

    If you’re cool going older then yea it’s for sure possible. Not for most areas built within the last 10 years though.
