In general in every state, the counties that are not close to major cities will be a lot more flexible with regulations. You can call the local City Hall that you are interested in. Rural vs. inner city limits will be different in each county.

I'm purchasing a quarter acre in northwest Arkansas, will need to build a tiny home on site. Any recommendations?

There is a lot to find out like how the local city/county looks at building codes. Then there are your preferences (size, style, etc) and budget for building.

How did you find a go about buying property out of state?

The one I bought I found on Zillow. It was on the site for a while because the property wasn't ideal, but I got in contact with the agent and the owner was willing to go for a lower price over time. Also I had relatives that lived close to there. I was able to travel around and get leads from people I talk to . Local people know what is happening with property that isn't advertised online.
