    I completely agree. I have been consistent with my profit regardless of the market conditions. I got into the market early in 2019 and the constant downtrends and losses discouraged me, so I sold off. I got back in December 2020 and this time with guidance from an investment adviser who was recommended by a colleague

    This is so misleading. It’s not only about mortgage rates. Yes that’s part of it but let’s also add in the over inflated cost of homes as well which seems to be left out of the majority of conversations. I sold my house in late 2019 and now it cost $150,000 more. That’s not a normal increase in value. Also at the time when mortgage rates were abnormally low the Feds rate was 0%. You’re not going to see a repeat of that anytime soon.

    @jim7584 Similar situation as you, i sold my home in March of '19 (beginning of covid) that home resold in late '23 for close to $200G more, that's what i call the 'covid spike' (not the usual 1.5 or 2 % normal yearly increase) caused by demand and a shift in where the pop wanted to live (mass exoduses) Now it's shaking out a littler but much of that spike is still in the current pricing.

    It is not misleading. Inflation over a period of 3 years is at an all time high. Home builders are intitled to make a profit or go broke. Try to build a new home on your own and see what the real cost is. Bidenomics has killer the buying market.

    The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment.

    Homes are not expensive, the problem is your money is next to worthless. In terms of gold they are the same as they were in the 60's and better homes now than back then. In 1963 a nice house was $25000 = 714oz now equal to $1,463,700 QED. Now folks are making slave wages and the banks get the vig. Commercial real estate is going to be worse than in the depression as is homelessness. This was planned and gamed well before hand to benefit the central banks. The royals and bankers in Europe are living off you and all they had to do was blackmail Wilson.

After living expenses and fun, probably... 15,000 in savings. Four years = $60,000 for a down payment or investments. Divorce destroys wealth especially for men.

    There is a distinction to be made within commercial real estate. Office buildings are suffering from high vacancy rates due to the remote work culture post pandemic. Essential retail buildings, storage units, data processing centers & logistics properties should be ok & do well when interest rates do finally come down.

    Used to live in Michigan and when the state turned to Right to Work I dropped out of the teachers' union and added over $1500 to my gross take home - before that the MEA had used my money to push Democrats. Now that the state has changed back, they'll do it again.

    Commercial real estate will be converted to residential. Residential prices will drop like a rock. But the people are choosing bicycles and tents because it's cheaper. Homelessness is Affordable.     Commercial real estate is hurting because of the word 'real' in 'real estate'. Most people working from home don't do 'real' work, they do 'virtual' work with manipulating information. When information became the major product of the country, reality took a back seat and snake oil sales was the biggest job. Now that artificial intelligence is become main-stream, the value of information is dropping faster than a rock. All those information jobs are becoming unnecessary because they aren't actually producing anything real.

    right to work means the employer can fire you without cause and without regard for anything but title 7. they can blame unions for troubles - but unions just make sure the billionaires pay a fair wage and safe work environment instead of hoarding the profits in exec/upper mgmt so they can buy their 6th home and 10th yacht or fly their personal jets on more frequent hiatus.

    You don't understand what a "right to work " law is. Unions are permitted to negotiate union shop agreements with employers. That means that employees must join the union and pay dues and initiation fees or the employer will fire that employee if they refuse to do so. States do have authority under federal law to prohibit such compulsory union contract language and prohibit employers from firing employees who refuse to join the union. That's a right to work law ---giving employees a right to decide for themselves whether or not to join a union. In right to work states, unions can negotiate any other contract provision, such as provisions that allow unions to challenge employer decisions to fire employees and take such disputes to arbitration for a binding decision. So your statement above is wrong. Right to work laws ONLY prohibit compulsory union membership.

    While there are definitely people that do spend frivolously, and even take out debt to finance that lifestyle, an average young person that graduated with a bachelor's degree still likely has half of their income taken from rent alone. That doesn't take into account the rest of their legitimate living expenses. How could you expect anyone to crawl out of that?

    2020 rates were 3.11, 2021 rates were even lower. Two years into COVID w/o mass deaths in the U.S. or a zombie land. Biden's firmly in office and what happens in 2022?
