    What gets me every time on these if that is what you can see what faults can’t you see?? We’re foundations dug to appropriate depth ? Is the waste sewerage properly connected? Is it safely wired? The signs are not favourable !

    The Bovis site up the road recently had all the ground water drainage re-run. Don't know the specifics, but the whole site has had the roads excavated. Quite amazing as I think the 200 odd properties are all occupied.

    Builders just want Money, won't work Friday afternoon, won't work or turn up Saturday or Sunday, when I was in the building trade, I put my heart in my work, McDonald's should be closed, builders these days just "Walk", around Towns all Fucking day

    This is so right. My bro had a 450K new build (one of those big developers) and when having an extension done, the builder found the foundations were not correct depth and built using lightweight blocks AND AND a trolley was buried!?! Drainage was wrong and not levelled. Whole thing rectified by the builder at huge. Compensation received but an NDA signed as clearly all the other houses would be fcked too. Absolutely shocking!

    The faults with this house aren't just minor issues, these are systemic of a poor build from the foundations upward to the building. What other more serious problems are hiding?

    Trouble is if the builders go bust in that 3 months you may not get your money back, unless it's held in escrow. My parents bought a brand new house in 1946, all the houses had their foul water drains connected to field drains. The lot had to be dug up and proper drains laid at the householders' expense because the building firm went bust.

    they're supposed to have a builder's building defects guarantee, 12 months to 5 years in some countries. not sure if this place have that in law.

    I’m wondering if the sales of goods act / consumers rights act would cover it not being fit for purpose or lasting a reasonable length of time the consumers credit act in which your mortgage is appended with should cover losses from bust companies

    If this was a car, tv, washing machine etc,etc, you’d be able to reject it and get your money back! But as a home buyer, the Red tape, personal cost, time, inconvenience and stress, make rejecting a home near impossible. There should be a legal body that can step in, inspect the property, refund the customer with compensation, then prosecute all those involved (the house builder and the building control etc). As others have said, these issues are only the one’s you can see, what else is hidden. The only action should be to condemn the property and make the builder rebuild it, with strict oversight.

    We recently bought a 1930s semi detached, and THANK GOD we didn't go for a new build. Don't get me wrong it still needs to be renovated but we get much more than you paid for

    My mum's house is a 30s semi and it's solid as a rock. Standards were definitely applied rigorously in those days. Any workmen who visit always express their admiration for the quality. You made a smart decision.

    You generally get a decent sized garden . Now the developers just cram in as many plots as possible, postage sized gardens that you can just fit a kids trampoline. Cheap construction methods where every aspect of construction is scraped back to the minimum and contracts awarded to the cheapest contractors. There is no genuine pride from most developers and that just inevitably filters down like a cancer of despondency with no culpability. I see too many tradesmen amd agents just rock up to work for a paycheck that they dont want to earn.

We had some new build Viewings prior to buying our 1930s house, and I was like nope, obviously you get the 5% deposit and gov schemes etc, but I'm glade we spent more and decided and old build. Comes with a massive 37m garden and loads of space for future extensions 👌

    I've a been bricklayer for about 43 years now. I take pride in my job still and I'm very conscious about my brickwork. THE builders and bricklayers should be ashamed people are going to buy these houses shameful

    It's time to end the price work subbies. They don't give a fck. Same as you, start my apprenticeship in 81, I still have pride in my work but I get no respect apart from the older guys. All they want is to get it up as quick as possible and with no Clerk of the Works around the quality has gone out the window.

    There just isn't enough respect for trades in this country, it's just "manual work" and as a result people just aren't being taught to have pride in what they do any more and nobody pulls them up on shoddy work.

    This is scandalous. Having recently moved in to a new build by Linden Homes I would never advocate anyone doing the same. There is absolutely zero pride in any of the trades work, the repairs are even worse and the CS teams, including Directors, hide behind NHBC tolerances. If you want anything done you need to know what these tolerances are and you are likely to need the help of a solicitor, at your cost, when seeking any form of compensation. The whole industry and road to sign off is corrupt, it’s heart breaking knowing thousands of excited home owners are about to have their dreams shattered, their life savings literally flushed down a loo.

    Why not take them to the small claims court? You can make the application online yourself. When you contact the company telling them you're taking it through court, watch how quickly they respond.

    The house builder is allowed to sign off their own work the by local authority. Everyone involved knows that's a scam, but housebuilders pay good money to MPs to have rules like that which allow them to get away with this nonsense. Doing things right is slow and expensive - they don't have time for that - it's got a roof, what more do you want?!

    Exactly. These often-overpriced new builds are often pitched at younger folks wanting their first proper house. It's supposed to be an exciting rite of passage as they move up in life, after saving so hard for so long because property prices are ridiculous and wages are barely keeping pace. Only to be lumbered with this. I'd be truly devastated and upset, not just angry. The last rental flat I lived in was a total tip because the landlord did no maintenance and living there with everything shabby, outdated or broken just left me ashamed and like I was missing out on the lovely homes everyone else took for granted. I can therefore totally relate. At least I was only renting and not paid five figures up front to be locked into a 25 year mortgage.

    Absolutely shocking. When I bought my first Barratt home the front window fell out because they hadn't fixed it in correctly. Big issue is we are made to sign contracts and hand over the money before moving in. Hope you get it fixed

    I've long felt that new build housing estates are a load of rubbish in terms of their design, layout and appearance but now you confirm my suspicions with your snagging. Fortunately my brother has just bought a rock solid old house.

    I worked for a few different house building contractors in the late 80s -90s and never saw anything quite as bad as that.....that was not only bad workers....probably chancers...but lack of supervision by onsite staff..foreman/site Agent and NHBC who were supposed to do periodic checks and sign the work off at the end of construction......This example clearly suffered from none of the above.

    It’s been signed off because it’ll be an independent inspector who’s getting a backhander, they make a list of recommendations and ask for photos as evidence the works been done. Half the time the photos are of other properties so made to look like they’ve acted but have done nothing. They then sign off, simple. Shocking but true.

    Awful, thanks for sharing. I bought a new property as a first home. Name starts with a P, never again. The boiler was wired up wrong, couldn't turn it off. First gas bill back in 1998 was over £500 for one month. The site manager's answer was, well, it's a big house to heat! Kitchen drain overflowed, gable end roof tiles flew off in a high wind. Turns out the mortar was lacking the correct amount of cement... the list went on... great you starting to highlight these cowboys. 👍🇬🇧

    I lived in a 1900 Welsh built (almost all of them were) Terrace house for years. Now being renovated around the city area of Liverpool some of them have four to five courses of brick around the chimney- breast area and are of a quality that is impossible to find today. Some of the end terraced houses are worth well over a quarter of a million pounds. Twenty-five minutes by bus from the city centre and some three stories high with 4 bedrooms and two bathrooms they offer a far better home than most new builds.

    My brothers house, beautiful house took over a year extra to finish. So many problems when they tried to move in. To give you an idea door frames were put in upside down! So no doors would shut. We all told him to complain but they made him sign a non disclosure agreement before they would build. Heads up people if you have to sign a agreement before they start DON’T hire them!!! They are doing that for a reason.

    My mates son did a plastering course and he's had hardly any hands on practical training, teachers were of sick all the time and they have passed him off and he can't even plaster a properly, outrageous

    You hit the nail on the head when u said have some pride in your work! I love these videos because English trades aren’t all bad there are some really good knowledgeable ones just not enough of them. These major development companies are disgraceful I assume the rest of the properties we’re equally as bad! How can u even put your name on that shit? I’d be embarrassed! To have to come back and face the owners, I mean what do U say? Other than we just wanted your money sorry! If you can’t hire good tradesmen then these companies should be task with introducing/inventing better fool proof methods in house development because u clearly can’t trust your builders or the site management team. It’s one thing knowing your staff are doing this and singing it off but it’s another when you expect someone to pay there life’s saving in to something you know isn’t worth it and kicking the shit down the line on to people who don’t deserve it.

    Personal opinion, I'm 75 and have lived in 10 houses and each house has been younger than the last and each one has had progressively worse build quality and I'm only up to the year 2000, my sons house is a lot younger and he said for gods sake dad don't buy anything any younger they are c--p.

    Who is signing these places off mate? I'm fascinated by your videos. Have brought two places both built in the 90s I often think that new builds are made poorly. But it would appear that either the standard has changed or the people building them aren't qualified. Is it all profit based short cuts or is it people just can't be assed to make houses correctly now?

    Its all about profit, crap cheap materials and cheap labour. I haven't worked on a new build site in years and I'm glad i don't. I fine it quite sick really, these houses are more expensive than ever but so poorly built. The government and these construction companies are working together to screw everyone

    Local building control tend not to get involved in large developments. Old Maggie T gave builders the power to appoint their own "independent" inspectors. They tend not to hire the "picky" inspectors.

    Unfortunately when it comes to sign off they only look at certain property’s that have been snagged to fuck I go and do property inspection like this on new property’s for company I work for dealing with major builders and it’s all about saving money using cheaper builders that don’t give a shit in there work but keeps me earning and I get the thanks for putting this shit right

    Who ever signed the property off should be held accountable which includes the NHBC or their competitors, what was the site manager doing? it looks like the inspectors and site staff turned a blind eye. The construction industry needs a complete overall like get rid of the brick barons, the apprenticeship system for all trades in this country that is currently in place is not fit for purpose. When I see these posts the properties that are shown it makes me cringe they should be bulldozed and the developer's legally forced to pay compensation to purchasers, or the purchaser's should have the opportunity to appoint an independent Clerk of Works who has come up through the ranks to carry out regular inspections during the construction. The developers who present these substandard properties should be publicly named and shamed.

    Half the problem is the house builders are rushing every stage of the build to try and get People moved in and money in the bank. Don’t care how good at our jobs we all our when we’re put under pressure and giving unrealistic deadlines corners are cut. I’m a bricklayer on a housing site now, the company have sourced the cheapest possible materials and want everything done yesterday. All tough it makes our lives easier with less inspections it’s just common sense to check them more regularly. A lot of brown envelopes being passed about I imagine

    Was looking at a new build home as a first time buyer. Not only was it so much more expensive it just wasn’t worth it. Got so much more for my money with a home built in the 80s. So much more character and potential.

    I'd never buy a house on some newly developed site. The amount of shoddy or outright unsafe works are frightening. I had one site where the houses were being built on piles with ground beams. They set out the ground beams incorrectly and then built the wall up to the correct setting out with load bearing walls with about 10mm of the wall bearing on the beam, I'm still not quite sure how they did it and why it never occurred to anyone that something was amiss. After that fiasco later on the same site the mortar pointing could be scraped out with a pencil. Absolutely terrifying as it was a development of 3 storey townhouses built on reclaimed land.

    A picture speaks a thousand words, A representation of how this country is nowadays, no one cares anymore, no pride, no craftsmanship, bodge it up and let someone else do the cleaning up. Brickies are in short supply, the money is good so why make the effort. Not my job.

    Seems to be the norm, I live in council housing, every repair we need is beyond bad. Kitchen ceiling down and a flooded kitchen after one 'repair' The wage packet is more important than pride in their work, don't know how half of them sleep at night.

    German builders all have proper training. I'm not sure that's true of British builders. In my own home, plasterers were supposed to mark where the electrical sockets were to go but they could not 'read' the plans. I had to interpret the plans for them. No actual reading skills were involved.

    @@heliotropezzz333 I think a lot of the trouble here is poor training, I've been on a few training courses were the course was cut short and answers given to tests just to improve the establishments pass rate. I've spent some time in Germany and unfortunately the work ethic seems different to this country.

    @@andicog I have to say, in relation to the workmen mentioned in my previous comment, that they worked for a particular company. One worker there did a brilliant job on the outside rendering of our house (matching to the original). He came in one day excited to say he had achieved his city and guilds, but later another worker said the company had laid off the young man because otherwise they would have had to pay him more. That speaks volumes. In the end you get what you pay for. Another guy that came round admitted that the company employed him to remedy any mistakes they made and he was not short of work. He never referred to the company without including a swear word in front of their name. I had chosen the company because they had been around a long time and had various professional body memberships.

    The British government cancelled the Indentured Apprenticeships in 1982. They went onto to the YTS scheme which they thought they could teach a lad a trade in six months. It failed miserable and became the butt of many jokes. Lots of top lecturer's were lost during this time.

    Talk about the house that Jack built. Bloody disgrace. If that was signed off then the inspector needs sacking. That house needs knocking down and started again. Though I’d check footings first. I’ve know so called “builders” to throw all sorts into footings to make up for lack of concrete.

    The industry as a whole needs updating. I personally noticed a downturn in standards in the early 90s when new 'homes to buy' estates were being thrown up everywhere and anywhere there was a bit of land. The one thrown up near me quickly turned into a shit hole because the buyers were the 'buy to rent brigade' and the estate was quickly filled with those that the councils refused to re-home its now regarded as a no-go area by the locals.

    BTL should just be banned on all newbuilds or anything designated by the government as 'affordable'. That would let some of the heat out of the market, every little helps at this stage. Former colleague of mine moved into a newbuild rental house in 2011 and it turns out his whole street was BTL from day one. Shouldn't be a thing.

    I'm a mechanical engineer and I take pride in my work, even if I spend an hour or 2 cleaning up old, sticky oil under the air end/ motor I'll spend the time getting rid of it, even if the customer doesn't look at it.

    I hear you, as a compressor engineer myself it takes no time at all to clean a compressor inside and out, especially if they are in a relatively clean environment. The ones sat in a brickwork or cement factory are a different story😀😀😀 PS also helps if your not given a stack of service work all over the place..

    @@michaelwalker1145 I agree, after a service I usually have and hour or 2 to clean down what I can in the time frame we quoted for labour. Some things like element filter casings or drip leg drains I clean as i go. I can usually do a service and separator (none screw on) within 2 hours or less including inspections then I'll spend my remaining labour time cleaning (usually up to 2 hours). it's pretty boring when a machines small and really clean anyway lol.

    Wait until you see part 2 of the video, inside the house...the carpets are all dirty and covered in mud and paint and damaged because they put the flooring down before anything in the house was complete and they didn't even have a road outside or grounds works even complete so just mud everywhere then trades rightly so don't take boots off to go in the house because why is there carpets down its not been painted yet? Or any plumbing done..no kitchen or even toilets/shower fitted in yet, not been painted or skirting glossed yet and there's no power and it's pitch black in there🤪🤣 sorry I'm a carpet fitters on newbuilds I experience this most days

    HAving worked in a technical college for a number of years as a bricklaying tutor I can tell you that the standards set for passing NVQ's are appalling low. Most tutors get very frustrated at the standard of brickwork they are expected to pass, the old 3mm Tolerances in brickwork went out of the proverbial window years ago and it was/is apparently acceptable for a 1 square meter panel of brickwork to be out by 10mm in height, plumb and in the joints. Colleges are now factories where NVQ's are churned out. so it isn't any wonder this house is like it is, there is a new housing estate local to where I live, 30 years ago, half of it would have been pulled down because of the poor standard of brickwork. To the trained eye, it is quite easy to walk round the estate and see which houses were worked on my proper old school craftsmen and which were worked on by the new breed of 'builders'.

    If the finish and outward appearance is so bad, imagine what horrors lie beneath the walls and foundations, imagine the wiring, drainage, pipework etc Whats happened to proper time served tradesmen and building standards?😳🤔😲

    The sad thing is the building companies in covid used any and everybody to complete the builds but the oversight did not exist. Now when they have come to market all the little shell companies run by one man and a dog have gone bankrupt to set up again. If we wish to make these people accountable we have to revise our company law to actually prevent these shell company directors from holding such positions again. It has been desired since the 1950’s but the public are bored by such legislation and furious about the actuality of its current effect.

    It's effectively mortgage fraud, houses signed off by the developer and NHBC to obtain mortgage monies. Developers and NHBC should be legally held accountable with substantial fines paid daily for this kinda stuff. Trades should also be fully registered and banned / financially liable for works. We're fighting Redrow and NHBC at the moment, various videos I've posted here to showcase them. MP's need to take serious action as this will be the next massive PPI style liability.

    Great channel, thanks for showing us what to look at. I'm busy waiting for my new build. Been delayed 2 1/2 months already and I was able to get to the property to take photos and snag it already, f shocking. I'll be able to give you enough content for a vide lol. Damaged garage lintels, crack in render, bay window cracked both sides, cement that fell and left on the render, 3 holes drilled in wall and filled with white goo, grey render used to plug a area on a cream rendered house, garage door not level, area between front door and roof more on one side that other (not level I suspect), bay window base (all 4 bricks different heights and not straight), missing mortar everywhere, wall between garages has a base than is 20mm to the left of the rest of the wall, bottom brick on other wall 10mm inwards from rest of the wall, breather sticking out of the wall 10mm and not flush, drains in driveway lower than rest of the driveway, back doors, wall on one side base sticking out, so much more and that just the outside.

    @@ladyacp Nope, I just walked around the house and looked at every area for any defects. |They were so obvious you couldn't miss them. We got a snag company in after we moved it. I would give them about 70% tbh. They found things I would have missed but missed obvious things I already reported.

    I absolutely love the look of new builds but it's stuff like this that makes me steer clear....oh an the often extortionate prices too. 3 bed council house £79k with 10 on top and it's mint 👍🏻
