    Absolutely! I disagree about the roof tiles. I know the more modern version of having the tiles done includes some metal hooks but there will be means of replacing broken tiles. Also, as far as the building is concerned. If it is ‘listed’ as a building of historical interest then I would probably agree with the restrictions on roof repair but if not then there may be less restrictions. There are also places that sell reclamation pieces which can include tiles at a much cheaper price than buying new. Research on what you can or can’t do without always taking the tradesmens word for it is essential. Some are good and decent but some will just fleece you alive. As for the survey, if the roof was stated to be fit for purpose and good state of repair then you may have recourse through that company. If a structural surveyor in the U.K. makes statements that are relied on in a purchase then you definitely have recourse and laws will be similar in France.

    Abby, don't panic. There's always more than one way of skinning a cat. Please make sure you get a second and even third opinion on the roof issue. Also, as others have said contact Billy Petherick and Sean and others who've had to deal with these roofs.

    Bonjour Abby. Êtes-vous certaine que votre demeure est classée au monuments historiques de France? Si cela était le cas, vous ne devriez pas pouvoir faire ce que vous désirez à l'intérieur de la maison et donc du fait, si elle n'est pas classée, vous pouvez refaire votre toiture comme bon vous semble. Il faut tout de même voir si la mairie n'impose pas de restriction dans le village. J'espère que cela vous redonne du boum au coeur.     It would be advisable to check your contract de vente with a lawyer. This is called "vice cache" and you can even have the sale cancelled or at least get compensation from the seller.

    If this is your forever chateau consider going with the tile even though it’s a little outside the budget. You’ll feel joy each time you enter your kitchen for years to come.

    Definitely speak to the Pethericks, you can replace tiles and would certainly get Billy's advice as they have repaired their chateau roof.

    The buyer of one of our previous homes hired an inspector who spent 3 hours inspecting the home. When she didn't get the loan, we took the next contract offered. Her inspector spent 5 hours inspecting the house and used a drone to look at the roof. I think many roofers here in the US use drones now when they need to price the job. They have an app connected with the drone to measure the roof.

I’m really surprised that the roof doesn’t fall under full disclosure policy but I don’t know the rules. ❤❤

    And Billy replaced the steel slate wires as well. Perhaps the roof could be replaced in stages. I know the labor is the big cost along with access. Also Patrick and Stuart at Journey to the Chateau have a friend John that fixed their roof. Don’t know if he is available for hire or would give advice to you as well. (Don’t know how far away he is) Also I’d check with your lawyer who handled your sale about redress for the cost of the roof. You may need more detailed opinions on the roof.

    Correct, the most expensive part of fixing a slate roof is renting the bucket lift or on a really big section scaffolding, but it most definitely can be done without replacing the whole roof.

    Hi. There is a disclosure clause in French Law whereby if the owner knew of any problems before selling the property, they should have been disclosed to you. It might be worth hiring a lawyer to look into this. If the previous owner had, for example, obtained quotes to repair the roof, or had the roof inspected, then they are liable as they did not disclose this to you at the time of sale.     The price for a slate roof is between 190 and 270 €/m², including instalation. Depending on the pitch, your roof shouldn't be much above 400m² or 500m², and that would be at most between 110 000 and 135 000€, I took the highest price because its a 4 pitch roof and there are a lot of lucarnes (roof windows) and those increase the time of labor and therefore the cost. There are the zinc work and waterproofing around all specific points (it's a good opportunity to replace velux waterproofing), but they don't amount to 10 000 €. The thing is, you're not in a traditional slate region, and it may be harder to find an artisan or company than in Val de Loire. Keep searching, though! Oh, and for something as big as changing the roof, you have to refer to the town hall. I'm not sure if it's a "declaration de travaux" or a "permis de construire", probably the former, but you have to do that before the work starts. Last, there are solar captors for passive water heating that are covered in slate and integrated invisibly in a slate roof. If your going to replace the roof, that would be a good investment to add that to the south side. But it would increase the cost and add the need of a plumber/heat specialist.     Yeah, that yard looks terrible! It’s time to fertilize your plants, they look very neglected. Some mulch would be good too. The land looks tired and maybe fertilizing the grass could help too. An idea to help the lawn is an Aeration machine. Aeration involves perforating the soil with small holes to allow air, water and nutrients to penetrate the grass roots. This helps the roots grow deeply and produce a stronger, more vigorous lawn. The main reason for aerating is to alleviate soil compaction. Also a good time to spread grass seed. When I built a guest house it took two years for the grass seed to grow. I also cut up squares of grass and planted them too. It looks really lush now.

    You can replace slate tiles. Billy Petherick has done it repeatedly on his channel with a cherry picker. Your roof can be repaired with slate.

    Yes: there are two parts to a roof. The timber frame and the covering. If the timbers are ok the repairs will cost a lot less. If the problem is "Nail Sickness" - corroded nails letting the slates slip - or if clips are used the same slippage issue.... a big roof is still a big job but less than the whole framework cost as well. If finding perfect matching slates to replace missing damaged ones is difficult, take from the back of the roof and put "new" ones at the back where they won't be noticeable. Secondhand slates could be found at a reclamation yard.

    You might reach out to Duck and Angel Strawbridge who biught and renovated the 19th-century Château de la Motte-Husson in Martigné-sur-Mayenne, France. They were facing replacing an even larger slate roof but found someone skilled in replacing slate tiles. They will still face replacing a roof eventually but it bought them the time to complete a reroof later and in smaller sections (if I remember correctly). They are the English/Scottish couple who have a show on Channel 4 in the UK.

    Just a dubyestion: Take a little book or you computer and write the things you are doing with the dates. This way you can have a correlation that will guide you in order to change o fixed. For example when yo put a new water heater, put the date of installation and the year you are supposed to change again. You can do it with your washer and dryer, refrigerator, roof etc. everything. This is will help you a lot because even sometimes, there are thing that you need to clean and make them check up with time. Ho pe this help.

    When you watch Billy make repairs, it seems clear that you can slip new tiles in where others have slipped. Or just the old tile if it is unbroken. So, I don’t get that it’s not possible. Slate cuts like butter with the appropriate tool. And you must replace old hangers with stainless steel hangers. All of this contingent on the supporting roof structure including the batons that you clip the tiles to. Your only difference is the wall above the roof that will further damage it if not addressed.

    Abby: We have a slate tiled roof and as part of our annual maintenance broken and cracked tiles are replaced. We have a lot of trees so invariably falling branches damage our roof during the winter season. A slate roof should last 100+ years. I don’t buy the recommendation of replacement. Get a few more experts to give opinions and suggest repair options.

    I watched a couple many years ago restore (practically rebuild) an old french house which had had a slate roof which was going to cost a fortune to replace. They searched for a cheaper tile and found some in China, they did take a while to be delivered but well worth the wait.

    Get a second quote. The couple on the You Tube channel "Chateau De La Grifferey" are doing their roof. They were also quoted a high number. But they just had it re-quoted and their roofer is coming in much lower then the initial price.

    Echoing the recommendation to reach out to the Pethericks. Also, I wonder if there might be any French government grants or low interest loans to do the work, since they're the ones expecting the restoration of slate. As a last resort, and I'm loathe to suggest this one because I do value heritage buildings, perhaps the fine amount would not be as bad as using a substitute roofing product plus fine, versus slate. There are some quite lovely metal roofing options that have a slate-like look and would not appear out of place.

    @@Reet64 There is this stunning chateau bought by an Australian lady and her family. The roof was collapsed. An iron roof was attached to save it from more damage, just to get a letter from the building code to stop everything, remove the roof with a 200.000 more expensive slate one, or be prohibited from repairing more. So typical. They don't give a *&@, as long as you do it with the original materials. No other thing is allowed. Strict, incredibly strict. When they did so by replacing the roof with the original the bureau helped them in every way, by giving expert help, helping of free students training center, etc.

    I watched some videos where slate roofs were repaired quite elegantly but by an artisan I think. So annoying to be told what to do but might not hurt to research composite replacement tile roof and ask authority directly about that use to preserve the integrity and appearance of home. I agree with Norma Reed, ask around, question authority. Too bad you didn't get drone footage before buying. Very proud of you for walking away at brocante. I wanted all that linen as want some linen dresses and the old table clothes make the most elegant curtains on a budget. Sending hugs and hope this week is better

    The roof. 🤦‍♀I wonder why home inspectors don't use drones to look carefully at roofs and other tall structures like windows and chimneys? It would save a lot of time, money, and frustration. Did they also look at the roofs on the other buildings?

    This Brocante seemed rather pricey. You'll find what you need. You must learn the art of the haggle...it is expected. Having grown up around it with my Grandmere, it is second nature to me. Remember, don't insult by going too low, but there is always room for movement on a price. Nice job the hallways! It will be so clean, crisp and bright. Abientot from Canada

    Hello Abby! Stay positive ✨it will ALL workout. I’d like to suggest get an independent 2nd opinion on roof. You are much more savvy in home rebuilding than I am but - as a Home Insurance agent I’ve seen a few things. I’m also a single Mom for last 12 yrs and as a Homeowner I was told and tried way too many times. Just a suggestion. We are here to support and hopefully give you hope through this journey 💛

    Agree and love the idea of another person like BIlly to give an opinion. These roofers and many contractors see a chateaux they see MONEY and I find many have no sympathy in France if your rich and even more so not French, PAY UP! No panic it can be an easier fix than you think slate does not wear out!

    Even if u replace the worst part of the roof one side will get the weather more then the other side , just a throught just patch it until u can do one side or both getting a second quote from a company I ask some of the other Chateau owners too but u are going into summer dont panic .     The broken slates can definitely be replaced. If your roof structure is sound you don't need to replace the whole roof. Also the existing slates don't look that old - I would say the estimate of 25 years is more accurate. Ask around and find someone who can replace the broken slates, it's not very complicated it's just the height which makes it difficult -you will probably need a cherry picker. As many have mentioned here - The Pethericks do their own roofing as do many other chateau owners.

    Oh gosh. What news. I agree with the other comments to get more opinions on fixing the roof. At 9:42 you looked at a book of prints in a book. Those are by an artist named Alphonse Mucha. He is one of my favorite artist. Such beautiful and interesting prints! On the mirror. Find one you like and guild it yourself. You’ll be able to make it just what you want.

    As many have said: *Hire an attorney to see if you can get money back from the sellers. *Get other bids, from someone willing to do repairs rather than replacement. *Talk to Billy Petherick and others, like Jane and Tony at Not Quite a Chateau.

    Abby, I watch other Chateau owners, they shop at Emmaus (charity shops in the UK). I think you have to visit regularly, as the stock changes frequently. The antique shops have become very expensive!

    I know that there is a synthetic slate which costs half the price of natural slate…and is treated to protect your roof from moss. Get at least 4 or five companies.

    Abby, I would be getting some more quotes on the roof. That isn't quite true about the slates, you can replace cracked and broken slate tiles. I have seen other chateau owners do this exact thing. Yes, you do need to replace the metal hook things that the slate hangs on. Billy Pethrick decided to do his own roof, and brought a cherry picker because that was cheaper than the $200,000 to pay someone else!! You could contact him for advice. I would advise you to always get 3 quotes, and maybe make one of those from an English company working in France. I feel that you might be getting taken advantage of here. The other thing is to look into the grant system. Other chateau owners have managed to get approved grants to fix their roofs and parts of their chateaus paid for by the French government. They have a fund specifically set up for this. It's a lot of paperwork I believe, but what is paperwork, if it gets you what you need? I would maybe make an appointment to talk to your local Mairie (Mayor) and ask his advice, I am sure that he could point you in the right direction there) Oh I think you should buy the tiles that you really love Abby. I have never regretted spending money on things I love (even if they were a little out of the budget) but I have regretted "making do", so I don't do that anymore. I "make do" until I can have the ones I really want! And it must have felt so so good to say goodbye to that horrid fuchsia!!

    Sad new about the roof. Two thoughts. Find out how much the fine is for changing the material to do the roof and see if it out weighs the cost. Replace the roof in sections (worst part first) to defer the cost over time. Good luck Abby. Thanks for sharing. ♥

    So sorry to hear about your roof. I wonder if there is a type of grant the government offers to help with repairs on historic homes. I do know that there is roofing material that looks like slate. Maybe you could check into that. I know you said that if you didn’t use slate you would be fined. Is it a one time fine or a yearly fine? Might be cheaper to pay the fine and use a different material. Good luck with whatever you decide. The hall area looks so elegant after getting rid of that wave of maroon. I am always surprised when I hear a Frenchie bark… it’s hilarious.

    Slate tiles can be replaced with a cherry picker. See The Pethericks you tube channel. Don't spend 200,000 Euros! Billy from the The Pethericks gets up on his cherry picker and replaces tiles all the time. The tiles can be bought either old or new. The cherry picker is a good investment for any chateau owner and will pay its way for so many other repairs. Do consult Billy before you despair! Good Luck!

    Hi Abby get in touch with Billy Petherick on KZread, he has a Chateau & always replacing the broken Slate tiles on the roof ! Don’t accept the first quote! Here in Australia were told to always get three quote’s & make sure any trade is license! You should also speak to Tony , on KZread Not quite a Chateau ! they had their roof done ,but not in slate.     You can replace the odd missing slate with what’s called in the UK as a tingle, there are different names for this device (that I’m sure can be bought online). There are builders around France that are English but how far they are away from you, is another matter. The tingle is just a piece of wire or lead or probably hardened plastic, it hooks up under the slate above the broken one and the new slate is held by the wire hook. My brother in law lives in juignac which is close to Montmoreau St Cybard, which is in the Charente/Dordogne area of France. He is a carpenter and knows a few English speaking builders that could easily fix that roof problem. If it’s only the odd slipped or broken slate then I can’t see an issue. Getting up to it and working safely could be a problem but they might have their own scaffolding. !! (Enter …………. Slate roof tingle Into Google and it should bring up what I’m talking about with brief info on product.)

    Hello Abby: I've been following you from the beginning of your journey and it's such a joy to see you there in France creating your dream. I had a similar issue with a previous owner not being truthful with their disclosures on a property I bought, and called him out on it and he eventually paid for his deceptions ( lies). Not sure that is possible, but you might want to check in with the real estate agent you used to purchase the property. Maybe they can help. Definitely get 2nd and 3rd bids and you should be great at manifestation....look at what you have created!!

    Here in U.K. we replace broken or slipped slate tiles individually not the whole roof. As other comments I also thought drone with a camera for inspecting tricky high up places no need to get up there in person these days

    Too bad about the slate roof! I know you said you would be fined if you didn't use the same material for replacement, but isn't there some type of "temporary" patching you could do while you are trying to put away money for the slate replacement? If it's only a "temporary fix" than who really needs to know.🤔 It would buy you some time getting the funds together. It's amazing how much you have tackled already. It's going to be so beautiful !!

    I watched a program about replacing the slate tiled roof of a manoir in the Haute Vienne. They ordered the tiles from China at a fraction of the price of French ones - looked really good too.

    More advise: watch Billy Petherick's videos (The Petericks) regarding roof issues for his chateau in France. There's lots of wisdom there and may offer you some options or just education on the matter.

    Ok here in New England we have slate roofs and it is not that expensive. First get a another roofer out to look at it. 2. You can replace the broken tiles and the real thing that wears out are the roofing nails.once you get it corrected you have someone come out once a year for maintenance

    Congratulations on your major accomplishment! Priming! I'm so sorry to hear about the roof. But, I believe it will all work out. Was that Adolf Mucha art in that book?!? I love his stuff! That huge set of dishes was beautiful! I love when you take us brocante-ing. Things seem really expensive, though. But, I'm sure they're worth what they're asking, for the most part.     Rather than tile, would you consider LVP (luxury vinyl plank)? It feels wonderful under foot in the kitchen and things don’t break when dropped. Easier on a person’s back as well. As you likely know, it comes in many styles, colors, and textures. I am a Realtor in North Carolina and Georgia and can tell you that many high-end builders are putting it throughout their new construction homes. It is a floating floor system so it can be applied over existing flooring. Just a thought!

    This is not the US. First of all, this is a historical building, and you cannot do what you want. And in addition, there are regulations to protect the regional traditions, aesthetics and style of a region when it comes to architecture.

    So sorry your inspector did not do due diligence. People use drones to inspect roof condition all the time. I suggest researching online and contacting the government yourself. On something this expensive, do not trust someone else. I agree to tap into the expat vlogers in France. Edd and Anna from Bordeaux Life, the Pethricks, Sean's World, and several others. You are not alone!

    Everyone commenting on what Billy did so I’m another one! He cut each piece to fit the gap individually with tile cutters up on a cherry picker and he used marine grade hooks as he replaces the failed ones so it doesn’t rust again but he didn’t do the whole roof in one hit as a time consuming effort. But he does hv his own cherry picker. But they may hv been referring to the roof timber ?? Then that’s a different story. BTW I loved that ancient book at the brocante with the illustrations of the women. I’d be a magpie there too.

    As others have stated please get a 2nd & 3rd opinions about the roof. Can you get assistance with roof replacement through the French government? I love those dishes.....beautiful! Lovely flatware. But you are looking for a mirror. Lol & smh. Love the chandelier.....😮. In love with the 1st mirror with the detail @ the top.

    If the government considers this a historic home then perhaps there’s some sort of grant that you can get to help with the cost of repairs??? I feel your pain on a similar level. When we bought our last house we found out that we needed to put in new a foundation (8 pillars) in because the house was sinking. Not as expensive as your journey but still very very expensive so I’m sorry that you’re going through this. Your home is absolutely stunning and I can’t wait to see the results. If you ever decide that you need help for a week or two you just let me know and I’ll gladly help for discounted room and board but I would need a day or two of brocante shopping 😂 Two of my three kiddos have flown the nest, I’ve told the hubby that I need some me time to travel here and there😊

    By all means get minimum of 3 estimates! I live in Gironde and had estimates for an entrance from 4,000$ to 24,000$! They vary wildly!!!!!! And paying more doesn't guarantee good workmanship .I agree that contacting the Petherics would be a great idea. Stay calm , this will get worked out for a better price. I know that Billy replaced individual slates on his roof.
