    Hahaha! Epic Video Graham! Thanks Graham for having me on your channel and shooting this video! This was so much fun to shoot - goofing around on the current job sites (we closed on two properties this week!). Also for all of Grahams fans that are wondering - Yes he’s just as cool and fun to hang out with in real life as he is on his channel! For anyone interested in getting started in real estate - but lack of money or experience are holding you back - I recommend looking into wholesaling real estate - it’s a lot of work (to do properly) but if your serious about becoming a real estate investor - it’s a great gateway to becoming one.

    Cranjis - I've done both. The first three I bought cash. The next two I put 20-25% down. Ideally I'd like to stick with 20-25% down and get a loan for the rest.

    I did that! Bought a three-bedroom home in the San Fernando Valley, Winnetka, added another bedroom by dividing up the living room, Rented out 3 bedrooms, lived in the master suite , I paid all my house bills and my mortgage mortgage! Than I had a full-time job I got to keep the money!

    I'm starting to watch your videos before I buy my first house. :) The market is pretty crazy and it feels like it's on the rise again. What do you think would be a good thing to do now (Jul 2018)? I'm at max, max at 500K, more around 400, maybe even high 3's. Also I would get a Pixel 2XL for the front camera vlog style shots. It looks awesome and it's much less bulky as a camera. Thanks

    Yeah... You don't have to be quite as frugal as me - but living below your means is the only way to get ahead. Either you grow your income or reduce your expenses - but you need to grow the spread between your income and expenses. Appreciate you watching & commenting! Also for business you might like Profit First by Mike Michalowicz, it's a great book about managing cash flow. Are the titles that you mentioned books? I haven't heard of those....

    Hi Jay - they're blogs that also have very active communities/forums. I highly recommend checking both out. Early Retirement Extreme does have a book and it's fantastic (imo) I've actually given away over 30 copies of it. (I refer to it as my bible).

    Dude at some point you need to bail on California for the East coast or something. One of our friends left Laguna Beach for N.C. and is making way more rent with the same amount of money invested. Like 2.5 times as more.

    Wait for where a large corporation moves & starts up operations. Many times their in smaller communities & the company will move there for a tax break or such. Buy as many properties as you can, theyll be valuable over time & a good sell after getting paid off. Move to where the $ is going to grow.

    At 14:15, I don't understand the "were getting the house for free" and I didn't understand the benefit of refinancing from a $140,000 mortgage to a $200,000 mortgage until I wrote this comment. Would the benefit be that you now have an extra $50,000 (taking into account the $10,000 reno cost) in pocket in order to put into the next property?

    +ForrestKnight Exactly! You've made money renovating the property to increase its value, then you cash out - get all your money back, leaving some equity in the house, to then go and do it again!

    now thats what I call a real estate empire! just had a quick question and id appriciate if either of you guys could answere it. how could you find cheap fixer uppers if your not a real estate agent? a few years back I was looking at forcloseur properties and, taking the repair into consideration, I didnt find them to be much cheaper than buying a nice house.     Hi Brabus - In general - I'd say the best deals are not found on MLS/REALTOR .ca But our found as private deals. (I've recently started a whole video series on how to find private deals). The key reason for this is information asymmetry . In regards to forclosure properties - your right, just because a property is in foreclosure doesn't necessarily mean it will be a good deal. I personally (and on my channel discuss this) focus on strategic renovations - so what renovations will result in higher gross rents and higher quality tenants. (Renovations often life painting, adding dishwashers, adding laundry add the greatest return on investment)

    His strategy of taking a property that isn't very good but has potential and renovating/redeveloping it, remortgaging it based on its new valuation and pocketing the difference between the cost of purchase + improvements and the total loan amount to then reinvest that added capital into new ventures is great. I do the same thing but with shopping centres and office buildings. Same trouble and time but bigger payoff, however there is much more initial capital needed. Great video Graham, keep it up!

    I love the BRRRR method - as long as your properties cashflow after you BRRRR your set to move onto the next one! I've been doing this for the last couple years and my portfolio has grown dramatically - because before I was always slowed down by the need to save up the next down payment - leverage is the key in real estate - so take advantage of it (when it makes sense financially to do so)

    you refi so that way you get bck some or all your intial investment back from the property. youre stripping the equity away down to 20-25% percent so you can have a normal mortgage *ROUGH NUMBERSS* buy home at 60k its worth 120k after repairs repairs are 20k you all in for 80k the bank apprasial comes in at 70-80% of what the home is worth so you get 84k-96k back from the bank so actually you got back all your money plus an extra 4k-12k

    from what I understand, the 80k could be in cash borrowed from others, with the re-fi you get the money back to the investors quickly at whatever interest you negotiated, and you now have a property for free (none of your money down). And like the example above, let's say you got 10k more than you put in with the re-fi, you can then put that 10 as a down payment on your next property. Idk if that is a perfect explanation, trying to learn all this myself.

    Question: When you refinance like you said in the video, does your mortgage need to be paid entirely? And do you have to put a down payment on the next house you buy if you use refinancing?

    The first loan acquired is paid when refinancing. The cash you get from refinancing is the difference between the two loan amounts minus whatever down payment is required on the new loan. Example: 100k purchase with 10k. Assume after some work on the property it is now worth 120k. You can refi to get 120K loan. So 120K - 100K - (120k x 0.10) = 8K cash

    That downstairs is to unfinished to be a property rental. You also need to have a window for it to be a legal bedroom. I have seen properties that had the drop ceiling removed and the cleaned up and painted to give it an industrial vibe and it looked great. The downstairs could be converted into a legal rental unit but it would need more windows, repairs to the ceiling, and better flooring.

    It's funny I recently started watching these channels for extra advice I've noticed that we have a lot of the same thinking I always live below my means. I just turned 25 but I own 3 homes, two of which are already paid off, and I have roommates in my newer home, so they're basically helping me for success.

    @@Fankas2000 Does not matter if it crashes long as you got the cash flows in order to ride out the downturn in the market. Crashes aren't forever and real estate is not a short term plan. I'd advise you do a little more research in market cycles and look real estate prices over the last few decades. You'd quickly realize your comment is foolish.

    @@tylernorby4939 Maybe I am ignorant on this subject, but when the housing market crashes your rent money is going to decrease, but your bank payments are going to stay the same. So how is it that a housing market crash isn't a huge danger to these guys. After all the bank isn't going to wait long to confiscate your houses after you start missing your payments.

    I think if you would start a youtube show on renovating properties just like this your viewership would blow up. This was great content, and people need to see this real life stuff. We also want to see a walk through of financing, getting tenants, etc.

    Matt McKeever i dont know how this market its called but I build this by my own as a constructor, its a house with 4 bedrooms and 3 restrooms, right know it needs just some small touches inside the kitchen and restrooms and its done to sell it. (I didnt used a loan to build this house). I dont know if i want to invest the money and build an other two but smaller houses or invest on rental properties.. Decisions decisions...

    Wow 80 tenants! Thats genuinely insane, but major props to him. Have you looked into blockchain and it's possible application into real estate? You can use DEED to decide what to pay in commission costs when purchasing or selling a home, lowering the traditional 6% fee to 1%. Pretty interested IMO, especially to real estate investors.

    Matt McKeever A 12% gross Yield s very, very good. This property in the vid is seeing 18% gross yield! That's insanely good, and cashflow like that makes everything possible. Your insight and awareness is legendary!These sort of yield numbers can be realised in many places that aren't cities but the payoff is often zero capital gain. I'm not a believer in capital gain or flipping as the end goal - cashflow is king! - but there are always trade-offs. Your explanation of the tax advantage of realising capital increase from improvements is perfect. However you need to accentuate the part the rent income plays in this. No amount of equity can be realised through financing without the rent to pay the loan. When you're getting down to 6%Yields and less in cities you're starting to need to have 50% equity left in a property to be secure long term.

    Matt McKeever mainly cosmetics. Needed to demo the kitchen and bathrooms, take out carpet. Then fresh paint, floors, and kitchen cabinets. It's very dirty in there but luckily nothing structural. Thanks for the motivation man, means alot.

    Yeah - it's really interesting - real estate markets can vary drastically region - to region - but there's always a way to make money off of it - but that strategies may not be the same!

    In Canada - you have a few options, you could use an improvements +mortgage; or a STEP mortgage or just go back to the lender and have the initial mortgage when you purchase be an open mortgage registered at a higher value than purchase. (to avoid breaking and additional legal fees). I'm not sure what the best approach in the US would be though.

    Grahams real estate nightmares. The bedroom with no Windows is priceless lol. This reminds me of a house in Hill Mc Night in MA.     I like the saving of the cabinet frame. Stripped down it'll look fine and ready to paint. Even if they don't strip it, a fresh coat will look decent. The framing of newer cabinets from the home improvement stores is less robust and less durable unless you get premium stuff.

    Long Legged Mac Daddy My parents have 30+ houses although they made the mistake of buying them in low income areas. Now they're having to lower rents which just cover the mortgages. Just goes to show, watch what area you buy in if you're wanting to make a profit.

    I recently left my full time job to focus on real estate investing full time. Nathan is right though the number of doors doesn't necessarily translate to more cash/income. But if you are purchasing good investments (say that meet the 1% rule) it should translate to higher income.

    Matt McKeever What I haven't seen mentioned here is the factor that in 20 years after the rents/you repay the houses' mortgages, you'll be owning 16 properties and cashing out on 100% of the rent (saving some part for repairs ofc, and no longer needed to save for vacancies). You can retire earlier than from some other jobs and have insane passive income (except a few hours a week to manage those rents).

    I'm very interested in, "house hacking" but have a few questions. 1). How much money do you have to make before you can get the bank to give you a loan ( I currently only make $20k and want to start when I make 50k in the next 2 years or so)? 2). How can I go about finding good tenants that won't mess up the place ( family member won't even think about house hacking, because of this worry and the Damage they would do on the house)? 3).     I got a question, you have take out a mortgage to buy a property, you invest money to renovated the property. But don't you have to wait for decades till the rent pays off the mortgage?

    Sure, but you don't need a paid off mortgage...you just need monthly cashflow.

    When he says he gets his money back after refinancing does he mean in the sense of equity or does he take a equity loan out after each refinance?

    Hi Tyler, when I refinance, we refi it at 80% of the new loan to value. So for example, I buy a house at 110K, spend 10K on Reno's and refi it at 150K meaning I get a new loan for 120K, which means I have none of my personal money tied up in this property. I have an entire playlist on my channel called BRRRRing Elias st that goes in depth into this process over 5 videos.     Thanks for watching! I do both, it's situational. But usually once you get to a certain portfolio size, it gets easier to qualify for future mortgages with a company.

    I have a question, I'm sorry it's a stupid one. When you do househack and collect rent from other people living in your house, do you get taxed on those rentable income? Also, for the second case, when you get a property and put it out for rent, do you also get taxed on those rentable income, or are the checks for yours to keep only.

    I want to get into real estate when I am a bit older (im 16) and I keep hearing refinance. I understand it it where u have the bank check out the house but I don't fully understand how it works. I heard u can get some money back for making the house better or something. Can someone explain it better to me? Thanks :) also great vid

    Graham, please make a video on tax advantages of what Matt was talking about in regards to buying an add-value property, remodeling to increase value and then re-fi at a higher assessment amount, and why that would be tax free income.. I understand the concept, but I think a lot of your target viewers are confused as to the concept of "tax-free" and the instant ROI through re-fi.

    To help clarify - tax free income is technically the wrong phrase. But when you sell a property (in Canada) you have to pay taxes on the capital gain. (You pay tax on the difference between what your total cost for the property was and what you sold it for). Where as when you BRRRR a property and refi you're just accessing the new equity (not income - so not taxable)
