1. Actually get your real estate license. Go online and there are a TON of schools out there you can go to. Overall, it doesn’t matter too much what class you take online - they’re all pretty much the same, so I’d go with the most cost effective option because you may as well just save the money. If you want to take the classes in person, you can but it’ll generally take a little longer and it’ll cost you a little more money, so personally I’d rather just get it out of the way as quick as possible, for as little as possible, and just take it online.
2. As you’re getting your license, or after you get your license, begin networking. Just go to open houses in the area you want to work in and meet other agents. This part is just about meeting other agents and getting to know the markets you want to work in - you’ll need to do this at some point, anyway, so you may as well just start now.
3. When you’re at the house, introduce yourself to the agent and begin networking. As long as they’re not busy or right in the middle of something, most would be happy to talk with you. Just be honest, say you’re getting in real estate and want to learn the business. Ask how they enjoy it, what they think of it, how long they’ve been doing it for, what they think of that area - just be open to learning from them and hearing their opinions.
4. So by this point, I’m going to assume you’ve been doing the third step for a 2-3 months now, you’ve probably seen 50-70 homes, you’ve probably met at least three or four dozen Realtors by now. And this is the part where everyone asks me…”how do I get started, what’s the best way?” Once you get your license, the BEST way to begin in real estate is to work as an assistant or intern to another agent to learn the business.
Chances are you’re not going to do much business in your first 6-12 months anyway, so use this time as an opportunity to learn as much as possible. This does a few things: You’re able to learn firsthand from an agent who’s busy enough to need an assistant. And you’re able to get PAID to learn, which means you’d be figuring this stuff out on your own, anyway, so you may as well get paid to learn from someone who’s doing it day to day. So how do you find someone like this? Well, you’ve networked with dozens of real estate agents while you were getting your license - reach out to them! Offer to help. If there are particular people you really liked, call them up and offer to take them out for lunch or coffee. This is how I ended up meeting my first mentor, it was from a random open house I went to and we hit it off.
You could also walk into the real estate brokerages you’d like to work for, in the area you want to work in, and speak with the person at the front desk to find out if anyone is in need of an assistant. You can also check online for job postings, I promise there are usually a few going at any single time from agents looking for assistants.
5. I’d recommend doing #4 for 6-12 months. Literally this is the best chance to learn and get PAID to learn, or get entirely free training from someone day to day firsthand. But this isn’t the end goal - obviously the end goal is to get comfortable enough to eventually go off your own, and I’d imagine after a year you should be fairly comfortable with the process to feel comfortable enough to forge your own path and begin growing your own business. This is where you ideally want to be…and after a year, you should be in the position where you know exactly what to do and how you can begin growing your business without the training wheels of someone else.

    I just found this video after a year of real estate as it’s crazy that he is so right. First thing I did was go to open houses in the wealthier parts of Melbourne and ended up finding a guy who was looking for an assistant and the bonus was that he sold houses in the 3 million+ range which was a niche I was always excited to working towards and I learned so much from working with him and after about 8 months he ended up letting me really be involved in helping him sell a home alongside him as a test of knowledge and skill and I guess I passed the test because he invited me to join his team of agents and I’ve already sold 3 house at 4 million+ in just 4 months which might not be the greatest amount but I’m happy considering I’ve only truely been in the game for 6 months

    Haha most people will give you that look with just about anything you say besides doctor, lawyer, or banker. I know Realtors making MILLIONS per year. I also know Realtors who make NOTHING. It all comes down to work ethic and dedication. But the type of person who will do well as a Realtor, will tend to have the drive and ambition to do well in other areas, too.

    @@emiliocazarez4473 In the beginning there were ups and downs, but I was lucky to sell with 15 days of internship in a realty that had a massive leads generation, and then it took me another 60 days for the second sale. Then it got better naturally from the first year. Now I have consistent sales, in the fourth year I opened my own real estate agency and we are expanding to open branches in other cities.

    Thanks to much Levy! I have ZERO interest in crowd funding...I know how lucrative it is and how much money could be made, but I'm at a point now where I'm chilling and enjoying it. I have very little stress, I have fun with KZread and fun working as a Realtor, I don't take on too many clients, I try to buy a property once a year, and I'm just enjoying it. The ROI I get from more money, more stress just isn't worth it. I'd rather not deal with other people's money, not have the worry of "what if I mess up, what if the person is upset, what if I don't meet their expectations" and everything else that goes along with that. Maybe one day, but as of now I like doing it for myself and knowing that it's just me.

    What do you think about going door to door to build a network? I'm thinking about pitching my idea of becoming a real estate agent to people and seeing if they'd be interested in my service as an agent once I get a license and getting contacts through that.

    Hey Graham! great video as always, I have a question tho, I'm about to begin my real estate license course stuff and I want to do it online, but there's usually 3 different packages, "good", "better", and the "best" package I'm not sure which to get and is it really a huge difference on what each offers.     Graham Stephan the price, one could be like 350, 450, and 650, I think it has more things the more expensive, but Idk if its worth it lol or just get cheapest pack

    You could totally get your license while working full time. That’s the easy part. So you can become an agent but actually making money while working full time elsewhere will be pretty difficult.

    I just finished pre-licensing and I took and passed the national test (Failed the state but I'll get it next time). When you finished your pre-licensing class did you feel lost on ACTUALLY how to sell real estate? I was never told the paper work or procedure on how to actually do real estate. I know an exclusive right to sell and what the lowest wooden point on a stick built house is but, no clue on how to actually go about selling....

    In my country its very difficult to get employed without a college degree, thats how its done here, people see college as a bear minimum to get a job. so i guess i will have to do that first, which completely sucks, i talked to some agents that need assistants but there isnt anything i can do for now i think...

    At least here in the US, I think it's slowly changing. Employers are slowly realizing that skillsets are more vital than a degree...not everyone, but it's starting. Thankfully Realtor's here don't need a degree, otherwise I'd be screwed ;)

    Yep! To work on your own, you will will need to become a broker. Although even now you can generally find 90-95% commission splits with large brokerages, so it doesn't really incentivize people to become brokers unless they want to grow their own company or team.

    Hey Graham, I applied to various real estate brokerage and investing/ property management courses for University (since my parent's really want me to get qualified). Do you know any fellow real estate agents who have some sort of certified background? And personally how well do you feel they perform in the field?

    Hey Steven, I've noticed zero correlation between qualifications and income. Personality and people-skills seems to make the biggest difference over technical knowledge. However, I've found those with a law background end up generally doing better overall because their clients feel more comfortable!
