Hey Condo Wong, could you do a video on the Chinese condo market and how it compares and contrasts to the Toronto market? Are there any similarities? Is there anything we should worry about? I've been following the Chinese economy, and their real estate market has been destroyed.

Dan I think it would be very valuable to compare the increase in sales, listings, and prices to other years. It is entirely expected that prices increase this time of year due to seasonality. But are they increasing faster or slower than a typical year? That's a key metric.

Only 4% of all the condos available for sale are selling and at much lower price than asking. The market is garbage.

Peak fear right now, a buying opportunity for sure this summer. I'm hoping to buy before rate cuts but after prices drop a bit more, targeting June myself.

Do you think the government is gonna allow that to go under just to save the one guy working minimum wage so that he can buy a two bedroom for 150k?

You’re absolutely right. If you look back since the 80’s people have been saying we were in a housing bubble. Just because everyone needs housing doesnt mean everyone should own it ,not everyone is fortunate.

These investments are not for short term gain. Many have been using them as such and now find themselves in financially dire straits as they cannot handle the current scenario that is devoid of fast appreciation and low rates. So for them, the investments were irresponsible. But for others, with a longer term view, this is merely a bump in the road.

@@Eckaez long term appreciation is assumed as following inflation, while leverage is 4:1. So even if long term inflation is 3%, appreciation on your invested capital is 12%. Or 8% if you assume 2% inflation. Long term is the key - you need to be able to withstand short term dips that might require cash injections to stay afloat. Anyone not considering these scenarios is gambling. Sadly, that's exactly what most people are doing.
