Japan will never allow this and the market is such in Japan that speculators will never succeed over there in the same way. Nobody’s getting priced out of nothing over there.

why is that? I hear this all the time but just from the common sense perspective I cannot understand why flipping properties is not going to take off in Japan once more and more foreign begin purchasing properties@@ironhell813

@@ironhell813absolutely 100% agreed! The whole point is 2 buy n hodl. Ppl hoarding these properties r only speculative gamblers. Japan properties will never appreciate simply bc of a broken systematic problem btwn the generation gap

Considering the housing issues facing most former British colonies I think it’s not a problem Per se they don’t need to appreciate in value. Housing is a right not a commodity.

Though I was skeptical based on the park interview, I appreciated his honesty while in the Akiya. Extensive repair is needed. I appreciate the honesty. Would've liked to know more about location besides 'a residential area'. Speaking from a foreigner who is only interested in location and doesn't care how much renovation needs to be done, it would be nice to highlight other things besides the structure. Ex: nearest Lawsons, department store, grocery, etc. Thanks Shu-san for the video. Very interesting.

Do you need some change of residency permit to buy?
What are the monthly and yearly cost to own these houses? In Canada some property tax are 1-5% of the value every year. Min house maintenance are $600-800/m. Repair, mowing lawn, Shoveling snow and heat are landlord responsibility.

Property tax per year tends to be about 1 months rent.
His numbers seem off. That little to fix that place seems way t0o low. It's currently a dump. I've been through this many times. Even if he did it all on his own, not sure how he can get it done for that cheap. Also the rent seems a bit high for that area for that size. I'm curious to know how he exactly got 110 properties in 7 years...that's insane. Think about it, that's like a property every 23 days and not including renos ... not to mention the funds needed. Cool that you got to chat with him. :D

Doesn’t look like the rent of the house shown would cover the invest bet in 2-3 years so maybe not with it. I would look for something that covers the investment in 2-3 years u less you want to live there or use it as a vacation secure home,.
Can you represent me? I have a home in Hawaii but am looking for a ski house near hakuba. Or kyoto
I live in Katsuura and investing in the Chiba area. I am pretty handy with renos but those costs are pretty good from my experience. A kitchen and bathroom alone of the size in that home can be up to 800,000 yen doing a lot yourself. New hot water systems, AC, electric, plumbing, flooring, painting / wallpaper. Getting rid of rubbish can be a huge cost too, theres a big list with heaps of smaller stuff too. I presume he gets whole sale prices on goods, but a tradie can be up to 20000 yen a day though. Hes obviously on a good wicket as us English say. It would be good if you do continuous videos of progress and costs on this project which would give a lot of clarity on total investment for peace of mind for potentials for your business in my opinion. Also could you mention how much did he pay for the Akiya ? Great video overall !

Ya, but if the unit only can create $400 of revenue a month. It would take you a while to just get back your costs for renovation and we havent even factored in any other costs
Renovation cost: $13.5k Outsourced Fee: $10k Total Cost: $23.5k Revenue: $400/month 23.5k/400/12 months = 4.9 years paid off, not including purchase price. Even if it took 20 years to pay off, that Cashflow is better than the US in most major cities. The obvious move as a US Real Estate investor is invest in Japan.
Please show me a person that isn’t American or Japanese buying one of these, I believe the whole system is biased.

I am Canadian and own 13 :D It's not really biased (in a bad meaning way), however, it can seem that way because they will choose Japanese or someone like me over a typical foreigner, not because they are biased, but because they want to protect their neighbourhoods and also it's a lot easier process dealing with someone who speaks and understands Japanese and its culture. That doesn't mean it's impossible for others tho..just need some effort and possibly some help. Shu and I help client beat these hurdles.
