    The kitchen on the 3rd house look great, the pantry , I will want a separate kitchen there instead and vented out so it will not smell the whole house. It’s a nice view of the pond from the house

    @@GWDell this is texas we are talking about. Everyone and their mother has a business and no company pays anyone enough to care about their work. In my professional experience here, hardly anyone puts pride into what they do and most people/companies will cut corners where ever they can. Not to mention it’s a big club. The contractors are friends with the inspection companies. If two entities are doing business together, it’s because they have an edge somehow and that edge translates to a less than perfect product for the consumer. Also, if you have done home shopping in this area, you will find that almost all slab homes older than a few years have some kind of compromised foundation. They build these things on soft soil without proper slopes/drainage systems. They do this knowing that the homes will likely have problems in the future but they don’t care. It’s about what can I produce for myself here and now with no regard to the unsuspecting consumer who may have to pay 5 figures to do repairs down the line. You’re almost better off buying a home that has already gone through foundation repairs and has a lifetime transferable warranty. Now compare this type of dwelling with other countries that have homes standing strong that we’re built more than a century ago.

    I just subscribed and have seen a few videos. Thank you for sharing your knowledge of the homes in the area. I have yet to see you discuss the weather in the areas you feature. Is it tornado prone? Is it a flood zone? How is the grid there especially for the new communities? Are the homes built to withstand high winds? It would be nice to learn about those. Was supposed to move to the midwest last year but the weather scared me and I backed out of a possible opportunity to own a small home. It was way north of the state of TX though but TX has scary weather too. Appreciate it if you can include those topics so we know what it is really like. Oh and btw, one of the neighbors of an old house i planned to look at in north TX (panhandle)had rattle snakes breeding under their floor. Yikes!!!! I saw a video of the neighborhood and never called the owner again… no more old communities for me lol…. Great videos, guys!!!

    What type concrete foundations are these new homes built on? I'm in Kingwood and most homes here (including ours) have had foundation re-leveling work done due to construction practices.

    So the structure of the houses is wood, and not Cement?? Please, how much are these houses able to stand up to to Houston"s Tornadoes and Hurricanes. These houses are built so quickly.     Conroe's gotten real nice these past few years, back then it was nothing but big empty land for farmers. The only issues for me is how far it is from everything. I often wonder where people who buy these homes work. I guess WFH jobs are more the norm now, but still I feel like not every person buying those homes works remotely and will have a really long commute to the city.

    We are moving from Nashville to the Houston area within a few years to purchase our forever home. We are interested in the Northwest/North/Northeast area/suburbs. We would love to find a home with no HOA but I feel like we are limiting ourselves. Any recommendations/advice on HOAs/neighborhoods with good HOAs that aren't strict with THEIR rules? We don't like the idea of purchasing a home and being told what color our house can be, what we can/can't plant, no American flag... etc. etc! Any advice?

    In my experience, most HOAs will be strict. The best way to do away with all that is to purchase your own land and build on it.

    Between the floods and hurricanes I highly doubt it'll be your forever home. Ensure you get a generator and life jackets as well.

    I wished I had an HOA. Try living next to a hoarder. Our townhouses are worth 450k. Yet his with crap EVERYWHERE pulls mine down I’m sure. My house is behind his. And he’s young. 35. Several degrees but dumber than a brick. His garage overflows with crap. So parks new truck on street. Dumb. So I’d love an HOA!

    Nothing beats a block home. The houses are cheap because they only built from wood. Tornadoes come through and level them. They are not structurally sound. Save your money and buy a block home.

    Interest rates are too dang high right now. The rates right now are you buying two homes for the price of one. 7 percent off a 350k home for 15 years is alot. Say you down 50k and finance 300k. 300k and 7% of that is 21k a year you pay in interest. 21x15 = 315k in interest rates after the home is paid off. Insurance is sky rocketing right now because of Hawaii. My home insurance almost doubled .

    Need those builders in fifth ward. Everything here is now townhouses ( mine too but only neighbor is like mine. Not one other like ours ANYWHERE) that are grim same builder and all the same. Boring. Fifth ward is changing big time! Huge transitions coming. East river project … check it out ….. if the builders were smart they’d be building while land is still cheap …

    I have a silly question 🙋‍♀️…why are houses with acre land in Houston so cheap?? I would imagine everyone from all the other states would want to move to Houston given the current economy…what’s the catch? I’ve lived in AZ and now in WA, decent houses are all above $1MM+ nowadays, I can’t believe those houses in Houston are still under half a million threshold. It’s so tempting but seriously what’s stopping ppl from moving there? And why are houses still so cheap 😅

    I to live CA and love TX homes but they are a major Flood state and that homeowners insurance is 3 times more expensive due to rain and huricanes and property taxes are super expensive more than CA. I think they charge so much prop tax because there is no income taxes so its not all greener on the other side.

    i had a coworker who is now in Colorado lived in houston for 8 years. she told me that she saw more people in Colorado outside in 1 day than entire year in houston - it is an indoor city… i went there and noticed the same… city is not vibrant outdoors … pretty dead. if u like outdoors, not the place to go. better buy a big house as u will be inside a lot!
