    As a Lennar new home owner, I would advise against buying anything from Lennar. I have lived in this home for just over a year, and I can tell you that my yard is completely unusable. It's basically a swamp. The whole east side, the back yard and the west side of the home. When I contacted them the first time with multiple items, they barely addressed those items and completely ignored the drainage issue on the grade. I opened a second ticket, when they started building the home on the west side of my house due to breaking several of my sprinkler heads and added on the grading. They ignored it again. On the third ticket, I was told my neighbors were over watering their yard and they wouldn't do anything. I spoke with my neighbor and he agreed to cut down the time and frequency but assured me it was less then 10 mins twice a week. The issue with a soupy back yard keeps getting worse. I started by just being a wet mess about two feet off my rear patio and now it is my whole yard. The build quality isn't what it should be for a 700K home either. I also had a busted down drain from the upstairs jack and jill bathroom. To be fair, they did cover this under their warranty, HOWEVER this process took over a month to address and every time I was told they were coming out to do the work, I would work from home only to find out they either didn't have the required materials or just never showed up. You couldn't give me another Lennar home. Like the video stated. I will n ever buy another Lennar home. Edit: Watched the whole video and was very pleased to see the Texas review. That was my review and prior to the issue of the broken drain pipe from the upstairs bathroom.

    If my small carpentry business had one bad review I would be losing my shit! If you can, find a piece of land outside of these horrible subdivisions and find a local small company that builds one house at a time. There are companies out there like mine where the owner is one of the laborers, that is the best customer service you could ever hope for! Cheers

    @@frankvasquez5802 no I’m in rural NH, so things are definitely different up here, there are housing developments but much smaller scale, and more individual land sales. We did have a huge influx of people from NY and NJ over the past couple years though so housing is expensive and hard to find

    We toured 2 Lennar homes yesterday in my new neighborhood. I was asking the saleslady questions about how they build their homes and how they build their homes on clay soil and if there are any leaking issues with the basement. The lady didn’t know anything and she said “they have a subpump so it’ll be fine” smh. She also said “we’re a national home builder so we know what we’re doing”. I almost laughed in her face.

    A friend bought a house on clay soil, and his foundation, along with all the houses in the neighborhood, were floating on pools of water underground. A class action lawsuit against the builder forced the builder to fix everything.

    Don't wait till your warranty is almost up. If you see something wrong and need it fixed, open up a warranty claim. There is no limit on how many requests you can make.

    That’s if they don’t tell you the damaged shower glass is cosmetics. And the rusted faucet is because you use abrasive products. Only thing, the rust is only on the hot water faucet handle that I use all the time. Cold is fine. Lennar sucks!

    @leslieanncortez damaged as in it was cracked, uneven? Remember you paid a lot of money for that house. If the customer service guy they appointed can't help you reach out to your sales rep , and tell them you need to get someone else involved. They should replace a faucet, that is not expensive to them. Did they see you use abrasive products? How are they going to prove that? I had to fight on some things and in the end got them fixed. Good luck

    YES…MOLD…Broken Everything…Electrical, Sewage Backup, Shoddy Construction All The Way Around…Foundation. Flooding, Leaks, Nails Going Through Boards Not Connecting To Anything The Money Pit! My Parents Got Screwed. Now They Are Sick From Mold. And Stuck! Something Needs To Be Done Because This Is Unacceptable!

    May not be enough to simply have a writing. You'll probably want to make sure any agreement, written or otherwise, is actually incorporated into the signed contract for the sale of the home. Often times, contracts have a clause that basically says that anything outside the four corners of the actual contract is null and void. The actual contract represents the entirety of the agreement and nothing else can add or subtract from it. If the other agreed upon terms are not in the actual contract or not referring to some other document that does, you may be out of luck. Be careful.

    Yep, and as for getting warranty repairs done correctly and in a timely manner on the problems you actually notice within the first 12 months--good luck! And you will be on the hook fir all the other problems you will discover as time goes by....quality construction these days is almost sn oxymoron ! Plus, most new builds are in neighborhoods where you have no choice but to join an HOA, which are usually expensive, plus can make your life miserable, and even have negative legal ramifications in the future, as they can legally foreclose on your home! I would suggest patiently hunting for home built 15 or more years ago that is not part of an HOA, that has been cared for and either already updated to your liking, or could be updated and you can get the price lowered to make that a feasible solution, and hopefully was built better and known huge problems would have been corrected already, or can be ferreted out by good inspectors and the price properly adjusted. Just my 65 year old opinion after owning many houses, and learning many lessons the hard way....

    DR HORTON BUILDS THESE EXPRESS HOMES THAT IS GARBAGE. THE EXPRESS HOMES ARE BASIC. THE MATERIAL THEY USE LOOKS LIKE THEY PURCHASED IT AT HOME DEPOT OR LOWES. THE QUALITY IS BELOW SUBPAR. I JUST EXPERIENCED IT THROUGH MY WALKTHROUGH. I WAS SO UNHAPPY AND DISTURBED. I BACKED OUT OF THIS PURCHASE BUT WITH A COST. STAY AWAY FROM NEW BUILDS. THEY’RE USING CHEAP MATERIAL AND CHEAP LABOR.

    I bought Lennar at the end of 2019 west of Houston. Best house I have ever owned. Yes had problems but they came out and fixed them. Location and workers on the ground make the difference. Best insulated also when we got hit with a freeze a couple years ago when power was out for a couple days. No regret. Again the workers and area always makes a difference.

    Hmm, sounds like Lennar has good management of building homes in some areas, and pretty bad in others. Probably one of the biggest problems a national builder has, is the quality of the people they have on the ground.

    Thank you for the video. I looked at new build vs 10 years home. New home look so cheep. Smelled like plastic. Also the home was 2800 sf it was not. I purchased older home well build 2800 sq also and its much bigger.

    Stay away from Lennar! They did a bait & switch after we agreed on a house & price. Ran our credit then jacked the price up the next day at signing. We walked away but flew into FL. to close the deal.

    They were just explaining that they wasted money on their trip there, only to have to walk away from the deal after Lennar jacked up the earlier agreed upon price they must have got verbally or over text. But guess it wasn't in a legally binding written contract, so they wasted their money and time.

    Our closing costs doubled a day after we went into contract. Then they said they never gave me the first estimate and that I went into contract without any estimate. And the one that I think I had was actually from over half a year ago. And that they never sent me a new one. The one that I got emailed the day before signing just to be my imagination. Well it started funny. Had to cancel the contract. Fingers grossed we will get the deposit back as we cancelled within 3 days of signing

    I was in contract with a builder, they only allowed me two days to read an 80 page contract, wouldn't correspond directly with my realtor and my attorney. I also could not get an inspection until the home was done. I canceled the contract so much didnt seem right. I am holding out on purchasing just to see where this market goes.

    Purchased a new build RV garage home from Lennar in Phoenix area 3 years ago. The whole process was professional and the finishing touches and redos on half a dozen items were handled in a timely manner

    lots of 5 stars and 1 stars means the company probably is paying for 5 star reviews to cancel out the 1 star ones because it is cheaper than building good houses. On a more jovial note: it really is too bad that one reviewer's home is "riddled with ....nasty employees" 🤣 I've been general contracting my new home build, and I have hated it and wished a falling piano would end my pain for about a year now. That said, as gc, I find my own guys, so at least some of them do a good job, unlike what it seems is happening at that builder.

    My buddy in North Idaho, entire developments have been seeing all sorts of terrible building issues with these new homes from Viking. Missing attic insulation, foundations not square in lot, mold in walls, pipes not wrapped for winter, fire hydrants in horrible locations, etc. Fomo-fools bought em up for top $$$$! Now issues after issues

    When you read things about sewage problems or electrical wiring done incorrectly, it's a huge warning sign that the builder isn't using licensed professionals to do this work. Is that even legal? There's no way an experienced and licensed plumber or electrician would mess up a basic home installation.

    I purchased a lennar home in 2020. The process was great, I really loved the sales guy, the house was exactly what we had hoped for. We had originally started a build with Richmond American but the experience was just awful that we cancelled the contract. The lennar home was stock so everything was already selected although here in Florida lennar doesn’t really let you customize there are color pallet options to choose from but everything comes standard, like pavered driveway and patio, wood look tile throughout, quartz in the kitchen, under mounted sinks, screened in porch and gutters. Anyways biggest con with them was I allowed the foreman to convince me a home inspection wasn’t necessary for a brand new build (my first time purchasing new) and after a about two years our roof leaked in a couple places. Although everything else that I got under warranty in that one year was addressed in a timely manner and the contractors that came out even fixed things like caulking something their warranty states is clearly not covered so that was nice. The roof was a minor issue just nails that pushed back out on their own which could apparently happen at any time to any roof. I had no idea you are supposed to check your roof annually for things like that.

    you know what's cheaper AND better quality? Amish turn-keys. They can be delivered, you just put it together. I lived next to an amish community that made them and they used really nice quality lumber/supplies. Deffo recommend instead of going with these chumps.

    I bought a home from lennar in 2022 and the biggest issue I had was getting them to fix cabinets that were falling apart when I moved in. Also the floor was already creaking in the master bedroom and that took them several visits to try to shore up, but even after I don't think it's fully fixed.

    I'm not sure if the new development in my town is LENAR, but only half are occupied and a few aren't completed and at less than a year old the roofs are already rippled and damaged and causing water damage and mold issues. Whomever they hired for the roofing was a conman. I'd be so spiced if I bought a brand new home and had to replace the roof and fix water damage less than a year in. I wonder if these new homes have some type of warranty for bad construction within the first couple years. I hope so. They look bad. Those Roofs are like ocean waves. It's now made me start looking at everyone's roofs, LOL Great video. Best wishes for 2024.

    Lennar is awful! Purchased my home three years ago that was clearly rushed to meet their 11/30 fiscal year end. I’ve had a boatload of issues with my home from rusting pipes and garbage disposal to rusting faucets, which damaged my countertop, to AC not working, to roof leak, etc. Lennar is difficult to deal with. Customer service employees are not very nice. They gave me the run around to the point where I’m tired. So I have a boatload of expenses on my hand that Lennar should take care of. As a single woman this is a lot to carry. And yes, workmanship is definitely below average.

    I rented a book from my local library. It's for house flipping. So far I've read some good information. I never knew how many types of funding I could have. Also, credit is king.     I have a close family member that purchased from Lennar. They haven’t been able to get their dryer to work consistently. Apparently, the brand of dryer they put in the homes has an issue where it’ll spike the electric load and it blows the breaker every time. So they’re arguing with Lennar about that since they claim there’s nothing they can do about it. Frustrating but at least the rest of the process appeared to be fine.

    They kept my deposit of $6k even after pushing out my date so many times and I no longer qualified (travel nursing and could not renew my next contract-would have been a pay cut to take a permanent position at the time). Also my home sat in chicken wire for months while the rest of the neighborhood progressed. This was in Waddell, AZ. I’m pretty sure I became less of a priority when I switched mortgage companies because their rates were high. Buyer beware. Moved to Texas but still feel butt-hurt after Lennar screwed me.

    I toured Lennar Homes in Prosper, Texas. I was not impressed and thank God I went with my first mind. Ended up with a John Houston ranch home in Burleson for 285k less and tons of amenities.

    I won't touch new contruction. The reason, all the Covid slowdowns and that spike in lumber costs back then. My bet is that these builders have cut corners BIG TIME. Good luck getting them to fix anything with a Recession rolling in. I wouldn't even trust their fixes. Why trust them to fix it, if it was them that messed it up to begin with.

    Sometimes new houses have issues because they didn't do something right vs an existing home which has had everything fixed or just stood the test of time. Leaky roofs seem to be common, though when I got a new roof on my house there was no issue, should be able to do that on new construction.

    Was about to buy a home with Lennar in 2023. The price increased over that weekend with 2K. I had already made up my mind I wouldn't purchase from them when they showed me the house they were building for us🙄. It was so embarrassing when I couldn't fit through the bathroom door, of "my" new house! It was not a normal sized door, was small☹

    I had issues with the escrow not paying taxes on time or not the full amount so once I got rid of the escrow account I pay it myself with no issues. Can happen on existing homes as well. The review where they lied about price may have been due to some upgrades vs. the base price being disclosed, like the home they got already had some upgrades and this was not disclosed that it would be more expensive as a result.

    Im from San Antonio. Everything is still over priced. Prices are going down a little but they are going down from such a ridiculous high it's like it doesnt even matter. Lots of houses that are failed flips on the market for $50k higher than they should be.

    Hey Travis, I did not know about signing in with builders. I am in Simpsonville Sc. Lennar used to be Sepala Homes. I was selling cars when one of the Sepalas came to our dealership driving another dealership’s cars with a magnetic tag! That’s a scumbag ploy some people use to get salesman scrambling for their business. Big schlock, she didn’t buy from us! Great info if I ever wanted to buy another house. Take a look at my first home purchase & sale.     I’m in the process of building a home with Lennar. The sales person told me that the pre construction meeting was March 25th. I texted to confirm meeting and still waiting for reply a week later. What’s going to happen if I have a real issue after house is done!

    William Ryan Homes in Wisconsin is the same crap. I have soooo many issues that i sold out for a lost of $40,000. 7 months later. They are still over every other week calls after calls to fix something. Floor had to be done. Sidings flying every time is windy due to 2 nails per sidings only. Bowed walls. Split in half 2x4 that they won't replace. Lowest 2x4 with a lot of knots. Beer cans in walls. Dirty vents because they put cuttings down there to hide instead of trash. Portch concrete had to be redone. Basement had a hole drilled through and leaking. Dead sod put in. On on on...

    Blame it on the tradesman. Builders need to screen trademen. Alot of the CM are not trademen but are just project Mgr and have no exp in how things are constructed.

    Come check out the growing community of Pleasant Hills in Bryan, TX. DR Horton, Omega and Stylecraft have been building for 3 years now. Lennar just bought in and built a model as well 40 new homes. They also are grading about 400 new lots and Stlyecraft & DR Horton purchased 90 lots each. Worth checking out and reporting on..

    I wonder if is justifiable to see 1 NEGATIVE review from a Bad Purchases among 3000 homes in one single community, it is not conclusive. If the home was so badly constructed, why ain't more negative review, or other buyers in the same community have it. I see 1 negative from FL, and then another FL in the next month or so. So, one way of looking is to see a Lennar Community of 300-500 homes, and see how many dissatisfying buyers their is... Another way, since the community are not gated, I will walk to every person I see in the community, and do a survey, If they are happy or dissatisfy with the home purchase before buying a home in such community. And that bring the idea before buying a house, since is not gated, just go around and ask "would you recommend to buy a house".

    I honestly don't know why anyone is buying any homes right now, new or existing. One of the worst times to buy. I've never cared about buying a home as i have moved alot over the past 20 years due to contractor jobs or other government type of jobs. Best thing to do is just WAIT! Things will get better and no need to rush to get a house. Rent if you have to move and stay renting for awhile until the market is reasonable. Anyone that is buying now will feel like crap in a couple years when they realized they got screwed.

    They are! Our inspector saw problems but didn’t include them in his report and he reported things the house obviously didn’t have! I sued in MI (no state license required), but you must have all your ducks in a row! Not only did we sue the inspector, we sued the seller! The seller wanted to settle and begged us not to include his agent! (Hmmm). The inspector ignored us for the most part until he got a summons to appear, first one he ignored, until the second one arrived!! I believe the problem lies within the states that don’t REQUIRE inspectors to have a state license! We’ve owned numerous houses, I could write a book! Did we make a lot? No, but I sure as hell got my money’s worth via satisfaction! I heard the inspector is now putting every little thing in his report, upsetting many agents. Lesson learned!

    One example here in the north in the spring time sometimes ice dams are an issue and they can destroy a roof in 24 hours or less I seen it up close $16,000 worth of damage on a home that was ready to be sold in one week. New owner got lucky with a new roof and everything else but the person selling the home didn’t use insurance because they didn’t want to use a claim.

    On before I was an inspector, I used to do finishing of lennar homes, interior and exterior and their quality of wood and cabinets is subpar being all pressed paper. They have the cheapest contractors come in to paint these homes, and then they spend two weeks touching them up if they’re lucky.

    Cars have better warranties than houses? Even my water heater has a better warranty. Maybe my dryer has just a 1 year warranty. How much is an extended warranty, even with existing homes you can buy a home warranty that covers a lot of things for not much money.

    We want to move to the Florida panhandle area. Unfortunately, DR Horton has a monopoly on building & Lennar is entrenched in the area too. Very disappointing to have these lowest-tier builders taking over so much of the area. Insurance is easier to get & rates are better with new construction, so that's the way we're leaning.

    my opinion. stay away from any of these. buy a older house . houses from say the 70's , 80's , and 90's ...........stay away from new neighborhoods.

    I’ve never heard so many childish comments from most people that have no idea what it takes to build a home . There isn’t one builder in this country that will build a perfect home , all homes will have a few issues unless you can afford to pay a builder time and materials over the extended time required to build it . Thank god we have building inspectors to add the structural issues that may have been missed, I can’t wait to hear all these self proclaimed GCs to babble their nonsense

    I have been working with Lennar in Southern California since 94, they definitely push much harder than they used to and it definitely shows in their quality. Customer service is good though, they are very responsive to customer complaints. I work with other builders as well, you can do much worse than Lennar believe me

    People who bought from Ryan's Homes have said never buy from Ryan's Home. They are terrible. People who just lived in it for a short period of time had to already start fixing a lot of stuff.... at least here in Maryland. The reviews for Ryan's Homes aren't good either. My husband and I recently had to install new windows, doors, and siding. The door frames had to be rebuilt because it wasn't built right. My friend and her husband live in the neighborhood next to us said that the builder didn't install the door frames correctly, in their house too and probably the whole neighborhood. Which is why it cost us a lot of money to replace 2 exterior doors. And issues with the siding. It cost us a lot of money to fix that because they used cheap plywood. My husband went to look into the builder, it was Ryan Homes. Our neighborhood was built in 1995.
