    A wet subfloor is not a big deal IMO, unless it was wet the day before they put the carpet down. Anyways if your worried, pull back the carpet and cut it out and nail down a new piece of subfloor. A box of nails and a circular saw, it will take you 1 day. On the other hand really dumb of them to put down sub floors when the roof is not done. All wood gets wet on construction sites. It dries out in a couple days. I'm still watching but I think they are making a mountain out of a mole hill.

    ​@Josh Bascii you sound like you build new homes 😅 but regardless they got a structural assessment done. A structural report is being done Monday. Hopfully you're right and nothing is wrong post "repairs"

    When I was buying a house in 2012 that was being built from the ground up, I had a realtor AND I had my house inspected while it was being built. I would have never done it any other way. The inspector found stuff that had to be fixed. It was a very long list. Never ever buy a home without an inspection and a realtor!

    I had a realtor and phase inspector for my 2019 new build. Nevertheless, I had significant issues, including severe water damage from a leak. Someone stapled the hot PEX water line to the drywall. The staple eventually fell out of the PEX line, which resulted in severe water damage, mold, etc. What a nightmare... My point is that even the best phase inspectors can't catch every problem.

    Agreed, alot ppl forgo getting a home inspection becuase the house is brand new and covered under warranty, wrong. Be certain, and through and have an outside inspector check it out anyway. You will be surprised what you find.

    This is sad man. Lennar just walked all over them because they knew they could. Just rush, finish that job, move on. The nationwide builders don’t care at all. I mean those are some big repairs and they’re like “meh”.

    @@realestatemindset yep I just finished the video. You’re right, doesn’t matter how educated you are, they will still prey on people no matter what. Just build a quality home and they can’t even do that. Once they closed, lennar got their money. That’s all they care about

    Wow, my heart goes out to this couple. I had a similar issue with this builder. I had a realtor and an inspection. Ironically, my inspection was scheduled on the same date that the hurricane hit Fl last year. As the inspection and walkthrough were being performed, water was splashing through the bottom of the sliding glass door in the living room. This would have never been uncovered if it wasn't raining.

    I install flooring for several major builders here in southern California, I'm seeing major water damage to the subfloors including the plywood/OSB upstairs and concrete downstairs from all the rain we had here all winter. Always have your new home inspected by a professional before any flooring is installed. Make sure all subfloors are flat, level and clean. DO NOT RELY ON THE BUILDER TO DO THIS FOR YOU!!!

    This couple is courageous for telling their story. I guarantee they are not the only ones but most people are too prideful to admit when something like this happens to them. These homebuilders are just throwing up houses. Everyone definitely needs to be cautious with real estate especially over the next couple of years as people try to sell their home to pass on the buck to the next owner.

    Just closed on my new construction a few weeks ago. I shopped around with builder I checked with Lennar, DR Horton and one other, I went with a more local builder (semi-custom) and I couldn’t be happier. I never trusted the big National builders.

    Love your videos, Travis. In Texas, TWO MAJOR THINGS EVERYONE BUYING IN TEXAS NEEDS TO KNOW: 1) Arbitration is REQUIRED by TREC. Buyers are required to sign the Agreement to Arbitrate at closing. It's been 37 mos since I first filed a lawsuit against a private custom home builder. Arbitration is tentatively scheduled in June. 2) Builders are not required to be LICENSED in Texas. They need to establish a business certificate, but are not required to be licensed. No review boards to take complaints to. 3) this is so important, in Texas, there is a law called Deceptive Trade Practices Act which allows for triple damages if it is found that the builder deceived a buyer. There is a provision for mental anguish in the law too! I thought I found my forever dream home but that lasted only 8 months. Then the improprieties of the build, never disclosed prior to closing, started happening. It takes more than having a realtor to find reputable builders who build safe, quality homes in Texas.

    We need more people with hearts like theirs. A lot of people might be embarrassed to talk about how they were, for lack of a better word, screwed. No shame, only lessons, and they're gracious enough to let us all learn from them.

    That breaks my heart, people usually buy a New built because they don’t want to deal with the unknown. I had a realtor and had an inspector come in my new built. He found over 50 pages of issues! Some were whatever type issues and some were potential tragedies. Even then the sup would patronize me, but I didn’t back down. However most of my neighbors didn’t and now the entire neighborhood is deal with a whole bunch of issues

    It happens all the time, with all houses to different degrees of damages, people just don't say anything because they are either not sure or fully aware about they the problems, or they just don't have the time to deal with them.

    This sort of thing is in prime time news in areas with lots of new construction I've seen stories where they find several people in a new build neighborhood with problems bad enough to be obvious on a televised special report. I've also seen them cover individuals who couldn't get the builder to resolve a problem in the "NewsX on your side" segments.

    Concrete contains silica so the dust is HIGHLY carcinogenic. OSHA has specific regulations and exposure limits. Send the video of the guy sanding with a dust mask to OSHA…they’ll pay Lennar a visit. I’m pretty sure it will be an expensive for Lennar. I think the PEL is 50 micrograms which is very little. They should be in a breathing apparatus.

    That’s a link to the OSHA reg. I’d call the whistleblower hotline. Depending on the region, OSHA might just randomly show up one day at one of their sites. Once Lennar gets on the radar they become a target for surprise inspections across the country.

    Geez…you can also call EPA on Lennar. The silica dust should be collected, classified and then properly disposed of. At a minimum it would likely be classified as a universal waste. So unless you saw them haul off a covered roll off bin or 55gal drum, they probably just let it dissipate throughout the neighborhood. Apparently, Lennar doesn’t like complying with safety and environmental regulations.

    Travis, I wrote in my previous comment that the soil was not treated and or prepared. In Florida, they need a pad before the concrete can be poured. You can't ground down concrete to level it. You can use leveler to make it even. Long term. this house is a sinking ship. The house will never settle correctly.

    Back in 2003 in our new home subdivision there was a couple who bought a home around he corner from us. These were semi custom homes with different options for ad ons. During the building process, our future neighbors found issues that they did not like. This was during 2003 and these homes were selling like hot cakes, the builder did not like these buyers pointing out the issues, so they told this couple they would no sell them the home and told them basically, "no home for you!" Builders do what is best for them, not the buyer. Do not trust them!

    There are actually some areas in CA where Lennar tells you straight out on the phone that you can have a realtor but they wil not pay a buyer agent's fee. ( Even before you give them your info or are registered) I think that is terrible!

    I’m a roofing contractor. New builds are trash. After all my experience on pre existing homes and new construction I choose pre existing. The older the better. I myself bought a tried and proven 114 year old home. Built to last forever.

    That is so true. When I was a kid I lived in a house that was built pre-Civil War. Could you imagine any house built today still standing and being lived in 200 years later?

    What's scary is that it indicates many builders might be using a large number of amateur unskilled workers building their homes. Buyers like to think that the home they're spending so much money on is being built by highly talented skilled workers. It might be shocking if we knew the reality.

    I just finished watching Orlando Miner's video "Everyone Gives Up" and he showed an article stating that there are still buyers out there who are overpaying plus skipping the inspections. So the testimony by this couple IS very important! So I needed to say this after just hearing the first few minutes where this couple says they skipped the inspection. edit: Lennar. Enough said.

    This type of a situation need to be addressed by the government with regulations about this process of buying or selling a house to protect the consumer allowing to have a mandatory representation from both parties buyers and sellers.(a third party involved).

    Oof, I needed this video. I've been thinking of ways to cut cost getting into a new home including not having a realtor. It's good to have a reminder of what can happen when a buyer is not represented! The price of a house needs to be good enough to have representation and inspections!     Realtor is not your representative. It is a person that has only one goal that is to make a sale. Ironically, it is a builders goal as well. What you will see is them team up behind your back.

    I have 40+ years of experience. Union trained. 8+ years of continuing education in the construction field. Realtors do not know crap about Construction. Home Inspectors are a total joke also. Those that cannot do it become inspectors. Totally baffles me.Only way to buy a home nowadays is to find a true Master Contractor who is your best friend and have them inspect the build daily. Catching problems at the end of a project is useless and not cost effective.

    As someone who has purchased a decent amount of homes and I have flipped as well. David comment is 100% accurate. All the people who have purchased a home from me and have paid for all these inspections. They miss important parts of the house that is damaged and I have to inform the buyer after.

    I have seen so many houses under construction and wide open to the weather. Wet wood and flooded floors. I think maybe a manufactured home is the way to go.

    Nightmare for this couple. These builders throw these homes together quickly and cut many corners. You really need someone to check their work to see if it is properly done as it is being built. Bought 4 homes and sold 3, never any problems like this.

    And Lennar in the fine print tells you online that included features are subject to change, for example you might get a refrigerator or might not in their all included homes. They also play with pricing depending on the interest on a certain home by big amounts, up 15k, down 30k plus 10k incentives then 20k incentives even in one week. Crazy!

    This is probably the situation for many fomo buyers. The builder looks like they hired anyone who was breathing. Same type of work with a builder in my area. Framing was open all winter.

    I’m truly heartbroken for them nobody should have to go through this. It appears there are too many things that were done incorrectly, so they need to give them all of their money back. Allow them to move and then the home builder can tear the home down and build a new home that they can resell.

    Worked for lennar from 03-08 during the housing crash and when they had to start cutting the prices they put the screws to their contractors and started "value engineering " the homes to lower their costs ...

    This video popped up in my suggested ones to watch. Great video. So sad to see what happened to these people. What a disgrace on the builders part and also the county inspectors. Where were the county inspectors??? I preach to my customers about getting homes inspections yet 20% seem to choose not to just to save $250-$450. They rather not cutback on Starbucks and Chipotle for a few weeks to save up that money. Its a shame that builders are let off the hook so easily by buyers and the states have almost no quality control. County inspectors many times do not even look. Construction managers are overloaded and don't care. But its not just Lennar as many builders have shady practices and bad workmanship.

    This Same company is building in Princeton, Texas. I’m looking for a new house so I decided to go see what they had to offer! While on my journey, I decided to speak to one of the sales agents. “His sales pitch” was going great until he told me that Lennar has five (5) entities! At that point I was like nope. I think he saw the look on my face, I guess he thought that I didn’t know what the five entities were. When I told him I work for a Construction company his tone changed. Five Entities: Design (Blueprint) Develope (Find the Location) Build Finance Title I wouldn’t ever want to do business with anyone that has that much control (especially with one of my biggest purchases). After my encounter with slick, I started see all kind of mishaps regarding Lennar. I do feel bad for this couple, a large down payment like that is hard to come by! People, please do research on anything and/or anyone that you are going in business with.

    GREAT video. i never believed about the new construction horror stories and i always felt like "that cant happen to me" til it did! not to this horrific extent at all, but yup we just had an issue & it was then when i realized all these new build stories are NOT far fetched. not a national builder so would you think one as big as lennar would have more pride, but nope.

    When the builder uses unskilled labor which is cheaper and then cuts corners with cheap materials , you get screwed ! It is so important to have a qualified building inspector to check for structural problems ,code violations,and overall use of cheap materials ! You need to do your due diligence !

    Bought a lennar home back in 2019 here in sacramento. kinda was in the same situation. only we had a realtor but no inspection. We were 1st time home buyers , good thing nothing was wrong with the house but lennar has a 1 year warranty. for everything that would go wrong. nevertheless thanks for this video what an eye opening.

    Lennar has their own in-house financing which doesn’t require you to get a home inspection...i bought a new home as well but not from lennar i had an inspection done before close and ill also do one before the one year warranty expires its a good idea

    How would an inspector help? They caught the issues and Lennar promised to fix them. Additionally, the damage and/or defects were covered under their warranty. The couple's only mistake was trusting a big corporate home builder such as Lennar.

    @scottd8624 yeah I went with a local builder for that reason I had my house inspected multiple times before close and any issues I had were caught and addressed...it's better to have a home inspection than to not have one at all and find issues after the fact like this couple had to endure

    I am a homeowner currently living in a Lennar built home in the Tampa Bay Area of Florida and I will tell anyone who is contemplating buying a new home to NEVER BUY a Lennar home. I really feel for this couple because I encountered similar experience when I purchased my home. We purchased our home cash & we went through months of frustration to fix all the problems. I spoke with the Director of Customer Care and did nothing for me. I still have all the emails and I eventually had my attorney send them a letter and still got no resolution. They did try to fix a few problems but never reimbursed us for the cost of expenses we incurred. DO NOT BUY LENNAR!

    This is by far the worst situation I have ever heard - specifically because it is a new build - and I'm no baby, no stranger to rehabbing old homes. I expect to find Anything in old rehabs; not square, uneven floors, missing exterior casings, bad roofs, old wiring & plumbing and worse. This story gave me a sinking feeling in my stomach knowing the $$$, how bad large predatory companies can be and the fact that it's a New Build!

    I purchased a home from Lennar and closed in Nov 2021 also. Lennar delayed my closing a couple of time, and I was upset because I sold my house and I have to pay rent for the delay. Lennar did recognize my last month rent and gave me the reimbursement ($2500) - It is in a community in WPB Florida. I did have a realtor and also, I did hire an inspector while the construction was going on, and I also had inspected when we did the walking through. We still found some issues, but they were minors, thanks G*d for that. I still live in the same house, and I haven't had any issues (at least no major issues) I personally removed the whole carpet in the 2nd floor and put laminate floor. It was disgusting the amount of dust that was left behind. Nails and other building debris. I feel sorry for this couple that went through a very rough experience. I have not written a review anywhere, this is my first opinion regarding Lennar, so many customers like me do not post review.

    Closing with lennar next week. The seller/realtor process was awful. We loved the price, and loved the homes, in fact, of all of the homes we’ve looked at over the last several months, these were the first that we felt like home with. We stuck with them through the process despite not liking their realtor. Our loan officer, aside from being busy af at all times and not really having time to be available often, was awesome. She was on top of her stuff. Also weren’t encouraged directly to get an inspection but when we said we were, they seemed to appreciate that we were doing so. Our inspection came back pretty positive overall. There were a ton of micro issues but nothing too big. The paperwork process with lennar mortgage has been cloak and daggers the whole way through. Improper communication, complete lack of transparency, etc. They told us this week that they don’t do blue tape inspections anymore… just taking pictures of various issues throughout the home but we weren’t allowed to point out trim, paint, or drywall issues because that was someone else’s job and they would do it separately… yeah, bs. So we did our own inspection and sent over about 60 photos of places that needed fixed or touched up separate from our new home orientation. That said, we came in to the process as the house was almost complete so we couldn’t do a predrywall inspection. Hoping that doesn’t bite us. Our construction manager seems really on top of her job, we’ve really enjoyed our interactions with her. We are in SC and it seems overall, many people seem happy with their purchase but I’m definitely going to keep on top of everything and we’re not going to let them force us to close unless our entire punch list is addressed first.

    This is a good point to bring up. Travis frequently mentions the problem of cheerleader real estate agents. I'd like to know the specifics of what you should expect from a real estate agent when making a new home purchase. If you deceptively end up with a cheerleader real estate agent, they may ultimately be interested in just making the sale and getting their commission and you could end up with the same problems shown in this video.

    I've been in the Austin area the last 5 days looking at new builds without my agent..As long as you tell them you are working with a realtor, they have no problem with that. I fill out the form with my name and my agents name.They usually call him that day and it's been smooth so far.

    As a collateral underwriter that reviews appraisals for new construction every day, this makes me so upset and angry for our clients. I'm thinking about submitting videos like this to senior leadership at Rocket to see if there's something we can do to help prevent situations like this from happening. For example, maybe we require a structural inspection for all new construction loans rather than just a final inspection with the appraiser. Then we require the builders to correct all issues before we allow our clients to close. Then maybe another inspection after 6 months before the builders warranty wears off. It's so upsetting to see stories like this but it's 💯 needed to inform and bring attention to the issue!

    I have no expertise in qny of this but i have heard enough horror stories of pulling permits to never want to have to pull them. That being said what building inspectors signed off on the building permits for this thing? They should be personally prosecuted for malpractice. I mean obviously Lenar messed up but they were also allowed to bring rhis thing to "completion" by the local building department.

    I’m a broker. I’ve seen cracked post-tension slabs, twisted studs, missing fireblock, doors installed in the wrong place, crap stucco jobs, thin paint, wrong countertops, roof jobs with missing tile and flashing, electrical outlets installed at varying heights and in the wrong places…the list goes on. Always get a pre-drywall and final inspections from your own inspectors. Hire an engineer if you see slab cracks, drainage issues, or suspect other structural issues. Use a Realtor. Builders deliver Special Warranty Deeds instead of a regular Warranty Deed so watch out for potential title issues. Read every word of their one-sided contract.

    Why would a buyer not use a realtor considering that the seller pays for the buyers real estate agent? Also why would anyone not get a home inspected that they are going hundreds of thousands of dollars in debt for

    In late December 2021 I had an offer on a new build Lennar home in northeast Florida having made a bid on a home with no other bidders. Once receiving the contract to sign I had several concerns with terms, CDD fees and a few other Lennar embellishments. One of my closest friends is a licensed Real Estate agent in Florida and was my representation. He was also a bit concerned with Lennar’s contract and practices. At the end of the day I passed on the house. I found another new build about an hour and a half further south with no CDDs, no HOA, no embellishments, nothing concerning. I feel so bad for these home buyers and how Lennar treated them. I’m so thankful I didn’t buy from Lennar based on this story and several others like this. I hope for the best for these buyers.
