    That's way too much money. I just got tiny home in. Zephyrhills, and I just got it for $29. It's two hundred square feet. And it's in RV Park lot $300. That one should only go for maybe. 15 or 20 You can get a one bedroom Mobile home for that. Where I live with the backyard. Kitchen bathroom Family room. Is full size bathroom with a door. And central heat and air for that price.

    What was a definite turn off for me was the panel box in the bathroom. Right next to the shower. I would be petrified to take a shower. This is a fear of mine , electric and water.

    In one of the smaller models (I think it was an RJO) and also in the Dalton, the panel box is on the back part of where the shower is and can be seen from the livinh room. A viewer commented that it was an eyesore & was a safety issue (I agree abt the safety issue).

    I like the ITH concept with these communities. But this house for $65K is too much. I know she paid more, but the finished product looks like quality control was poor with this home. Hope she can find a buyer. 😮

    I was shocked at the price, I've seen better on KZread for less, not one word about materials used, insulation etc. An address with no city or state? That back view looks like a drainage area for rain. Can imagine flash flooding a potential problem. Totally unfinished. Looks so home made by someone who had no experience.

    I was always worried about the Grove getting flooded. I don't think that enough fill was put down to elevate the tiny homes enough. Randy even posted a video of him rolling around in the mud in the Grove. As I recall, Randy stated that entire area is in a flood zone.

I read that same phrase repeatedly by Randy's cheerleaders so I figured someone (Randy?) must be telling people this. I looked it up and it's not true. I hope she and others stop spreading misinformation. "National Weather Service records show East Tennessee averages 6 tornadoes a year since 1995. A total of 243 tornadoes have been reported in the region since 1950. In January 2023, three tornadoes landed in East Tennessee, one of which was estimated to be about 100 yards wide and traveled just over a mile." Source: ABC affiliate WATE6 News

    3:19 I just had to come back. Couldn't keep the crooked cabinetry, the multitude of electrical outlets, what's the contents of the large farmhouse sink..roaches? Now the induction cooktop is right up against the strip with electrical outlets on either side which makes me question if a pot 🍲 won't be able to sit centered much less be a fire hazard as it would lean against the wall, the heat right next to the power outlets. This might leave you only one burner AND you have to have cookware compatible in order for the cooktop to work properly. Can't have one w/o the other. Speaking of electrical outlets..one in the bathroom right by the toilet in the baseboard? Two that I could see in bedroom, noting the raw wood "thing" in the wall has no explanation to what that is. Four more in living area & the three right by the sink for a total of TEN? Since a lot was covered in Lisa's, I DID notice her loft with a beam right above..How in the world would a person get up in there if they were going to use it for sleeping much less storage? The opening so narrow, not much could fit between the beam & loft floor. The nails were stapled in the loft ceiling..crazy crooked! The video of the Texas star on front, hitched & ready to go, an 8x? tiny all wood, finished so nicely was sharp looking, built much better for less. Caught a tour by chance with Randy with a little guy from Massachusetts who couldn't turn a light on in the loft before climbing up as a 3-way switch was not installed. Randy blamed cameraman, both laughing about it. While 65K is nothing for many, it's quite a lot for others & they should have quality work done to the home they are purchasing with monies they've had to scrimp - save to make it to TN. Of course I don't know what The Mountain looks like but I think I understand why people want to go there ss it may be far quieter than the other places due to the factory being so close. I have seen Randy from the first little Swiss chalet TH at least that's what I recall and recently out West in Nevada for a TH community out there. He seems like a nice guy, wants the best but he seems scattered, taking on far too much with not enough help. I had read reviews not long ago about promises made but not kept, how people were leaving & this lovely lady filming homes for sale & getting more to film... something's come up..health.. can't leave to come to TN..etc. I suspect if Lisa's Mom got a look at what's supposed to have been her house, I'd think my daughter hated me! The cabinets I called crooked as a snake's hind end, I keep wondering if that door even opens & wonder what mess we'd see behind the doors! Would those drawers even open? I'm not purposely knocking everything as everything doesn't deserve to be knocked such as Cindy's 113K home with everything in it, the outside landscaping & gazebo..YOWZA but I am one who can't afford such & wouldn't be surprised if she got a over asking price! It's just so sad to see poor construction in this shabby looking home. Miss Rhinestones & Wrinkles says this is her home but has prototype & my guess is hers is of higher quality. For this, I am happy for her!

    That is way to much. I have a park model that’s 399 square feet with 2 lofts that I bought in Indiana. It’s the mini mobile home type and they run $65-80k or more depending on what you get in them. I’m not sure why these are running $65,000. I support what they are doing but the price point for the square footage isn’t great. If you paid under $35k that’s a different story. But, that’s a lot of money for something so small

    The electric panel I heard Randy said it would be in the bedroom when he first showed this home. But now I read by code it should never be in a.bedroom. Put them outside in a dry area or back in the living room

    Yes, but it's not healthy to sleep 7-8 hours next to a panel box that isn't shielded against EMF's. He moved it so he could EMF shield the back, on the bedroom side, for everyone's safety. If you have a panel box in a living or bedroom, make sure you shield it.

    Thank you for adding to ITH videos. I guest you are helping homeowners to sell their property which I am sure there will be a need. ITH is so busy with selling new homes that it was time someone to handle resells. Look forward to seeing more of your videos. It is always fun to see more homes and especially when the furnishings are in and how they adapted to the small space. I would need a 12x24. Mostly due needing space for oxygenator and a 24 hour backup cylinder. Walker, and kitty box. But it does seem there is room for the extra 4 ft. Maybe on another lot somewhere. I do love the spirit and comradely these folks got so quickly. Thanks again .

    A couple of other people that live in the communities there were told they were not allowed to try to sell the homes for the owners there! It’s strange how some living there can try to sell for the owners, but others living there were told they could not show the homes for sale. Doesn’t sound fair to me!!!

    If another person wants to help resale & Randy says no, then go ask Randy why! Don't be shy!! I don't like gossip, adults should go and confront Randy if they have questions or problems. And sometimes things are unfair but life is that way so live with it or leave. I have left jobs because I disagreed with their policies. Life & people will never change! I like my alone time so I wouldn't want to be overly social & just tell people that's me. 😅😅😅

    @@pbayer773 people have confronted Randy about things wrong on their homes after their home was built. They talked to Randy about their issues with their homes and nothing was fixed. So they decided not to pay their rent until their homes were fixed. Randy then evicted them both. They had to find a new place to live and also paid the expense to have house moved. No one there owned their lots…

    I think it's fine but as long as you don't hold the water sprayer inside it while holding some exposed wires. Lol. But I am always questioning their choices of where they put their electric panels.

    Beautiful home. So much nicer than an apartment and they are closer together than these tiny homes are. You don’t have to share a wall with anyone! I would love to live in the Grove, but I have a grumpy old man here who won’t leave his 4-bedroom brick Rancher. Thanks for the video.

    Thank you for showing this it is very kind of you to try and help others sell their tiny homes. Could I offer some friendly suggestions I've discovered over the years that made my videos a little better? I'm in no way trying to criticise you, just offering a little help with what I learned making videos & maybe you can carve out a little business for yourself. First before you begin open any blinds & clip or tie curtains back to let the light in. The camera will pick up a lot more light then you will see through the lens. Use smaller simple ties or clips for curtains, this keeps the space neutral for possible buyers looking at it. Don't be afraid to move something around to make it look more homey or welcoming for the video if you're showing lived in homes you can always move it back. Using this home as an example: Stand at the door keeping your lens at neutral or furthest point out, pan the entire space slowly from left to right keeping slightly more floor space than ceiling space in the view when possible. (Your lens seemed slightly zoomed in & what I saw was mostly a close up of the walls and not the actual space.) Describe each space while showing the space from the opposite side of the room. For example: stand against the opposite wall to the bedroom & pan the space very slightly from side to side & floor to ceiling- this gives the illusion of moving around the space but resist the urge to zoom in. While doing this give room size& what you can fit into that space like bed sz, sml desk, sml wardrobe in the corner etc. This gives a person a moment to view the space & an idea of what will fit into the space. Do the same for kitchen(pan from bk of bedroom) & bathroom(stand in living room then move in slightly showing from top to bottom) remember to keep the complete area in view the best you can (not too much zooming in)so they can see the whole space while being able to visualize that small table you said fit nicely between kitchen & living area & the place to put their brooms in bathroom. **Remember, while you are describing each space you are giving a sense of size to the space while helping the person visualize themselves in that space & hopefully want to purchase. Point out anything special like counter tops, storage, faucets, picture windows, new appliances included, but don't zoom in unless it's extra special & don't worry about makes or owner manuals no one ever bought a house based on fridge size. Keep it simple and to the point. Make sure you also emphasize the ability to use magnets in this space for little baskets or frames on the walls so they don't have to drill. Some may be viewing this type of tiny house for the first time and don't know about the metal walls and insulation value, that is a big plus. Make sure to mention the friendliness of the area & the freedom tiny homes can give you. Last...Pan S-L-O-W-L-Y -it may seem too slow while you do it but it will make the video smoother & less of a dizzying effect when viewing. I did the same thing & gave myself vertigo watching mine...lol. Do a little practising with this to get the feel. Don't forget you can also pause video while you move around if you need to. If people want more info they will contact the owner. Try to keep the owner's personal business out of the video, you never know who could be viewing this & may see it as a vulnerability(reason for selling). Use the old KISS method of selling and keep the focus on the house. You may have just carved yourself out a little business service. Best of luck to you!

Plus I agree, they are just too close together, as the trailer would be nearly impossible to remove from the site with those hitches so close to the next home. Those houses are stuck there, except for the end one.

    You are doing such a great job on showing these homes. I liked the idea that ITH offered the 12 x 20 size and it definitely looks more spacious than the 8 x 16. However, why put the electrical panel in the bathroom within milimeters of the shower? For the sake of those who purchased homes designed that way I do hope ITH revisits that issue and either shows evidence this is a completely acceptable and safe way of wiring a home or if not rewires the houses which have been sold that way free of charge .

    @@american_woman He has to follow the RVIA/Ansi standards as that's how they are certified, and as far as I could find out any electrical box in any area subject to moisture or dampness has to be waterproof, and this one certainly isn't. And GFCI outlets are required in the kitchen sink area and the bathroom, and none of the outlets are CFGI. The NEC code prohibits electrical panels in a bathroom for good reason, and I'd prefer to live in a house that meets the stricter standard, since my life and lives of others are at risk. There were many more suitable places to place the electrical box, at no additional cost, but Randy is an imbecile, so he went with the least safe place.

    Wow, With this blank canvas you can see how much work you did on all the organization and decorating, that you did on your house that you sold. Plus how many options that you can have in decorating your own tiny home. With all the different tours of videos that are out on different tiny houses. You can decorate in so many different ways to make it truly your own unique statement piece on Olive Tree Way. Plus that does have such a nice big yard too, that is really lovely.

    I would buy this home in a heartbeat, I haven’t looked at financing yet but I do have a nice downpayment. The problem is I am a massage therapist and not sure where I would work down there. I would also have to get my license from Illinois to TN.

    I wonder if Randy knows some of these homes are being this way!! Just like the horrible wood trim with the bay window with the big tunnel on the left side of the mini split above the way window. Who wants to look at that in their living room?? It look 👀 Malik’s they are just throwing something up their to get these homes out the door!! They have have gone up on price but down on quality work I witnessed at the last jam!! Sorry guys but some of the homes look pretty bad for the price. I also don’t like the left over front doors used for a bathroom door! If Rob was still there he could of build a nice wood door that looked nice!!

    @@american_woman I have been to ITH at the last jam and met Randy walked thru the forest with him and a lot of other people before the forest was just a dream of Randy’s. When it was developed I have been following him since! I watch every video also. I met most of the wonderful employees that built the beautiful homes for Randy back then. I was sick when I heard they didn’t work there anymore because several I met, I wanted them to build my home. The workmanship was gorgeous. All these wonderful employees he had are gone now! I’ve seen about three waves now of good employees being replaced or quit. I’m not sure why, but I have noticed the workmanship on these home being built lately the workmanship ship isn’t the same. I just watched a video on a home for sale on the Grove a women living there shared for the lady selling her home. It’s the home with the bedroom on the main floor. These are issues I noticed in this home that made me very nervous. Electrical plugs in the kitchen according to code, has to be 20” away from kitchen sink. The plug in for the stackable washer and dryer is also out of code. You don’t build a plug in by a washing machine where water and is. It’s common sense water and electricity doesn’t go together!! The electrical should be behind the machine and the dryer vent should be out the back also (which could be). Now let’s go into the bathroom. If you walk in the bathroom the first thing I noticed is the Electrical Box for this home is inches from the damn shower!!! This is also out of code!! Again, water and electricity doesn’t go together! This is probably petty on my part but why are they using such think boards for the baseboard? And it’s so strange when they get to the frig., they had to take the time to cut out a notch for the frig., to fit up against the wall. Why not just use thinner base boards all around for all appliances can fit closer to the walls? Wouldn’t this save time in the long run? I don’t think it would cost that much at Lowe’s to but baseboards or better yet trim it down at ITH. But what do I know other than my ex-husband and I remodel our homes. The think I am very worried about is the electrical mistakes in this home!! I would hate to hear someone gets electrocuted!! The video was shown today on u tube. It’s the turquoise home that’s for sale in the Grove. Prove me wrong….should anyone be worried about these electrical things I pointed out? I know if I bought this home, the first thing I would do is have an electrician to inspect this home for my safety!!!

    @@american_woman you are fine!! I am not trying to bad Randy or his company at all. My friend bought a beautiful home that is being build by the Amish. Their homes are gorgeous and are built perfect. We both have a lot at Buffalo Creek and can’t wait to move there. I haven’t decided on my home yet. It will probably be the new RJO but maybe not. I don’t want a very expensive house. I really care about Randy and Amanda’s business but I think people should be safe in their homes that’s all and I think they should love their homes. I don’t want a fixer upper house other than decorating it!! Lol. Have a good evening! No hard feelings towards you are ITH!! We all need to care about each other living there!!!

    I admire Randy for trying to fulfill the need of affordable housing for seniors & people of a certain economical bracket! I am in that group! I could not live so close or want to even in my situation! The other areas Randy has created seem more liveable & attractive. A comment on your videos, I suggest a preparation of details so we aren't left wondering with questions, spontaneity only goes so far & we can leave losing interest with how it is ......

    I was just thinking that location is better bec no one right behind. I'm glad they provided lots of spaces for ppl but I wish the homes weren't quite so close together, makes me feel uncomfortable. Ppl can put faux wall coverings that stick on like via Way fair etc. I have a washer dryer like that & it works great.

    All windows in ITH tiny homes are double pane, and all ITH homes are ANSI & NFPA certified. The residents who live there say it's very quiet, largely due to the closed cell spray foam insulation.

    I just watched a video where a 21 year old created a gorgeous tiny home for $5,000 from rehabbed wood and siding. It took him 3 years. Granted his home is on a piece of his parent's land however, $65,000 for a really small lot, this size, seems like a lot to me, then to pay rent every month...idk. I thought these tiny homes were much cheaper initially. Maybe I am wrong. I measured my living room which is 14 X 24. If I break the house up in quads at the time we purchased it, 20 years ago it would be under $30,000 for that living room space. This tiny home is quite a bit smaller than my living room. I doubt it would have doubled in that amount of time. I understand inflation but $65,000 for this tiny home feels like a lot to me. Someone enlighten me.

    Prof. photographer/videographer TIP: Loving your videos. I have watched ALL of them. Tip is: try squeezing your fingers together on your phone screen to wider view of the rooms you are recording. This will give a broader overview and better concept of the space. Then when necessary zoom in for detail.

    The wall in the bedroom that divides the bathroom. They have a good size wooden box attached to the wall. Can't miss it. Also did you go back and open the freezer door?....thought for years when not on, they should not be closed.

    I’m not sure if I’m correct on this but I think the lady doing this video has this model and hers is beautiful inside. Aesthetically it’s super nice. It’s more on the maximalist side, (which I love btw) but I think that’s what makes it look bigger inside. It draws attention to all the lovely bits of furniture and decorations, and it’s displayed in a way where it looks organised, and not chaotic. It’s colour coordinated too for most of it, so it works. The areas such as the kitchen top, she’s made white instead of the dark brown wood, which makes it look more open and spacious. I can only imagine how she would make a bigger model look! Stunning, no doubt. My only criticism about this model in particular, is that I think it should add on a further 2 feet, for the nit picky reason that the water heater takes up a lot of space in such a small home. I understand people buy tiny houses for a reason but a little more room whilst still keeping it on the small side, would make a big difference, I think.

    I think this is a good deal considering you're getting all the appliances, microwave, washer dryer, drapes, deck with roof and steps plus nice back yard area to walk a dog, nice clean area with nice neighbors, great town and location, new trees and shrubs, fence for privacy, gravel street and nice place to park your car. Great walking trail, a lake, benches, post office on the grounds, and more. It's brand new & everything is already hooked up for you, ready to go. I would love to decorate this tiny home & can think of some darling ideas. It's not for everyone but fills a nitch for single people that want to downsize, have more time to enjoy life, be more social & want a community feel. I love the color it's already painted outside so that's great. I do wonder about the electric box in the bathroom & would ask Randy, Tom or Amanda about it to get their response. I would hire someone to put a real glass shower door on because I hate shower curtains, they don't work. I could move in & be happy because I have had big houses my whole life & they are a huge expense & burden when you get older like me. I think they are well built homes & wouldn't worry unless there was a tornado. Good luck to new owner, it's a good deal but I always offer a lower price when buying & most people will come down on the price.

    Seeing the extremely poor construction quality makes me think this building should not be used as a dwelling for people at all. I could understand if it was meant to temporarily house people after a catastrophic event, with the building having been put together in an emergency, but, since that was not the case with this house, no one should be expected to pay such a high price for a poorly constructed building.

Anyone who is paying attention knows that there are people in the U.S. who would think this is almost luxurious. The better thing to do is to focus on Randy's shoddy landlord tendencies that most of these folks are unaware of or unable to do anything about. I bet there are many stories from former and current renters. We in the public will never know about their stories.

    It is amazing to me how different people can look at the same item and have such differing views! I have watched Randy for at least 3 years now and I know that this is well-constructed. In the “raw” it may look a little rough, but I love the fact that it is made of insulated metal door panels that were cut-out from full metal doors when they needed to have glass installed. These would have been sent to a landfill so this is a very eco-friendly build. I would gladly pay $65,000 for this, having followed the Grove since the first day it was announced. The steel panel remnants also have excellent insulation sandwiched between the 2 pieces, resulting in extremely low utility bills year-round. As shown in other videos, once the home is decorated, it looks just like a regular home!! Just my opinion!!

    @@thai7162 you guys these can never be around water. Mine is outside in my garage. You never have it in a bathroom or bedroom. They need an electrician out there to check this all out!! Randy should know all of this but I don’t know if the all the employees know it!!! The same way with the plug in by the kitchen sink. They have to be away from the sink 12”. The stackable washer and dryer has to be hooked up behind the set. You never have the plug in on the side of the washer where water is going in the washer!! Please check out the video the lady showed on the grove today! You will see what I am talking about!

    @@inthesunbythebeach you do it like a regular house which this is. You have dry vent goes outside and they do the plumbing thru the walls. Just the a regular home. I visited ITH at their last jam and I noticed on the homes had a washer and dryer, they had a little dryer vent going outside but of course you have the lint catcher inside the dryer. But on the outside they also had a little dryer vent. This is exactly how my new duplex is that I am living in now!

    This one has a 7' ceiling in the bedroom, while homes with a sleeping loft (instead of storage loft) have a 6'5" ceiling. I think 7' is ample height.

    I'm sorry, but that is not attractive at all. Incredible Tiny homes is so much nicer, this one looks like a box. With a door and a bathroom. And 65,000? That's crazy.

    Why is their two different sizes of wood along the floor going to the frig? It’s thick and then right before the frig they are using a different thickness. I have came to the conclusions this is not an experienced carpenter. I don’t think Tim or whomever is suppose to be inspecting these homes are doing so or can’t keep up. If these were my homes…they would not be sold like this! I’m not trying to be mean, but my God this home wasn’t built correctly like Randy use to sell!! For they pay these employees are making these homes should be perfect!!

    The wood, the electric, etc. These are sad little shotgun shed homes. Randy is clever. There will always be buyers for this level of quality. I guess if it gets them out of more dire circumstances then it's a good thing for them.

    @@ollieados yes I agree! I’m going to be moving to Buffalo Creek whenever it opens. I have always been picky and i usually can hide or fix things. By the time you get furniture and fix it up with all the awesome decor they have now you won’t notice the little things!! I’m just in one of my moods today!!! Lol 😂. Maybe I need a good drink 🍺

    it's likely different sizing to accommodate opening the fridge door (and likely why the fridge door is open to show). ITH normally houses all their wiring behind the wood trim rather than through the panel walls.

    @@thai7162 But a good carpenter would of thought of this ahead and would the thickness of standard baseboards in homes!!!! This is telling me they do not have an experienced carpenter working on these homes!! They need to check the workmanship of these employees like they use too. They shouldn’t be getting paid as much as the excellent carpenters. Now the new home owner has to pay to have these changes done correctly! Especially having the electrical panel out of the bathroom close to the shower!!! Hello, everyone knows that WATER AND ELECTRICAL DOES NOT GO TOGETHER! Someone could get electrocuted getting out of the shower in this home!!! These should know their codes on electricity and water!!! Randy, you better get on top of these homes before someone gets hurt!!!!

    And the color is atrocious I'd have to repaint outside. The refer too small. And for 65k no outdoor room for vehicle parking esp for guests😮
