    They will return the premiums if they void the policy for any reason. It's illegal not to. The only exception would maybe be a charge for inspection but even that would surprise me.

    The outside shower could of been used for muddy kids and pets or at least don't destroy things dismantle and repurpose.

    I would have left the outdoor shower.... in the hard work of summer it would be better than tracking muck inside and especially with young boys on their quads

    I have worked with insurance company for some years and some of this requirement are related with your policy coverage range. If you change your coverage deleting the “human injuries coverage” You can keep the main coverage (fire, weather and so on..) without rush your projects

    I couldn't get insurance on my livestock barn because I left overhang open for ventilation. Called farm bureau and got it insured for less. Told state farm goodbye!

    Farm Bureau is a great company. State Farm can eat a ... worm. I've never had to deal with them myself, but everybody I know who has, had *nothing* good to say about them.

    We have Farm Bureau on our place in MT, too. They regionalize their underwriting, so we in MT aren’t paying premiums that are sky high because of fires in CA or hurricanes in the the southeast.

    The sliding door you could make into a juliet balcony. That would be cheaper and quicker than putting in stairs. And easier to reverse when you want to build your deck.

    Exactly how they do it in MN to cut costs on the initial build. It’s legit and should comply with the policy. Even more simple is no Juliette deck and just put a temporary rail across the deck door opening.

    Benjamin Brewer From my understanding... (want to check building codes) generally as long as any egress (window or door) greater than one needs to allow for someone to get out. Looking at their space as such, they have a lot of egress.

    To keep your underfloor heating from freezing use a mix of heating antifreeze and water. Works up here were Temps get down to -40.

    Oh, so very true! Having an outdoor shower is a blessing! It beats a hot soapy wash cloth and a tea kettle of warm water for getting the dirt off BEFORE the kids come in the house. You can also hose off the clothes, hang to drip dry before bringing them in to wash and dry.

    Thinking the SAME thing, but my thoughts were it's a great place (OUTSIDE) to wash off dirty filthy kids in the summer and not track "outside" inside.

    Having an outdoor shower is a must at our house. Being able to hose off kids and dogs after a long day of playing in the dirt really helps keep the house clean. Plus, nothing like a shower surrounded by nature no matter the time of day.

    Regarding insurance, don't expect an extension. Cancellation likely at 60 day mark without verification of punch list completion to their satisfaction. Regarding rails and pickets, "permanent" does not usually refer to whether or not it will ever be changed. It's simply used to describe a securely fastened assembly which is done to local building codes. Usually showing concrete, nail or screw fasteners, hurricane or seismic anchors if required, and meeting dimension guidelines. Handrail height is usually between 36-42" from the leading edge of steps and from any deck surface over 18" off the ground. Spacing between pickets may allow no more than a 4" air gap to protect from a child's head passing through, therefore minimizing the chance of a fall. As long as it doesn't fall over at inspection, you'll probably be just fine. Thanks for sharing your life and stories with us all. It's been a pleasure to watch you grow.

    Halo Mein Herr . Where do you live in Beautiful & Fun Germany ? I was stationed in Zweibrucken Flugplatz with the US Air Force June '73 - May '75 . I was last there in '82 or ' 83 while on leave from my civilian job . The Air Base close in 1991 after the Berlin wall came down .

    I ran into the same problem getting a home appraisal and having 3 steps that were slightly too high and needed a hand rail. I built a 'permanent' rail made of 2x4's, sent them pictures, then it was approved. 'Permanent' means very little except screwed down. Just get it done simple and easy enough to pass the inspectors, then tear it off the next day. These are desk jockey paper pushers, they just want to push the policy and start collecting your money. IMO you could just do without insurance all together, its a scam but thats another discussion for another day.

    If you pay premiums for 50 years and never receive a dime, then count your blessings. We've had two claims, each paid properly. Having no claim is much better than a paid claim.

    My in-laws had a mudroom/porch where you could drop the field clothes in a washer (not the main washer) and hop in a separate shower. Kept the mud & grease out of the house and main laundry. Before insulation, I suggest steel wool/stainless kitchen scrubbers around every floor penetration to discourage varmints gnawing their way in. I would build permanent temporary stairs at each door just for piece of mind if exiting in a early morning fire or something. If you plan it out, you could reuse parts of the 3 stairs on the eventual deck.

    Check for another insurance carrier. There are hundreds out there that would insure you. Most will not inspect and you may get a better rate. Go through an agency.

    Foremost insurance agency doesn't do a inspection and they insure everything from trailers to million dollar homes

    They probably liked the rates. They said they would lose a downpayment if they don't adjust in time. It likely is lost when they switch insurance company as well. So its cheaper, better to just do the work to comply as they see it.

    LOL! They can cancel you all day every day. But in doing so, they have to REFUND the balance of months you were not being covered or you paid for in advance. EDIT* Very important you call and request a refund. Some insurance companies will hold the funds until you do call and request a refund. It is your money, make sure they give it back.

    @Jim Bond stay away from Farmers. They find a way to beat you out of paying claims and have small print in their home owners policy that prohibits any legal action against them.

    Had an outside shower for years had an indoor as well. Nothing quite as nice as taking a hot shower on a cold clear night while watching the stars...and as you live in the country you have LOTS OF Stars to entertain you....Its caveman TV and its the best.

    Hello I'm assuming your insurance company is requiring photos as proof of these "issues" being addressed? I have worked in the insurance industry for 16 years. Just a heads-up you may do a "preliminary" fixture take photos reflecting those issues have been "remedied" and just keep fixing issues throughout the year. Of course this is assuming your insurance company doesn't do a second inspection again to ensure issues are 100% fixed. Most insurance companies don't. As a matter of fact we do inspections every other year. Let me know if you guys have any questions/concerns. God bless!

    I replaced every inch of old copper in my home when I bought it 4 years ago. It's a great product, went in easy, and has had zero issues. This is from a guy who has soldered both copper and lead pipe at work for over 30 years. PEX is the way to go!

    @@rztrzt Modern copper has impurities in it and will be leaking in 15 yrs max. Yes 60s copper is still going in a lot of houses.

    @@rztrzt I don't plan on being in my house in 37 years...but there's plenty of time on existing PEX builds now...more than enough to know if properly installed its a solid product. I've got nothing against copper...in fact I enjoy working with it...but the cost no longer makes sense outside of a few scenarios. For the average home owner there's no benefit to installing copper.

    @@tobyallred4413 I hope he does. It's an EXPENSIVE lesson to learn. I know, as I did it on my logging truck. I decided it needed a complete wash job, rather than just the usual knock the mud off type. The next morning when I went to go to work, the windshield was cracked, & the brakes were frozen.

    I work in the world of insurance. A couple of things. If they canceled, you would be entitled to a refund of the unused premium. But the comments to get another carrier aren't valid because all insured properties are subject to inspection. That's a good thing since if you have a loss you don't want them denying the claim because you did something they weren't aware of. Josh is correct. Make it permanent. Reply to the recommendation letter with pictures. Then upgrade to what you want, and if it's a big change, even send a new picture, so you know you're covered. But rails and freeze protection are valid points, since water damage and personal injury are the most common losses for property insurance. Love the build!

    I love how much I'm learning as you explain in perfect detail every installation. Why, how, when, what, temp, permanent, .... Love it! Living your build is amazing both in what you're doing but also what it took to dream up, evaluate, purchase, and implement this build! I'm amazed that this all being done by two people; but I can see that it's so. I thought it took a village to raise a barn. You two+ raised a beautifully finished house and then some!

    We built a new home a few years ago and the builder just attached a piece of deck railing across the outside trim of the door to pass the final inspection. So even if you opened the door you couldn't fall out. Our county uses the International Building Code and it seemed to satisfy the inspector.

    All the houses in my neighborhood were built with these small balconies with a set of step going down to the ground. This satisfied the code as they were a “ permanent” set of steps. We immediately ripped ours off and built a large deck.

    New construction you could put a hand rail across the door opening for the deck with balusters space no greater than four inches apart. This prevents anyone from accessing or using the door for an entrance or exit. Take you 30 minutes and easy to remove when you are ready to do the deck. Insurance should have no issues with that, they allow cookie cutter builders “planned communities “ to do it all the time.

    It seems like she's letting the word permanent be a sticking point when it's really not. Josh is right you can build the smallest legal porch and make it permanent and then upgrade sometime in the future. As long as it is built to code it will be considered permanent. That shouldn't be a sticking point.

    I must share with you during my first marriage my wife and I lived in a A-frame house such as yours and during our first New England winter we both suffered and hated how much wood we went though this was way before Pex heating you guys are smart to install it now😀😀

    You have to under pin the house. Im guessing under pinning means something different in the USA as it means strengthening the foundation in the UK. and im sure your foundation is perfect.

    The same thing happened to me in regards to having to have "permanent" landings and stairs. All that means is not a "construction" steps and railings. Build a landing, steps, and rails to code and you are fine. A few months later I took the landing off the back of the house and built the deck that is still there today. No problem. Here in NC I had to have a landing that was a minimum of 4' square.

    I work in selling insurance and a lot of underwriters don’t have much in field experience. Sometimes they ask too much and not realize other mitigation factors. I’m surprised that they pushed hard for the radiant heat issue. You already have heat inside the house. The pipes won’t freeze which is probably their concern. That being said talk to your agent about your game plan to address the insurance carriers concerns. If you’re showing a good faith effort to address the problem and need more time then the insurance carrier will work with you. Obviously they can witness your progression of the work. It’s not like you guys are sitting around doing this every other weekend for 3 hours at a time. As to them keeping your $1,000 premium in full. If it’s a standard (admitted) insurance carrier in your state then they can’t legally do that. In the case if they wrote your homeowners policy for 90 days, then cancelled it, they would pro-rate the premium and send you the balance back.

    Around the house, I would say you could put natural stone ( normally found near waterfalls) that will go perfectly with the house and blend in with the landscape. I would not just put dirt around. Greetings from Portugal! Following since day one 💪

    Im sure you already know this but just In case you don’t; if y’all actually get canceled it will be very difficult to get new insurance through a different company. If you think you might then try get different policy w a different co first.

    The catch, this insurance is construction insurance, it has a limit for coverage just like a construction loan it also has a limit of time. Full homeowners insurance would need a certificate of occupancy. They also inspect for habitation and would also make the same requirements. These folks are stuck between a rock and a hard place.

    That is all insurance companies policies. We switched last year in the middle of building a pool house didn't think anything of it, they got our check, did their inspection, gave us 60 days to get the siding up. It is wrapped and sealed, and we weren't planning on siding until next year so we could work on tying it in to the deck and a million other projects. It is sided now and those other projects got moved to next year. We saved $200 per year, but we should have waited.
