Good explanation...but 99% don't have full money to purchase home without loan. And bank don't give loan to purchase only land . Hence to purchase land you must have enough money to purchase land.

There are different factors like: 1. Job security 2. Job relocation 3. Cash in hand 4. Loan disbursement capability 5. Income If any of above mentioned factors are in scene then everything will be liabilities. So it depends on situation of a person. Your explanation us for super rich ppl.

And what about a female whose parents left her alone due to some situations she faced...? She can't live on rent as the tenant required a family...she doesn't want a roommate then no option for her she has to buy property but again she doesn't want any applicant with her need guarantors...too many factors in this situation also

Hi. Great video. But I think you have missed 2 points in calculation which makes the video slightly misleading: 1) You did not account for 9k in EMI that the person renting the house can invest at atleast 15%. 2) Every home will have down payment. Instead of paying towards loan, the person can invest it lumpsum at atleast 15% and can make the money grow faster than buying a house. I agree Real Estate makes Real Millionaires. Please correct me if I am wrong but, I think taking loan is the worst way to make investments. Even as per your calculation, for 10L house the person has to pay about 11L to the bank and not much tax can also be avoided to completely remove this 11L interest.

Sahi bola bhai. Kafi factors inhone count nahi kiye. Land will become liability if not properly thought off. A simple thing is loan lene jaaye ek layman, toh 40 lakh k loan k liye, 32 lakh hi milta. 8 lakh bank manager, broker k pass. Not everyone is lucky to get loan in 1% processing fee 😂😂.

Pr jab tk loan final hoga 11 lac usne intt diya hoga tb tk usi same property ki value minimum 25 se 30 lac ho gyi hogi

Bhai bus kuch flaws hn is theory me: 1. 2013 se 2021 tk delhi ncr me property k rate koi khaas nahi badhe. Example - sector 26 noida me 2012 me 120m land = 1.5 cr. Almost same rate today 2. Land ki jitni appreciation hoti hai already developed jagah pe simillar appreciation flat ka b hota h agar dono aaspaas locality hai. Example; IP extension and laxmi nagar

Land appreciation is not guaranteed and in every case.. it depends on various factors.this kind of appreciation is possible only in 2 percent cases.

20 saal pehle 10lac ki value 1cr ke barabar thi and 9000 EMI 1lac ke barabr hi thi. Or Abhi ke time me property Ki value itni nahi badh rahi h jitni last 10 years pehle badhrhi thi.
